This is the most poorly run building I have ever been a tenant in, and I’ve lived in somewhere near ten condos. Management is unresponsive at best. There is almost no point in contacting them. Their property management app interface is dated, cumbersome, and inefficient. They will fail to get back to you via email, even about important things like moving out. The amount of garbage regularly strewn around the common areas, in the garbage room, and onto the patios from the units above has been a constant issue that has never been remedied. Nobody even bothers recycling, they just huck their garbage and recycling into constantly overflowing bins placed in the garage. Just today some woman was spraying debris and water off her patio from the 10th floor, soaking all the balconies below, and my terrace. Cigarette butts constantly littering my backyard thrown from above, presenting a fire hazard and damaging goods. Marijuana smoke in the hallway daily. It’s legitimately a circus this place.

Couldn't pay me to come back here.

BUYER/RENTER BEWARE!!

I recently moved out of EMBLEM @ 1 Jarvis and have nothing good to say about living here. Initially when moving into the building, I was very aware of the demographics of the neighborhood. It can definitely feel unsafe while walking outside and is riddled with drug addiction/homelessness. But this factor is miniscule in comparison to how poorly managed the building itself is.

"Quarterly" fire system testing that felt like they happened biweekly. Quarterly unit inspections, where they would come to make sure that we as the dwellers were following protocols. When in reality, they don't even abide by their own rules. Never ending repairs being done to the building, my unit, hallways, etc. On MANY occasions, I would receive less than 24hr notice that they would require access to my unit. "But don't worry, if you can't be there while we require entry, we have a key and will be entering regardless. Your privacy is always taken into consideration."

I was on a waitlist for a parking spot the entire year I lived there. Which got me nowhere but a 7 min walk to the 24hr paid parking lot on John St, $130/month. Unloading groceries is the ultimate chore. Even the paid parking meters have limited availability when needed. The paid parking municipal lot directly acrossed from 1 Jarvis may seem like a viable temporary solution, but you can't park here between 2am-6am. Also worth noting that ImPark who deliver downtown parking tickets are VERY good at their jobs lol.

Like clockwork, every seasonal change over from AC/HEAT would provide system issues. Sometimes going days without AC during heat wave temps. The parking garage and personal storage lockers have been broken into. The garbage chutes forever being filled with trash that just sat around. The gym was mediocre at best.

I will say if there's anyone who deserves positive credit for the EMBLEM building, it's the concierge staff. I was always welcomed with a smile and even offered help with my groceries on occasion. Manveer and Imad always going above and beyond, and for that it was truly appreciated.

Otherwise, if you are looking to buy or rent, I would definitely recommend looking elsewhere.

My privacy has been violated multiple times here. They enter my apartment without notice, and when they do, they wear dirty shoe covers from outside making the covers useless.

I moved into this condo almost a year ago, and my experience has been overwhelmingly negative. Initially, Hamilton seemed like a decent place to live, but my time here has been anything but satisfactory.

One of the biggest problems is the lack of parking. There are far too many residents and not enough parking spots. It's a constant struggle to find a space, and many of the available spots are already occupied. The city and nearby businesses will not issue parking passes, except to a select few who have managed to secure spots. Despite claims from management that they reached out to everyone with a parking pass, I've spoken to several residents who have not been contacted at all. This situation is particularly frustrating as parking should be a basic amenity for residents. Parking on the street for a month or with impark or near parking place can add up to $200 to $400 dollar.

The gym and other shared facilities are consistently dirty and poorly maintained. The equipment is often broken or missing, and the conference room is rarely used and seems almost pointless. It's clear that management does not prioritize cleanliness or upkeep.

The management team is ineffective and unresponsive. I have yet to receive a parking pass due to their poor handling of the situation. Additionally, the building manager is unapproachable and exhibits a lack of professionalism. There are also concerns about privacy violations that need to be addressed.

The rules here are frustrating and poorly enforced. For instance, transporting items requires using a specific elevator and booking in advance, yet these rules are seldom followed, and management does nothing to address this. The only consistent action from management seems to be threats of issuing fines, which feels unjust given their overall mismanagement.

If you are considering moving to this condo, I strongly advise looking elsewhere. The combination of poor management, inadequate facilities, and problematic rules makes it an unpleasant place to live. It's disheartening to pay for a residence that falls so short of expectations

I have had a great experience living in this building so far, but best of all is the concierge team. Each one of them treat all residents with kindness and respect and are wonderful assets to this building! A special shout out to Manveer for always being very helpful and kind, we appreciate her and her efforts very much!

Where do I begin…This is the fifth condo building we’ve lived in and have never experienced more issues in the 2 months we’ve lived here than all other condos combined. Extremely poor build quality, frequent AC breakdowns (days at a time and during heat waves), water shut offs without notice, bi-weekly fire alarm “tests”, garbage & construction waste seemingly everywhere, and all provided by an untimely and apathetic property management company.

The condo was delivered with paint drippings seemingly everywhere (floors, tiled walls, bathtub & shower, balcony, cupboards etc.), saw dust everywhere, towel racks that rip out of the wall (they drilled straight into the drywall, without lags) and doors that don’t even shut. Nobody checked the condo for quality control before delivery and if they did they need to find a new career. To top it all off we’ve even had our car broken into in a supposed “24 hour secured building.”

If you’re looking to rent or buy, this is your warning - stay far away! This will be Hamilton’s version of the Toronto ICE Condo’s.

Don’t buy or rent in this building the worst management…always break inns to ur locker when u will ask them what happen they will be investigating.no help better look somewhere else

I have never lived in a building that’s so disorganized, messy and where the property manager is just straight rude to the residents.
Avoid renting or buying here. Not worth the stress, investment or time.
