This group has done their best to steal as much money from ppl who purchased condos from them. They lied about legalities to get an extra 1000$ dollars before closing where someone named Andrew who does his best to stay off papertrails and used his staff Jennifer to manipulate and lie to me about closing items.

When the condo was finally available to move...all the materials and appliances were cheap and low level...appliance all broke after a year and onni took zero responsibility in trying to fix it. From the heating unit to fridge to microwave condo...they cut corners at every chance they get and hire a condo staff that works for them not for the actual ppl that pay their salary with ridiculous condo fees with nothing in return for it. NEVER NEVER purchase a thing from these ppl!!!!

I would not suggest to anyone to purchase The local or with ONNI first of all they do not offer 24 hour conserve so on the weekends or after 11pm there are several issues with noise. This building is pretty much a free for all once security leaves. Also they have installed faulty faucets in the bathroom and water leaks every where and they do not want to make themselves responsible for it. Also when I call the customer care line for questions they have major attitude. Once I called to ask a question about something and the lady answered "why are you calling us call your sales agent" either way customer care has to politely direct customers to a better option. Really bad don't bother. Also condo looks smaller then layout given at purchase they have a tricky way of doing that. Also the front doors are paper thin so you can hear everything walking down the hall and when the neighbour shuts there door it makes my door sound as if someone is trying to open it because of the air. Really bad quality!

Unit owners at Westlake Condos pay 92 percent of the costs to operate the property but have zero say. ONNI pays 8 percent and spends our 92 percent of the money wrecklessly, even though they print money with major tenants like Metro, Shoppers Drug Mart, Scotia Bank, TD Bank etc. They charge a 13 percent admin fee for everything they do WITH OUR MONEY meaning they don't pay 8 percent at all, they bank 5 percent on everything they do. No recourse as they set the rules as the builder. They screw us and make money, how can the provincial government allow such highway robbery.

This builder would be top of the lost as there finishes, quality of the build, etc is top notch. But 70 percent of my yearly condo fee increase is because of ONNI, not my condo corporation. Ridiculous. I would never recommend ONNI to a friend and would never buy from them again.

People really need to learn the difference between the builder and property management. A number of people reviewing ONNI are actually complaining about their property manager and the way their condo building is run.

In any case . . . my husband and I bought directly from ONNI in 2015, after our building had been built and registered. We have had a very positive experience, from sales, to customer service, to addressing any post-purchase issues. We have had friends who live in non-ONNI buildings in our area comment on the quality of build in our unit. We don't hear any sound from neighbouring units, and rarely encounter issues with the elevators.

We are grateful that we bought from ONNI, and would consider buying from ONNI again in the future.

Bought pre-build at Encore. Good experience pre-purchase. Finishes are builder quality as to be expected. Biggest issue is noise from basketball court. We can hear every bounce in our unit. Basketball was suspended after numerous complaints from those of us who had to deal with the constant sound coming from the court that is connected to many units. Access to other amenities on main floor should not have been a shared hallway as all sounds carry into the townhomes. We have a great gym on the top floor that has an amazing view. However, we know ppl. that bought a penthouse only to find out that the gym was above them which was not in the plans when they purchased their unit. They can hear weights being dropped and other loud sounds from the gym.
HVAC is in second bedroom which is small so heating and a/c is an issue. Most units are always hot even when heat is not on. Building was a security hazard as easy access from the creek led to non residents coming to use Encore amenities. This was rectified after many complaints and now there is a gate with fob access. Pool lounge area is way too small for the amount of people in the building. Huge planters could have been left out to allow more than 9 lounge chairs. (1k people live at Encore) The party room did not have a closet for coats. Dog park was poor idea for people who's condos face the courtyard. Barking and smells bother residents. Outdoor theatre has never been used and probably won't be. No seating anyway. Would not recommend Onni construction.

Worse experience with ONNI customer care.
Uncompleted Items since 2019.
The items on the performance audit and ONNI customer care NOT return the call, Not answer on emails, They are Not responding on numbers of requests from Encore building management office about this situation.
I would not suggest to anyone to purchase with ONNI. = 0 from 10

I don’t understand how this group is still operating giving the fact that they are breaking the law and everyone is complaining about this. There must be something behind the scene going on!!!!! Construction does not stop day/night and they do not understand people paying mortgages and maintenance fees to enjoy their place/investment and rest after long day of work. I think everyone need to put a stop to this and bring this case to the right people who would take action. Myself I decided to stop paying maintenance fees or they stop construction after 7pm. I never experienced such thing with any group till I made HUGE MISTAKE TO INVEST MY TIME AND MONEY WITH THIS VERY INCOMPETENT GROUP.

I totally hate one of their business practices. It is twisting arm. They automatically take money out from condo owner's account for monthly maintenance. However, they DO NOT WANT TO DEPOSIT, excess money back into same account- be it excess tax collected or whatever.
They want us to go in person to collect it. If you are away, there is even more long process to collect in proxy. Meanwhile our money is earning interest for ONNI. Will they pay interest on my money?
