Title: Disappointing Response to Serious Living Conditions

I am compelled to share my experience with the management regarding a severe issue I've been facing in my apartment. After numerous service requests about an overwhelming sewer-like odor, the response has been incredibly disappointing and dismissive.

Despite my persistent communication about the strong smell, particularly in the living room, the management insisted that cleaning the drains would resolve the issue. However, after further investigation on my part, I discovered a specific spot under the window that emits a nauseating odor. Additionally, I've noticed concerning black mold spots on the ceiling, indicating a potential plumbing issue behind the walls.

It appears that my concerns have been overlooked, and the management has failed to take my health and well-being seriously. The living conditions have become unbearable, and I feel sick from the overwhelming smell. I urge potential tenants to consider this when looking for a place to live—management's disregard for serious issues has made my experience extremely frustrating and stressful.

If you're considering moving here, be aware of the lack of accountability when it comes to addressing serious maintenance issues. I hope my situation prompts a change for the better, but for now, I cannot recommend this place.

I had the not so great pleasure to deal with them recently. I have never rented from them, never interacted directly from them, but a week ago I received a collection notice on their behalf to collect $6000 in past rent.
I did not owe them any money and I've always paid my rent on time to the apartment management I rented from (they came after I was already gone and the lease was transferred to someone else almost 4 years ago.
Luckily for me I kept all the documents to show them my account good standing and the fact that the lease was transferred a long time ago.

Needless to say they made a mistake and sent the collection notice to me instead of the new tenant. I had to waste two days because of their extreme incompetence.
If you have to rent and they are the company you are renting from, do yourself a favour and look for a different apartment.

My name is Anna I was interested in on the rentals on 625 Evans Avenue Me and my husband were in in 3 bedroom w his was up for rent My husband Tom went there 3 weeks ago a go from todays date June 25 with all the documents required this new manager completely ignored him and told him it was busy and that he will call us to book an appointment a week went bye no call or email do my husband called again no answer again and again when finally got hold of yash he said the bedrooms aren’t available indefinitely so no exact answer he offered is 2 bed 2 baths temporary until the unit is done we said ok and tried to set an appointment to see if it took two weeks and several attempts just to get hold of him and then he did not show up to the appointment and never called we kept calling finally he texted back lying that was a fire at Sheldon and 44 something we checked and called both places no incident as such occurred do we booked again and he showed us completely differently unit 2 beds and one bath so when asked why that unit said he rent the other one Ed have been so patient and fed lies upon lies from this guy I don’t know why he is ignorant unprofessional arrogant incompetence manipulative loser we now are stuck with out a place cause he said they were a lot of candidates and that’s just the last minute I it is really said that you ad a such a big company hire such rude and unsociable ppl to run that place. I strongly recommend for anyone who wants to rent not to go with this company PS we called the manager the head office left message no response no nothing and ppl who live in that building said this is one of the worst managers they ever had since they the last guy go

Please don’t rent here. My dad lived there and got admitted in the hospital due to MOLD. 30 Livonia place staff are never in the building they don’t answer. They have their own people to come and check and pay them to say nothing is wrong. When I took my people they said MOLD all over the apartment. All capreit apartments are bad. Please rent somewhere else.

We are interested in buying property (land lease residential) and have contacted this company by email three times dating back 7 weeks.
We have never had a reply to our inquiries.
Terrible and unprofessional business ethic.
I would recommend not wasting time with them.

Operators are no help and have an attitude, your job is to relay a message not tell me to call the office before 5 and than hang up …and I’ve killed over 300 mice since I lived here just incase someone is wondering about ever renting here

If I could give 0 stars I would. Yesterday I was blind sided with a 600$ retroactive rent payment considered AGI for the roof being done. I did not receive any letters or warnings. Just that I owe that money or face eviction. I tried calling headoffice they would not redirect me to a higherup. Taking money out of kids mouths and charging astronaumical rent fees. Its absurd

Worst office management at 1757 Victoria Park. The staff does not know the owner of the parking spots, they don't know which locker is empty and available. The snow removal always comes late which made me not able to come out the building for work.Horrible! Disorganized staff seems like they don't know what they are doing.
Staff always blaming the system and head office!!
I was inquiring for a locker, the staff told me to call back because she said she has to check the system. I've been calling for 6 months and I get the same answer call back. Inefficient staff. They should be trained properly how to run the office.
