Overall quite happy with my unit and quality. Appliances and kitchen are nice. Particularly in love with my balcony and the view. I transit so being super close to metro skytrain is a big plus!

Here you will see - fire alarm strobe lights flashing the entire building like a Christmas tree in the middle of the night (10-11pm). This alarm wasn’t shut off for about an entire hour later.

This is because the building has not enough money to hire 24-hrs concierge, and the strata has to dispatch someone who has to drive over from their office.

This place is managed poorly, primarily because its developer - Thind Properties, is on the brink of total collapse. Many units aren’t lived in, meaning there’s a lack of strata fees for daily expenses.

Repairs aren’t made under the developer’s warranty, because they are gone bust. Daily management is chaotic.

The amenities don’t work. Steam and Sauna is always closed due to breakdown, which repairs takes months on end to complete. Trash is often not collected until extended period of times.

Whatever you do, don’t live in this trashy building.

The developer went bankrupt because of the interest rate hikes and post-covid recession. They owe the strata money due to the unsold empty units. That being said, the new strata council and new management company are doing not bad rectifying the situation. A/c and alarms are fixed. Sauna and steam room.. if you know anything about apartment buildings, those are almost always under repair (I'd prefer they don't have it tbh).

Above issues aside, the location and view are unbeatable in Burnaby. 2-3 min walk to the SkyTrain station, Metrotown. The appliances used in the units are high-end - microwave, oven, the Miele kitchen, and Italian made and imported cabinets. Overall, compared to other pricier developments, this building is a good bargain.

I don’t see any quality issues with my unit. Everything seems to be fine. While the developer owning strata fee is a different story. Management could be better but the building has no major issues (like broken pipes leaking broken elevators……..)

Developer / strata went bankrupt - today all of the elevators broke. Some long term problems are the facilities have become extremely dirty and the buzzer doesn’t work so food couriers are very frustrated. Do not buy here unless you’ve physically confirmed all of these are fixed. (Don’t take “we will fix it soon” as an answer)

My experience with High Line Metrotown has been extremely disappointing. Despite its prime location and advertised luxury finishes, the reality falls far short of expectations:

1. Poor Construction Quality: The walls crack easily, and several appliances are poorly installed. Kitchen cabinets are misaligned, reflecting a severe lack of quality control in construction.
2. Air Conditioning Issues: The air conditioning system is unreliable, failing to provide adequate cooling, which is unacceptable for a supposed luxury building.
3. Ineffective Management and Maintenance: Building management is painfully slow to address issues. The gym equipment is poorly maintained, and the sauna is non-functional. Additionally, the buzzer is broken, complicating mail and package reception.

Overall, while the building boasts a great location and impressive views, the numerous structural and maintenance problems, coupled with ineffective management, significantly detract from the living experience. I would advise potential buyers or renters to conduct thorough inspections and consider these serious issues before making any commitments.

Living in Highline @ 6511 Sussex.
1. The blinds are all electric, it may looks cool but you need to charge each of them every other week. Let alone if they went broken
2. Tons of cracks on the wall and celling
3. There are 3 garage gates at the parking lot. I don't know why you need so many gates, and the first 3 levels are designed for commercial used only.
4. They didn't even use the correct circuit-breaker for the washing machine in the first place, we were doing laundry outside for 2 weeks.
5. There is NO single mirror in the parking lot, while there are total 8 floors of parking.

6. We don't even have concierge and janitor service now, THIND is not paying strata fee.

The overall quality of the building is unbelievably bad. Please dodge this developer.

Apart from the lack of hallway ventilation, lights not working, entrance door not working, unfixed beeping, fire horn flashiing for no reason, the people that manage this building are completely useless. The manager, Argundas, does not reply to emails. Even ones about starting a case. The new concierge (Indian woman) they hired is incompetent on a whole other level. Does not know how to unlock the parcel mailboxes, read packages, and disappears when you try to get assistance. Literally, I continuously waited total an hour for her to reappear after I was trying to get her to help me. She just walks off and there's no way for me to contact her. Just sad.
