Ivy JY Chen demonstrated inconsiderate and unprofessional behavior, showing a complete disregard for my time....I experienced a frustrating situation when she requested a last-minute home viewing through my realtor. As my house is both for sale and my residence, I arranged to leave to accommodate her request for a 5:00-5:30 PM viewing. When 5:30 PM passed with no sign of her or her clients- and not even a text or call about being late. After multiple attempts to reach her, she finally responded that she was still showing other properties nearby. She eventually showed up at 6:18 PM, almost an hour after our agreed time ended. I'm honestly very frustrated by this experience. Leaving someone waiting outside their own home without any communication is completely unacceptable. This displayed a total lack of respect for my time and commitments. Ivy's behavior felt extremely unprofessional, and it's clear there was absolutely no regard for others' schedules. Based on this firsthand experience of such disrespect, I would not recommend working with her.

I was notified by my HR about 1 week ago regarding a Google Review comment made to me 3 weeks ago. However the review didn’t get displayed resulted from the detailed description of the tenant’s actions with photos of the *equipments* he holds.

It’s just very interesting to see how a tenant wants to mislead the audiences with a partial story of vague words because he thinks he is mistreated. It’s also very interesting to see him copy and paste the same comment to different social media platforms under my posts after my notification.

This is a same old but still very unfortunate story of how a moral person would not respect other roommates (different genders) to bring a guest to stay for almost 2 weeks in a shared accommodation, as this was not only set out at the rental ad, explained before proceeded to the tenancy and on the per agreed signed tenancy addendum, not allowed.

Despite the fact that this tenant has placed personal garbage in the common area - kitchen corner and not cleaning it multiple times, WITHOUT any notice, this tenant brings a guest to stay with him which he claims for “a few days” but was actually almost 2 weeks; at the time of having disputes regarding this matter, sends photos of *equipments* he owns (which was never mentioned to the property manager nor the landlord prior), accused the *equipments* were moved by someone, and said this was reported to the police. However, the time when he claimed to be away for a 2-day trip, he was back by the end of the same day, his “overnight” guest was still in his room as well. Also, he didn’t actually report to the police.

I did.

During this specific dispute time period, sending photos of *equipments* to the property manager? I consider this as a threaten. Not only to me as the property manager, but also the landlord and other tenants live in the property.

Police talked to him, called me and gave me the case number. And then, guess what, the negative comment for Shell Wang was posted.

I, Shell Wang, reserve all the legal rights to pursue further litigation against this tenant.

I had an extremely negative experience with Shell Wang, a property manager licensed under Nu Stream Realty Inc. My tenancy was marked by unprofessional conduct, poor communication, and a lack of respect for basic tenant rights.

During my time renting a room under Shell’s management, I received a sudden and unexpected eviction notice via email on March 25, 2025, citing a breach of contract due to an alleged overnight guest. No prior discussion, warning, or opportunity for clarification was given — only a demand to vacate the property and return the key within 24 hours. This abrupt notice was issued despite the fact that BC tenancy laws require a formal process for eviction, including proper written notice and dispute resolution options. The entire process caused a great deal of unnecessary stress and confusion.

What was more concerning is that after I later left a Google review detailing my personal experience, I received another message from Shell on April 16, 2025, demanding I take the review down and threatening legal action, citing safety concerns over including the rental unit’s address — even though it was already publicly listed on rental platforms. I found this response to be intimidatory and an attempt to silence honest tenant feedback.

Throughout the tenancy, communication lacked professionalism. Important matters were handled through vague or informal emails, and I did not feel supported or treated fairly. The tone of the messages I received made me feel uncomfortable and powerless, particularly when being forced out on such short notice without an opportunity to resolve the issue.

While every landlord-tenant situation is different, I believe in sharing my experience to help future tenants make informed decisions. I would urge anyone considering renting a unit managed by Shell Wang to proceed with caution. Know your rights as a tenant under the BC Residential Tenancy Act, and document everything in writing.

Unfortunately, I cannot recommend Shell Wang or her services through Nu Stream Realty Inc. based on my experience.

I started a process to rent a basement with Johny Xu. He asked for different documents and once I send everything he stopped replying. That was so weird. Reading the reviews here, it makes me so uncomfortable to know he has so much information now.

Everything you should not do as realtor ,this company/realtor does it all, watch out for poor service, interactions, and communications. B/s & lied many times, did not fulfill promises and company does not back up anything. Stay away ,stay away, stay away from this company.
Since last review,(after a year)this company realtor didn't look after this properties , just look pictures of the mess and out grow grass, debris and garbages around. As this property next door neighbor it's disgusting to see it. As we all try to maintain our properties to do our parts.
Is this realtor company you want hire? no one show up since last spring. they are not on your side.
Get other real people who does work and does what they suppose to do.
After 5+ months or more no one show up and clean the property. Look all that over grow grass and garbages. Is this the company you want to hire or do business with..

Initially very satisfied with communication & assistance. Led me to believe I was going to get the place I applied for. Last minute informed that the landlord no longer wants a pet on the property- a week into the process. Personally I believe this should be clarified before you get this deep into the application process. Unprofessional and disappointing, would not unfortunately consult with them again when finding a place for rent.
