You’ll never sleep in.
Unfortunately this apartment is right next to a baseball field that is playing games year round.
Each weekend morning you’ll be awaken by 7am by baseball games.
Each weekday evening you have the window open, shouting and screams is all you’ll hear.

The building itself is fine, it’s a typical modern Devon apartment with amenities that seem more appealing than they end up being.

Location is brutal.

If you value your well-being and peace of mind, avoid renting in this building at all costs. I’ve paid $30,000, yet my sleep has never been worse. Living on the 5th floor has been a nightmare—constant, loud footsteps from the 6th floor have been unbearable for months and it is my everyday concern and ongoing issue. Meanwhile, if I so much as move around at 8 PM, people on the 4th floor aggressively poke their ceiling, even though I wear slippers that make no noise.

This is the structural issue couldn’t be solved by building manager because they have to make the floors fixed
.

The building’s cleanliness is atrocious. Residents don’t clean up after their pets properly, leaving the hallways reeking of waste. The carpets are filthy, and maintenance is clearly neglected. To top it off, the elevator smells strongly of dog urine, adding insult to injury.

Don’t be fooled by the Starbucks machine in the lobby or the so-called amenities—I fell for it, and I regret it deeply. I’ve seen many people move in, only to leave shortly after. Learn from my mistake and invest your money in a place that actually offers comfort and livability.

The building has great amenities, good access to shopping, and is within easy walking distance of Langford Lake. The building manager is terrific. She is responsive, professional, and does whatever is needed to resolve any issue. She keeps the building in excellent condition. It's a great place to live.

I wish I had looked more closely at the reviews and tactics of the management company. The leasing company showing the units is starlight investments; they answer questions and advertise in order to get you to sign an agreement and they over-promise in order to do so. The property management group is Devon Properties. They aren't concerned with your conversation with the leasing agent and don't do most of the building maintenance; they send most to a different property development group. They create a convenient trio of blame and responsibility passing to the next company so that they can avoid complex issues or significantly delay small requests to the point that they compound and become unnecessary and you just do them yourself. If you bring up a conversation from one company the property managers response is to ask you for proof; because its a leasing agent showing you the unit in-person, proof could only really be in the form of a recording and that's an extreme measure they know most people wont consider. The on-site management actually tries to help but because they need approval for most things, they also get caught in the middle of it and get hung out to dry by upper management. Serious safety concerns, people getting stuck in elevators and elevators scrapping and dropping, break ins, and leaking water are just some of the things management wont follow through on or drag out at best. The place is beautiful from the outside but the culture of the management they chose to run this place has ruined what should otherwise be the nicest place in the city and the very high price tag of the rent you sign for is not the final amount you end up having to pay to live here. I'm saying this to encourage others to do your own research before agreeing to anything with these companies so it doesn't happen to more people in the future and I regret not doing that myself..

Update September 10th:

We've had three (3!) management changes within the first year living here. Each time we've been asked to provide our personal information -which makes no sense. Every couple months we have a notice of entry for all the units for different reasons and the building is only just over a year old. Recently the amenities have limited hours like the gym fob will not let you in until 8am which does not work for people with regular working hours if they want to work out before their day starts. Most professional gym hours are longer than the new limits which means the amenities are no longer convenient and worth the high rent prices. The amenities previously had no limited hours. Rent prices have been increased for everyone as well. Many people in the building are pissed off with the management and the continued inconveniences like the amenities new hours.. not to mention the high rent prices. 6 units have moved out this month and many others have said they're looking to move out soon as well.

Original review:
The units are ok but the building and management continues to have issues. The amenities have just been finished even though we were told the building was ready to move into in July, they only just fully finished in October. There has been inconvenience after inconvenience regarding our move in date, access to the building, parking stalls, amenities, there was a lack of cleaning, water leaks, electrical outages, wifi issues and the buzzers didn't work for months.

We have had a few 24 hour notices, all the rest have been under 24 hours. We asked to receive email notices several times and asked in different ways, however, they keep only putting letter notices on our doors which doesnt work if you travel or go out of town a lot. The management company was changed in August and the rent payment type changed but we were not notified of this until two weeks later when the rent was due. Instead of auto deposits that we had in place for two months, we are now told we can only give cheques and one opportunity to do a single e-transfer "until further notice". The cleaning has gotten better at least, but the inconveniences and lack of timely notices and zero email notices has continued. Had we known the actual state of the building before moving in in July and known how inconvenient it would be, we would have selected to live elsewhere, but this information was withheld.
Not to mention there has been talk amongst some residents that their parking stalls were changed on them and rent prices have been increased for new residents. They have been wanting people to sign new contracts that are different from the ones we signed only a few months ago. We refuse to sign new agreements that are different from our original contracts. We emailed the new management company and the builder several times and have been ignored, so we're writing this review to let people know the weird things that are going on here. We just want quiet enjoyment of our home and proper notices.
