Our condo at 365 Waterfront has engaged Proline as our Strata manager for 10 years. They have an excellent team approach to Strata operations and our Property Manager Sam Hasham is a dedicated, proactive, and knowledgeable Strata property manager. His professionalism has enabled the Strata board to effectively maintain our building as one of the best properties in the city. Although I understand individual performances on a team can vary I can fully recommend Proline as Strata property manager.

RATS!!! Since September 2024 I've been requesting the property manager do something about the rats issue in WEST CHESTER APARTMENTS 1407 FORT STREET. Catching them daily at this point. Anyone want to deal with this? The tenants in the building are becoming increasingly concerned!!!

Proline is absolutely the worst company that I have ever dealt with, property management or any other. They are slow to respond, quick to blame anybody they can find when they make a mistake, and they seem to have a genuine dislike for landlords. I’ll give some examples, I have many, to illustrate their poor business behaviour.
I used to own a condo at The Promontory. I leased this out and handled all of the affairs by myself. Proline is the property management company for the building. About thirteen months ago there was a water leak in the unit below mine. Proline contacted a plumber and coordinated their visit, and that was the last that I heard about it for a while. Over three weeks later Proline asked me if I had fixed the problem yet; apparently the plumber thought that the leak was coming from my shower door. Proline also said that I needed to pay the plumbing bill immediately, it had been added to my account.
The plumber had correctly sent the bill to Proline, because they placed the call. Proline didn’t bother to update me, or forward a copy of the bill to me. I had to contact the plumber myself to find out what was going on. The payment was due 30 days after the date on the invoice. This worked out to two weeks after the day that Proline told me it was due immediately. Proline’s feeble excuse for all of this was to blame my tenants for not updating me; I’m still trying to figure that one out.
I recently sold my condo, and one of the benefits in doing so is that I don’t have to deal with Proline anymore. It took them two weeks to confirm that my last monthly strata payment had cleared, a process that normally takes a few days at the most. This caused a holdback of one week of a portion of my payment from my legal firm.
Proline can follow up with their property manager at The Promontory if they choose, they know who she is. I’m done with them.

Bought a $600K apartment and can’t use my parking stall. Proline refuses to give me an underground parking FOB and provides no timeline for resolution or any alternative solutions. Avoid any building managed by this company like the plague.

I live in a building managed by proline and my building manager refuses to pick up the phone. I’ve had a few emergencies and can never get a hold of her. I’ve left messages for her, and gotten the front desk to leave messages for her and she never calls back.

Trevor Matthews has been our property manager for almost a year now and has been absolutely wonderful in supporting us with any situations in which we needed help. From the start, with the move-in process to anything else (repairs etc.) we needed since then. He is very kind, gets back to you with information very quickly and makes sure to find a way to get you the help you need.
It has been a great tenancy, in large part thanks to Trevor and his hard work!

I have never worked with another property management company but after nine years with Proline I certainly can't recommend them. We signed on with them because their fee was 9% of the monthly rent instead of the 10% others were charging but I think we were penny wise and pound foolish. If 1% more gets you a competent property management company geared toward customer service then pay it! You'll get neither from Proline.
You also won't see your 91% of the rent until the 18th of every month. And your 9% only pays to have them on retainer, and to cash the rent cheque; any other service will result in you being charged. We thought annual inspections of the condo were included but they were not. Since we had good tenants we were pleased when they forgot to do this annual inspection (and thus saved the fee), which was most years. I think they only remembered to inspect the condo twice in nine years.
We needed one repair in nine years and ended up paying a plumber almost $900 for a new toilet, including three hours of labour (to install a toilet?) and they cut into the drywall and it wasn't repaired until it came to our attention months later. We also weren't told about this repair and only found out when our rent deposit was seriously short the following month. When we inquired about the shortfall the fellow in charge of our unit said he was too busy and forgot to tell us.
I do suspect that Proline doesn't hire enough staff and that those they have are over-worked. They rely on there being no problems and when there are problems, things don't go well.
We also had the misfortune to have Proline as the property manager for our building. After paying for our strata fees for eight years out of the same account, and always having more than enough funds to pay them, we were 'accused' (how it felt) twice in the last year of not having the funds because the auto withdrawal had not gone through. After chasing down the details in both instances it was revealed that Proline was at fault for incorrectly entering our account number on their withdrawal. No apologies. No mea culpa. No responsibility on Proline's part. And don't ask me why they would be manually filling out a withdrawal form in this day and age.
Generally unhelpful and unfamiliar with customer service, Proline should be avoided unless, I suppose, you have terrible experiences with every other property manager in Victoria. Make Proline your 5th choice and hope that you never get that far down the list.
