I've lived here for nearly three years. After selling my home, I planned to rent for a few years and adjust—and this building has mostly served that purpose well. While there have been some issues, management has made noticeable efforts to work through them and deliver results.
The rules here are strictly enforced. For example, if you sign a lease but don't pay for parking, your vehicle may be towed—without warning. If someone dumps garbage improperly, they use security footage to find out who it was and issue fines. They also remove certain privileges if residents continuously break the rules. That said, they are actively trying to keep the property clean and well-maintained, especially when it comes to garbage, common areas, and the grounds.
My unit is quiet, though you can hear the trains when the windows are open. I live near the top of the towers, and my neighbors have been pleasant and respectful.
This is a building where higher rent comes with tighter rules—and that’s just the reality. If you follow the guidelines, it’s a peaceful and well-managed place to live.

The apartments are nice, with good quality bathrooms and appliances. The amenities are also of good quality and maintained properly. The facility management system can be improved, but the staff is very helpful, Kirsten and Dhristie stand out to be very committed to address tenants concerns and requests.

Horrible management. I've never experienced such unprofessionalism in my entire life. From unanswered maintenance request for 4 months, absent security hanging out in the lounges while non residents sleep in the lobby/patrol resident hallways, unanswered emails/phone calls about lease renewals for 4-6 weeks, Air BnBs/subleasing, Alarms going off in the front lobby for over a year when it was a button push away from being silenced, people moving in/out in the middle of the night while taking up multiple elevators, worms and fully clothed people bathing in the pool, and so much more. Most recent development was them (Jess, Oxana, and head office) ignoring my fiancée’s attempts to contact them via email and in person for 6 weeks before our lease renewal. Finally we received an agreement on Nov 28th (last business day of the month). After signing the agreement we were billed for the incorrect amount and only given an in app credit instead of a cash return (because they can only take and not give so a check has to be ordered) My Merry Christmas from boardwalk was them stealing money from me and going against my rental agreement. Every person i talk to who is leaving says it’s because of incredibly poor building management and i 100% agree. Any attempt to communicate with the office staff is met with hostility, frustration, and even just being flat out ignored. Even when in person you're made to feel unimportant, stupid, or a problem that they're burdened to deal with. This build seems nice, but don't be fooled, it is rotten at its core. It has potential, but the management has shifted for the worst. What positive reviews you may have seen are either old (before caring staff was fired or left because of management changes) or from uninitiated new comers who are yet to experience how bad things really are with management.
Update: most recent development.
A maintenance request was made that allowed access to our unit without our knowledge or approval. When inquiring to the front office I first dealt with Shanaz who took it upon herself to blatantly lie to me and say that my fiancée approved/called in to book/make the request. After asking my fiancée about the situation she said she did no such thing and definitely didn’t give anyone access to our unit. After following up about Shanaz’s lies and our concerns regarding safety, without any explanation Shanaz told me ‘The issue is resolved’. It wasn’t until demanding an explanation for the violation of safety and privacy that another employee explained that the office made the request for some kind of billable for the maintenance staff. Shanaz is by far the most unprofessional employee, incredibly rude, and willing to flat out lie in situations where it can get her out of work or an explanation.
Update: someone breaking into and stealing several bikes including mine from the bike locker. The units are too small for bike storage and we are told by the building we can’t store them on our balconies. Now my bike is stolen from the keycard entry and surveilled bike locker by what seems to be another resident. No signs of a BnE so the individual must have had keycard access. Insane security issues in this building. The front door to my building in the south tower has had a broken handle for months and is constantly left open. The elevators are supposed to need keycard access but that system has been disabled. Now even in the secure spaces and lockers property is being stolen. Absolutely not a secure place to live. Now I’m trapped in a lease in a dangerous place where my fiancée doesn’t feel safe to live.
The office staff decided to take it upon themselves to lie to me and say they were gathering available information for the police. When police arrived nothing was done and they even originally refused to give any evidence. I suggested the building and security team reach out to the police as the building has been burglarized. They refused to do anything about it even inform other residents that there has been a burglary/property stolen. Multi person BnE.

Their dedication, professionalism, and genuine care for the residents never go unnoticed. So I recently moved here, and I like it however, the building has a lot of Karens and kens and a bunch of nosy people. It is a pet friendly building.However, people do complain about dogs.Non stop even though it is a pet friendly building, there are neighbors that don't want to hear dogs barter, I have recently got a few complaints regarding one of my neighbors complaining about our dogs, Kristen from the office has addressed the concerns with us and we did what we could to rectify the problem. However. We can't control our pets from not barking,
During the day when we are at work, kristen has also given us some suggestions that we we'll look forward into using to prevent us from getting complaints about our dogs.
Overall, the building is clean. The staff are very nice.
I say if you have a problem speak about it with kristen she is very honest and straightforward, and we'll try to help you as best as she can. Thank you, kristen once again for dressing.The concerns that are happening regarding our dogs.

Ongoing garbage chute issue since >6 months ! Doesn’t work EVERY day
We have walked down out in the cold windy weather to the back of the building EveryTime to throw garbage!
Management does not bother since a year to solve this 👏
Drishti, Shanaz , Jessica are incompetent unprofessionals working here! Tamara, seemingly a senior doesn’t act on issues!
Kirstein is the only one who will give you an apt update about any broken system of this building

This apartment continues to be filthy
You will only have WEED smoke in your apartment & balcony EVERY DAY
They don’t background check on their residents lately as they are dying to lease it out.
Illiterate people not following simple rules live here!
In January there were 2 weeks when the WHOLE building smelt weed!
I had reached out to EVERYONE in the management including Oxana Herbut!
A new Leasing officer Kirstein finally caught 5 teenage NON living residents smoking Weed and other drugs in the staircase of the building!
They didn’t even realise people who are not on lease enter the building!
The rent of this building is RIDICULOUS
& they won’t have ANY Strict measures for FINE to impose!
There are NO cameras in the staircase or garbage chute area, hence people who want to do ANY illegal activity can lease these apartments easily!
They were unable to catch culprits for more than a month as their cameras in lobby only capture FEW seconds!! Lololol
Please don’t be fooled to lease these high leased apartments if you are looking for peace or non smoking apartment
&.. the Garbage chute never works! You will have to go down in cold to throw your garbage at the back of apartment! Unimaginable!
These issues are going on since we have leased & honestly the higher management is just money minded & doesn’t care!

In 23 degrees weather, with 27 degrees in our room, the management has turned off the Airconditioner 😂😂😂😂😂!! For the ENTIRE building!!!!!

Previous complaints -
The management doesn’t care even after complaining people are smoking weed ALL the time in their (our neighbors & living upstairs & downstairs) balcony which comes onto our balcony & even INSIDE our apartment !!
On our 1st notice, Melissa who did not seem concerned tells us “oh if it happens next time let us know” lol
On further giving in writing on their app, she again requests us to TAKE A PHOTO of the person smoking lololol
Does she even know that’s literally impossible & Unsafe to ask anyone to peep out of balcony to take another apartments photo? Also she might not even know the design of the apartment to advise us so!
On following up about the complaint, they replied they have ”followed up” & did not care to inform us what was the follow up ?!!
Moreover, the people living here are careless & reckless! Most pple park in visitors for free, lockers are rented for free without management being aware!!
They keep sending notices about what to put in balcony & what not, but are damn not serious about MULTIPLE people smoking in their OWN apartment
We encounter SO many pple on 4th floor even teenagers who smoke weed but CLEARLY they want to allow these new apartments to go filthy !
Oh yes! On the Top of this!!
The GARBAGE Chute doesn’t work ANY single Day!
These apartments are disastrous as the Management isn’t competent enough to take care!!
There isn’t even a concierge in the morning lol, only at night till 5am

Despite being marketed as a “luxury building,” 45 Railroad is extremely poorly managed. For the sky-high rent they charge, the lack of care, communication and basic safety is completely unacceptable.
Over my 1.5 years as a tenant, it was a constant battle to get even the most basic concerns addressed. The front office rarely responds to emails or phone calls, and the only way to get anything resolved is by escalating to head office in Alberta. Management is disorganized, unresponsive and at times outright rude.
Security is quite literally invisible here. The front doors and garage doors were frequently broken, leading to multiple incidents of unauthorized individuals sleeping in the lobby and other common areas. Despite claims of on-site security and regular walkthroughs, access to security is nearly impossible and their presence is non-existent. It’s clear tenant safety is not a priority.
The final straw was a bed bug outbreak on my floor. I was never properly informed—only notified through a surprise maintenance request submitted on my behalf. No email, no call, no explanation from front office staff; it took escalating to head office to have proper communication shared. I had to pack up my entire home not once, but twice due to poor handling and disorganized communication. This dragged on for over two months and ultimately led me to break my lease.
While the units themselves are beautifully designed, they’re absolutely not worth the stress, neglect and lack of accountability you’ll experience here. Many tenants have left in recent months for the same reasons. I strongly recommend renting elsewhere.

Me and my husband have been living here for almost a year . we love it ! All the girls in the office are wonderful and always sweet to me and my husband . The cleaners and maintenance staff are very friendly and we appreciate all they do. We are hoping to stay here for a long long time . The pool is beautiful in summer time along with the BBQs. There obviously challenges when you have 2 big buildings that is common in all new and even old buildings.when you let the office know they usually get on it right away . My favourite part of the building to be honest is the coffee and cookies that the staff put out in the little cafe bar in lobby’s.
