ICC property management ltd is one of the best Property management company i have ever dealt with as a realtor selling or buying apartment's when representing my clients. The entire team is so attentive and always ready and available to assist in any way. They are quick to reply and are very efficient in the management of properties. Anytime i see ICC as the Property Manager i know its always going to be a smooth and seamless experience for my job as a Realtor and certainly for my clients.

I am submitting this complaint to address the unsatisfactory services provided by ICC Property Management, characterized by consistently ineffective communication protocols and outdated payment policies. It is my belief, and that of other clients who likewise pay condo fees in expectation of reliable service, that the company’s approach fails to meet even a basic standard of responsibility.

Firstly, despite numerous attempts to contact ICC Property Management by telephone, I have repeatedly encountered a failure to respond. Calls are directed to voicemail, and messages left are seldom returned. This pattern of unresponsiveness is not merely inconvenient; it evidences a disregard for client communication and represents an abdication of basic management duties. Clients paying substantial fees should not encounter such obstacles in reaching representatives to discuss essential property management matters.

Furthermore, ICC Property Management’s insistence on outdated and restrictive payment options — specifically, cheques, money orders, or pre-authorized transactions — is both impractical and burdensome. In an era where e-transfer and direct deposit are industry standards, it is unacceptable that ICC would continue to mandate such antiquated methods. The expectation that clients physically deliver payments to the Markham office, particularly when such a journey entails a two-hour round trip in my case, is excessively onerous. This requirement, without more efficient alternatives, displays an alarming disregard for client convenience and suggests the company’s approach is indifferent to modern financial practices and client needs.

It is imperative that ICC Property Management recognizes and corrects these issues without delay. As paying clients, we expect that the condo fees we contribute will entitle us to services that meet contemporary standards. Implementing additional payment options, such as e-transfer or direct deposit, is necessary to align the company’s services with both industry norms and client expectations. I had to give it 1 star as Google does not allow for 0 stars!

This is a formal request for ICC Property Management to re-evaluate its customer service and payment protocols to fulfill its obligations and improve client satisfaction.

The Branch Condominium is an excellent facility. Very clean and the Manager Himi is an amazing guy. The staff, security and everyone I interacted with during my stay were a blessing to me. I would always recommend this facility for anyone if you are looking for comfort and top notch customer service and living experience

There are not enough stars to rate Leona Lott appropriately as our DCC 142 Property Manager. Leona is professional, responsive, proactive, capable, caring and has a computer for a memory as she stored pieces of information over a 10 year career at our complex with ease and accuracy. We were very fortunate to have Leona looking after our property, she is a true asset to any business. What Leona brought to the table, aside from her knowledge, skills & contacts, is her genuine care for the residents and owners on the property. We would like to thank you for being there every time we needed something actioned, for all your useful recommendations & suggestions that saved us time & money and more than anything, thank you for being receptive and thoughtful by adding some humanity to the job you did so well. It was always lovely to have a chat with Leona. Professionals like Leona is what makes a great Property Manager as she was able balance the delicacy of policy and people with grace and humour. The best Building management team u have ever met! Himi and Lizzie welcomed me with open arms to the building, they seamlessly organized my move in date and gave me all the need to know details about the building! I was starting to feel stressed and overwhelmed about the move but by the time I walked out of their office I was feeling calm and confident that everything was working out great and I had chosen the best building in town 🙂 can’t wait to move into this building that I know is being managed a run by such amazing people!

Sal Morana is grossly incompetent. This is a terrible property management company and should be avoided at all costs.

Sal's job requires communication with condo owners. He does not have a working telephone number. He cannot be reached in an emergency. He does not respond to emails. So what are you paying ICC Property Management for? Absolutely nothing.

They have a contract with my building; it is a complete waste of money.

Unresponsive & frankly frustrating working with ICC Property Management. I haven't been able to reach our property manager Mustafa and it's been almost a month of constant calling and emailing. He doesn't answer the phone or respond to emails. We need help in fixing a broken slat from our balcony, which poses a safety hazard. Please find someone better who is able to manage the property if he can't.
