Kyle was always responsive and professional in communication, and he handled the eviction when the tenant stopped paying, credit where it’s due.

But the bigger issue was the lack of inspections and oversight, which led to the property being badly damaged. As a landlord, I expect a manager to be proactive, not reactive.

Good communication isn’t enough if the asset isn’t being protected. If you’re hiring a property manager, ask about inspection frequency and accountability systems, I learned that lesson the hard way.

**Review for Brantford Property Management**

If I could give zero stars, I would. My experience with **Kyle** from Brantford Property Management has been an absolute nightmare. His so-called "cleaning and animal-catching guy" entered my property at **13 Park Ave East** and **threw out my personal belongings without my permission**.

I had stored my items—worth around $800, including a bag, mixer jar, utensils, food, and spices—in a second-floor room while cleaning my own space. Instead of respecting my property, his employee took it all and disposed of it without even asking me.

This is a gross violation of privacy and trust. Kyle and his team have shown complete disregard for tenants’ belongings and property rights. I am still waiting for my items to be returned, but so far, the response has been inadequate.

I strongly advise others to **avoid renting from Brantford Property Management** if you value your peace of mind and personal belongings. The level of unprofessionalism is appalling.

I had the displeasure of dealing with Brantford Property Management a few years ago and let's just say that this was every property owner's nightmare. It seemed Kyle like was a great guy when we first met. Please realize that at the time, it was my first first property and I was looking for a property management company to handle the management aspect for me.

I met Kyle at the property in which we discussed what I was looking for in a property management company. I let him know that I would be using a listing company as I wanted the right tenant but Brantford Property Management would be the management company. During the conversation, I was very clear that I and only I would approve the tenant. I was also very clear that nothing was to happen in my property without my knowledge in terms of the property being rented or work being done on the property without my consent and authorization. Kyle let me know that he understood this. He did ask if he could help show the property, in my innocence, I agreed.

A week later, I visited the property to check up on it because I had been successful in finding a tenant through the listing agent and had signed a lease to which the tenant would be taking occupancy in ten days. Upon my arrival, I discovered that people had already been moved into my property. Unbeknown to me, Kyle had signed a lease and taken money from them for my property to the same folks that I had declined when he sent the paperwork to me earlier in the week. He then had the nerve to tell me that at least he was able to get the property rented quickly. I explained that he had no right to do that because we had not even signed a contract yet and he did not have authorization to rent out my property. It was not until I threatened legal action that he had the tenants moved elsewhere three days before the approved tenant was scheduled to move in. The 'tenants' were in the property for less than a week and left a mess of the newly renovated space and stole the tools that I had had at the property.

As a landlord, this is not the kind of property management company that I want to work with. Nor are they the type of company that I would recommend to anyone.

Worst Property Management Company - Avoid at All Costs!

I wish I could give this company ZERO stars. They are the most unprofessional, unethical, and incompetent property management company I have ever dealt with.

First, they "ignore all communication". Calls go unanswered, emails vanish into thin air, and if by some miracle you get through to someone, they give vague excuses and empty promises. You’ll never get anything resolved!

Second, they have serious "integrity issues". I had personal belongings mysteriously disappear from my unit after their staff entered for “routine maintenance.” When I brought it up, they brushed me off and refused to take any responsibility. It's basically theft, plain and simple.

Lastly, they have absolutely no respect for their tenants. The property is falling apart, maintenance requests are ignored, and they only seem to care about collecting rent on time.

Save yourself the stress and frustration "stay far, far away". from this company. They are an absolute disgrace to property management.

Been renting with them for years never had an issue alot of the people on these reviews need to understand that bpm do not own the units they still need approval from the owner to do alot of things

Very unprofessional. The office is hard to get ahold of, they ignore all attempts at communication. The name and number listed on my lease as emergency/after hours contact doesn’t respond outside of business hours. It took a week to get my front door secure so that it doesn’t open on its own. Tenants are people too. Update 2 years later - still being treated like I don’t matter. Multiple units without working appliances.

Worst property management I have ever dealt with.
They almost never respond. They rarely deal with issues or repairs and the ones they do they basically slap a Band-Aid on.
The after hours number for "emergencies" never gets answered.
I have walls literally splitting and falling apart that they said was purely cosmetic and won't be getting repaired.
We went months without receiving mail to our building because the front stoop was unsafe for the mail carrier to access. When they "fixed" it they repaired one step and left to top of the stoop completely cracked and rubble falls from it constantly.

Absolutely do not rent from this property management and if you care about your property, find another management company to look after your property.

Allowed tenant to smoke inside , to get a sick woman on homeoxygen out to renovate and jack the rent . She almost died and was forced to leave the property . Is now inoperable with a very small portion of her lungs . Wade told me the tenants downstairs were smoking inside and did nothing I emailed property management and they immediately emailed back there's no evidence of anyone smoking and let them carry on until someone almost lost their life , I have emphysema and my child is also seeing a lung dr . What money will do to ppl is sick . Sheer greed . Refused to change a moldy roof while the little child inside was allergic to mold , roofs should be changed every 10 years , now said child is seeing lung doctors while bpm just wanted to jack the rent while never changing the moldy roof .
