Al and his team at ACD Realty managed my 1-bedroom condo during the 17 years that I was outside of Canada, living in Japan. I visited the suite only 3 or 4 times during that period, but knew that it was in good hands, so was never concerned about the quality of the tenants, emergency response, etc. I received regular reports from ACD Realty in regards to strata regulation changes and other matters. I returned to my condo in 2017, and found that the original appliances were in great condition, even after 17 years as a rental unit. Al helped with my return also, by arranging a thorough cleaning, and by recommending service providers for some renewals that I wanted to make to the suite.
In addition to their professional attitude towards looking after the physical property, ACD was also very careful about screening tenants, who generally ended up staying for several years. ACD staff are very well-organized, and often provided reminders several weeks in advance of required procedures. I was mainly dealing with Al directly, and he was always fully available, friendly, and enthusiastic about his work. Property management is not just his job, it is his passion!
If you are looking for a CPM manager with knowledge and experience, and the people skills to deal with you and your tenants, you will be fully satisfied with ACD. Upon deciding to seek the support of a property management company as a new landlord, I conducted some on-line research and reached out to ACD Realty Corporation to inquire about possible assistance. Al returned my call immediately and arranged to meet with me shortly thereafter in accordance with the prevailing Covid-19 protocols. He examined the premises both internally and externally, sought relevant information on my plans & objectives as a landlord, and provided follow-on practical advice and suggestions for readying the house for rental.
