I am extremely confused as to why anybody would give Brydges Property Management a bad review, I’ve had nothing but amazing service from them?

They are always prompt and professional whenever I have to contact them, and I’ve never had an issue with the multiple people that I’ve interacted with on a weekly basis.

I’ve dealt with ALOT of property management companies and have had terrible experiences, and for once I’ve finally found a good one, so no complaints here and I highly recommend their services.

And this is an honest review, nobody put me up to it, I just felt like this had to be said considering how some people are trying to make their company look bad in the reviews simply because things most likely never went their way.

I have lived in a property run by Brydges for over a decade and have never had an issue. The condo managers have always been great. The maintenance dude is there every morning and works hard.

In May 2023, this property management spent $21,000 on patio repairs due to leaks from the basement parking, yet I have not received any documentation for similar work done in 2021. Despite the high cost, the basement parking still leaks during rain, and the patio—which was promised to remain grass-free, now has overgrown vegetation.

Additionally, I reported collapsed fences in November 2024, but no action was taken until May 10, 2025, by which time the fence had completely failed. While Kathy (the property manager) eventually sent a contractor and visited the site (using association funds for her gas), this could have been avoided if she had reviewed the photos I provided months earlier.

Poor oversight of construction projects, -Repairs and approvals are rushed, with little to no inspection. Work is often done without proper warranties.

Shifting costs to homeowners
-Instead of ensuring quality repairs, the management pushes residents to file claims through their own insurance for problems that should be their responsibility.

Has anyone successfully changed their building’s property management company? Looking for advice on the process.

TERRIBLE TERRIBLE TERRIBLE CONDO COMPANY.
Where do I even begin. Firstly, if you try to contact them, they won't reply until you follow up, and at that point you’ll still be waiting a few days for anything. And good luck having them help you out with anything besides a weekly grass cut and snow shovel in the winter. We had weeds growing tall in our back yard, and they refused to trim them down for us, despite the fact that we pay nearly $400 for condo fees, simply because “the previous owners installed rocks, which took away responsibility from them to handle yard work.” See some photos below of what they think is acceptable. We asked them to point out where in the contract that is stated (followed up multiple times), and they never gave an answer. They also refused to fix doors, doorbells and fences that were previously not up to standard in one way or another. Overall, just a terrible, useless, cheap, pathetic, joke of a condominium company. Would give them 0 stars if I could.

The most unprofessional company I have ever dealt with. We pay fees for minimal work done! My unit is in respectable Tuxedo and it looks like we are a Manitoba Housing complex. No disrespect to Manitoba Housing at all. Brenda Brydges always has an excuse or answer why it is always the owner’s fault, NEVER Brydges! I have been living in my condo over 27 years of which Brydges has managed it for about 17 of those. That’s another story why they are still our management company. We are constantly receiving emails about removing things from balconies, hallways, keeping them clean, fire hazard safe and if we don’t, we will be penalized. A number of my neighbors and I have been complaining about a unit that a TENANT is in that is such a fire hazard. For 5 years we have been asking it to be cleaned up! You will see a photo of their veranda attached. Their answer always is “we are working on them!” You know what, that answer is getting very old. These people don’t even own! Evict them! Fine them! For some reason, this person and other people in the complex have preferential treatment and Brenda says her company only has “ultimate professionals”working for her! Really. We have speculation why they don’t comply! My neighbor just fell and has a concussion due to the stairs and sidewalk not being sanded properly, and Brydges response was, “if it wasn’t sanded quite enough, feel free to use the sand in the buckets provided.” Seriously, Brydges thinks we work for them and bark out demands all the time to owners! We still have garden hoses not put away for winter as you can also see below! They need to remember WE EMPLOY THEM, not the opposite way! This is only the latest incidents of many, many over their 17 years here! Many owners have moved due to Brydges however the problem with Winnipeg is it is too small and Brydges has a monopoly on Property Management! I have currently sold after 27 years mainly due to Brydges. If you have a chance when looking for a condo, STAY AWAY FROM BRYDGES!

I'm the president of a Condominium Corporation with two large buildings and over 80 units. My experience with Brydges has been exceptional - they are professional and due to their experience, they have worked and guided us through many complicated issues . We've had other property management companies in the past and I've talked to numerous other condo corporations, and I can't imagine ever going with someone else.

With their network of contractors, lawyers, engineers and tradespeople they have ensured we get excellent, professional service and quality work in a timely manner.

Transitioning from home-ownership to condo living can be difficult, but when you trust pros like Brydges and let them do what they do best - the results can make the transition easy.

Since switching to Brydges from another company, we have had excellent service. Brydges has been prompt to respond to questions and concerns and have provided excellent recommendations if the board was not satisfied with a contractor. We couldn't ask for more from our designated manager, Ian and administrator. They competently managed a very big job for us this past summer. It's not Brydges job to shovel your snow, mow weeds, or clean your hallways - it's the landscaping and cleaning company that the board has hired. Many of your complaints would be solved by working with your board. As for charging owners when a contractor like fire inspectors can't get into your unit, the Condo Corp would be billed if they have to come back again. I don't think your neighbours should be responsible for the extra charges because an owner wasn't available or didn't have a key holder to let them in. Our board would charge back any additional fees to the specific owner. I don't think that's unusual.
