WORST HOMEBUILDER IN GTA, AVOID BUYING WITH THEM AT ALL COSTS!!!!
They use cheapest materials possible and take shortcuts, making the house unliveable and dangerous. Lived in the place for almost 4 years, and found BLACK MOULD on the wall in basement, because ELM DID NOT waterproof the walls properly and used cheap cinderblocks instead of pouring concrete for the foundation!!
Also in the first month of moving in found a leak from the second floor after heavy rain.
Soundproofing is terrible, you can hear your neighbours’ arguments, like they are inside your house.
Contacted ELM and they are extremely unhelpful, unprofessional and refuse to pay for a problem they caused.
Absolutely awful company, DO NOT WORK WITH THEM, they DO NOT CARE about their customers’ safety!!!

Terribly built developments! They use poor quality building techniques like cinder block footing which is known to retain water and caused water damage in our house. Multiple companies have come in to assess the damage and have commented that our house was built poorly, there are visible holes and lack of mortar between the cinder blocks. On top of that ELM is saying that they’re not responsible for the damage. Please don’t waste your time and money buying these houses. If even one person reads this review and decides not to buy an ELM development home I would consider it worth it.

Scammy company that first offers back deposits and then turns around and takes the offer back. Sent several into default over their development at Weber yards. Watch out before you buy anything from them, they can ruin your life.

Elm developments is a joke!! We’ve been there a year we’ve had leaking roof (aren’t the guaranteed for 25 years) my ensuite still has no hot water in the sink. People who painted our garage doors somehow sealed the door to the ground we had to break the garage door lock to get in A JOKE!!!!

I recently moved into a building developed by ELM Developments, and I am thoroughly impressed with the quality of the construction. Although there were some delays in the completion of the project due to the COVID-19 pandemic, ELM managed to navigate these challenges effectively. The attention to detail and the overall craftsmanship of the building are evident in every corner. I highly recommend ELM for their dedication and the excellent outcome they have delivered.

From our initial purchase, to choosing decor and moving in, every single person we were in contact with at Elm were phenomenal and so helpful!! I bought my home about five years ago with the help of Elise Lebovic, an extremely knowledgeable sales agent, who guided me through the sales agreement. Although construction was delayed due to COVID-19 and strikes, the quality of the home exceeded my expectations. Inna and Elaine in customer service have been fantastic in addressing any issues and explaining my warranty.
