I purchased a condo from FRAM, and the experience has been nothing short of frustrating. The only reason they’re busy is due to the housing shortage because their quality, planning, and layouts are incredibly poor. The delays were excessive, and once we moved in, the workmanship was appalling.

Our unit was riddled with defects—marked laminate, chipped tiles, scratched walls, and misaligned doors. They installed cracked windows and then tried to blame us, even though we reported the issue before delivery. Worse yet, the unit was delivered with a missing bedroom window, temporarily replaced with a wooden plank that took over a month to fix.

The overall planning and layouts of their properties are terrible—poor use of space, impractical designs, and awkward room layouts. The hallways and common areas reflect the same neglect, with damage and subpar finishes visible everywhere.

The project managers are unprofessional, rushed, and completely unequipped to handle their workload. During the PDI, the representative spent most of her time complaining on the phone about her responsibilities rather than addressing the issues I pointed out. Generally, working with FRAM is a constant battle—they take no care to ensure work is completed properly and leave homeowners to deal with the fallout.

During the warranty period, I reported numerous issues, but many remain unresolved. While five different handymen were sent, only one was skilled enough to fix anything properly. When this one competent handyman did visit, I sent a thank-you email as a courtesy. However, the project manager twisted my words from that email, using a misunderstanding to claim I had refused further work, leaving multiple issues unaddressed. Now I’m forced to escalate the matter to Tarion to get the problems resolved.

Overall, FRAM builds low-quality homes with poor layouts and even worse customer service. Avoid them if you’re looking for a builder that values quality, planning, or professionalism.

Don’t bother reaching out to their support staff regarding a poor review, they won’t do anything to resolve the matter. They’re just trying to save face, you have my information already if you wish to discuss further.

City of Mississauga, Beware: Unsafe Conditions and Subpar Quality at Brightwater Condos

I recently had the unfortunate experience of getting occupancy at Brightwater Condos in Port Credit, Mississauga, and I must say, it has been nothing short of disappointing and concerning. Despite the occupancy being granted, the conditions within the building are far from safe. I was shocked from the moment I entered the building for my PDI, it was conducted through the side door and we had to walk up the stairs as the lobby or elevators were not ready.

Upon entering our floor, we were greeted with the sight of exposed wires in the unfinished hallways, posing a significant hazard to residents and visitors alike. The lack of proper finishing and attention to detail is alarming, to say the least. Unfortunately, we spent close to a million dollars as we were looking to downsize and move in to a reputed development.

Their website outlined:
“The West Village Partners, Kilmer Group, DiamondCorp, Dream and FRAM+Slokker are leaders in providing exceptional quality in residential design, liveability, a sophisticated retail experience and smart home innovation.”

I am speechless to share the level of disappointment and despair we faced from the moment we walked in to the moment we got in to our unit. It is shocking and I urge to the City of Mississauga to further inspect this building as it clearly is unsafe for the developer to be giving occupancy while there is so much work incomplete. The overall quality of the construction is mediocre at best. From poorly installed fixtures to shoddy craftsmanship, it's evident that corners have been cut throughout the building process. The finishes are of notably poor quality, leaving much to be desired in terms of aesthetics and functionality.

The combination of unsafe conditions and subpar quality makes it an undesirable place to call home. Buyer beware.

Stay away from the builder FRAM if you’re considering buying a home or condo. Their workmanship is sloppy at best, with many units showing poor attention to detail—damaged materials, uneven finishes, and issues that seem to stem from rushed construction

I thought this builder would handle repairs professionally, but they only made things worse. They used the wrong paint on several surfaces, leaving an uneven finish and staining my floors because they didn’t bother covering anything. To make matters worse, the bathroom mirror was sealed incorrectly—now the edges have turned black and look incredibly ugly, even though it’s not exactly rust. When I asked them to correct it, they refused to take responsibility.

It’s frustrating to see that instead of fixing the original problems, they’ve created new ones. The lack of attention to detail and refusal to address their mistakes speak volumes about their overall quality of service. I expected a reliable and responsible team, but all I got were rushed jobs, damaged finishes, and excuses. If you’re looking for a builder who values proper workmanship and follows through on repairs, I suggest looking elsewhere.

I regret buying from this builder. The workmanship felt rushed, delays were common, and the overall design was disappointingly impractical. Communication and support were spotty at best, leaving many unresolved concerns even after moving in. If you’re looking for a builder that prioritizes quality, organization, and responsive service, you may want to look elsewhere.

Fraud + Slacker

I could write a novel about my disappointment with this builder.

It’s been 3 months since I moved in. My unit still isn’t complete. They definitely won’t be meeting the Tarion deadline for my unit. The builder has tried multiple times to get me to give up on some of my deficiencies. They try to use Tarion guidelines in their favour to avoid fixing their mistakes.

They were careless with putting the units together. They don’t understand the basics, that paint only goes on the walls and not on the window frames, fixtures and cabinets, that you have to measure twice and cut once. (I have random holes inside my cabinets and behind drawers), and that the kitchen sink and windows are not supposed to be scratched furiously when being installed.

The worst part about this experience has to be that they will trespass, vandalize and use your unit without your consent.

You have to be firm and relentless with this builder. They have zero regard for the fact that what they are building are people’s actual homes.

Dealing with FRAM+Slokker for many years as a supplier has been fantastic. Even though they are OUR CUSTOMER, we are treated with respect and fairness. They are great to collaborate with when selecting products that we brand for them to give to their customers and employees.
Invoices are ALWAYS paid in a timely manner as well!

Dealing with Jennifer Quesnelle from Fram Building Group was the worst part of buying a condo that I have ever experienced! As someone who works in this industry I expect a way higher caliber of service. She’s either lazy, unmotivated, or she’s incompetent. She got everything wrong with the design products that i have chosen for the apartment from color to texture.
Spent half day picking the right option for the place and I guess she decided to either take the wrong notes or just implement her own ideas/ changes for the place.
Now that the apartment is done there is not much I can do about it.
Please avoid working with her.
