We have a new building manager and she’s honestly the best I ever met. I was waiting 4 months for a dryer, and once she got involved I had it in just 2 weeks. Right after she started, the outside windows were washed and the building immediately felt cleaner. She’s always around, checking on things, answering questions, and making sure residents are taken care of.

A fantastic place to live—with a few drawbacks. The building offers excellent amenities including a rooftop, BBQ area, pool, gym, stylish lobby, media room, and a great outdoor space. The staff on-site are truly wonderful—especially Gary, who is always helpful and kind. There’s also a separate access for moving and convenient guest parking.

I lived here for a year after moving from Montreal, and this building really helped me adjust to life in Ottawa. The location is absolutely unbeatable—probably the best you could ask for.

That said, there are some notable downsides. The response from the head office or management team (not the building staff) is very poor—slow, unhelpful, and often dismissive of residents' needs. In addition, there’s been constant renovation noise throughout my stay, which can be frustrating, especially if you work from home or value peace and quiet.

Also worth noting: the pool hours are quite limited, especially for early morning or late-night users. The rent might be slightly higher than other buildings in the area, but overall, the lifestyle and location make it worth considering—if you can tolerate the noise and distant management.

A Living Nightmare

The only thing this building has going for it is the location—everything else is a nightmare. Non-stop renovations every single weekday from 8 AM to 5 PM. The noise is unbearable to the point that you can’t even hear yourself think inside your own apartment. I dread staying home during the week and count down to the weekend just to give my ears a break.

Maintenance is just as frustrating. They rarely show up on the day they say they will. Instead, they come on completely different days, often without any prior notice and still enter your unit. There’s absolutely no sense of privacy. I've had an instance when they entered and used my bathroom with muddy shoes and didn't even turn on the vent while I wasn't there and my partner walked into the apartment and saw that happen, which is both inconsiderate and unhygienic.

There’s no building security either. Homeless individuals are able to follow residents inside, and management has done nothing to prevent this or increase safety.

The office is hardly ever open during its posted hours. You’d be lucky to catch anyone there when they’re actually supposed to be available.

To top it all off, a friend of mine was told during his viewing that he wouldn’t have to pay for water—clearly just to convince him to sign a lease. Now they’re making us pay for it anyway, even though they said it was on them when I first moved in. Manipulative.

I would absolutely not recommend living here. The stress and poor management completely outweigh the convenience of the location.

I lived here with my sister during our first year of university. Tragically, she passed away during our time here. I don't want to place blame, but I need to share that when she had a medical emergency, the on-site security guard was unable to assist because of a language barrier and could not retrieve an EpiPen from the downstairs office.

In a critical situation where every second matters, communication and preparedness are essential. And in this case, they were lacking. If safety and security matter to you, I DO NOT recommend living here. The experience left me deeply hurt, and for the cost of living here, I expected far better.

Good facilities, terribly managed. Not the fault of the staff on-site. It is the fault of Homestead, the land holdings company which owns the building.

Negatives:

Constant deafening drilling from 8:30-5:30pm all weekdays. Very difficult to do work or school from home, my computer will be at maximum volume and I cannot hear those on the other side of my zoom calls.

No security present, homeless people will often walk into the gated lobby and there have been issues with them sleeping in the stairwell and stealing packages. There is an emergency phone number, however if you call it outside of business hours no one will answer.

The upper management constantly messes up billing and are difficult to reach.

Maintenance requests will not be tended to, even after repeated requests.

They will post a notice sometimes as shortly as one day before entering your apartment, saying they will enter between 9am-5pm on the day of entry. Very bad situation if you have pets at home and are worried about them escaping when they enter your home without you present.

Positives:
Building staff (Gary - specifically) are friendly.

Sauna/steam room facilities are nice, but close at 8pm so often difficult to use if you have a busy work schedule.

Gym is present (although very limited in stations - no squat/bench rack or weights going above 40 lbs - there is a cable machine that goes heavy though)

Rooms are nice and spacious

Pets are welcome

Building is clean

Personal opinion: For the hefty price-tag you can find more comfortable accommodation nearby. I would not reccomend living here due to the mismanagement of the building by Homestead.

This building has become nearly unlivable. There is constant, extremely loud drilling and construction noise from 8 a.m. to 5 p.m., making it impossible to relax, work from home, let alone stay in your apartment at all. The front door is no longer monitored by a security guard, and homeless individuals often enter and sleep in the lobby at night. On top of that, building staff are rarely seen, and maintenance requests can take over a month to be addressed, if they’re dealt with at all.

I stayed in their guest 2 bedroom suite 2 years ago and was impressed by everything but the management. Cut to now, i am visiting again and there has been a noticable decline in amenities and services. Packages are left on a table by the elevators. There is no 24/7 concierge service anymore. One of the food retailers has left the building, with no replacement. We arrived when they were replacing sidewalk stones directly in front of the main doors, but I didn't see any notices for the work or notices about alternatives to using the front doors. Apparently someone was coming to see a soon to be vacated unit, so they vacuumed that hallway floor for the first time since they took over. We didn't stay in the guest suite because Homestead took it over for their use and made a small one bedroom the new guest suite. I preferred to sleep on an air mattress for this stay. Overall, the vibe is not a happy place and there is a lack of luxury, compared to my first visit. The little man who seems to be in charge now is NOT welcoming at all... he doesn't even acknowledge your presence, as if he's better than everyone. Next time I will stay in a hotel.

尽管这个公寓位置不错，但是自从Homestead接手这个公寓之后变得越来越糟糕了。绝大部分白天的时段都能听到装修的声音。公寓内的地毯十分老旧并看起来缺乏清理。他们取消了24/7的安保值班，并且有无家可归者被发现在大楼的公用设施内过夜并且发生了丢失快递的事情。能跑抓紧跑吧
