I've done one RTO deal with JAAG and I'm very happy with how they managed the active side of the investment. While no investment is without it's problems, it was nice to know that JAAG knew what to do to handle situations from missing rent, to reassessing property valuation. Communication was always prompt and clear, I understood what was happening, why, and what I needed to do. I will definitely be doing another deal with JAAG, hopefully more than one. If you've been holding back on entering real estate, just jump in with JAAG and you'll be in good hands.

The program appears to be beneficial and advantageous to many individuals. However, it lacks transparency during the application process, leading to confusion and denials similar to those experienced with traditional lenders. The minimum credit score requirement of 650 is 30 points lower than the minimum needed for a traditional mortgage. If considering this option, explore all other possibilities before proceeding, as the costs and processes involved in rent-to-own agreements are often excessive and expensive. It is important to note that while my credit history is not impeccable and includes a government item in collections, I assume that most individuals seeking these types of programs have credit issues affecting their creditworthiness. It is important to note that I had a 7% down payment for our budget and a household income exceeding $160,000. I believe this program has significant potential, but there are some areas that need improvement. Firstly, they should be more transparent and modify the statements on their websites to accurately reflect their lending criteria. It should be clearly stated that they do not accept all income sources and have strict credit requirements. If there are individuals who have had positive experiences with similar financial situations, it is possible that loan approvals are subject to company discretion, which can sometimes be perceived as prejudicial in the lending process. The representatives on the phone were somewhat pleasant to communicate with. However, it is unclear whether they prioritize your best interests. Perhaps the controversies surrounding these rental programs are accurate. I recommend conducting your own thorough research and due diligence before engaging with such a company. In our case, we opted to incentivize a family cosiner this is first time with a small equity share, as suggested by our mortgage broker.

JAAG Properties is a wonderful program. I had a young client that had problems qualifying for a home of his own. We had exhausted all of our options. Then we tried JAAG Properties. Not only did my client get accepted into the program, they were super easy to deal with. Wonderful people, making the entire process easy for both me and my client. We have been in our rent-to-own home for just over one year and JAGG’s program is structured so that we will be owners within 3 years of the original transaction. 3 years ago our family was stuck. Our landlord told us they were selling the house we lived in and rent had jumped 50% in our area for a house the size we needed. On top of that we were looking for a rental for our large family of 10. No one wanted to rent to us. We wanted to buy and were working on moving in that direction but we weren’t quite ready and the market was not great. We decided to try rent to own. The process was fast once we were approved and we moved into a new town and a perfect new house for our large family. JAAG had been supportive the entire time.
