Anand and Priya Mishra of AMPM properties were hired to manage the rentals of 2 of my properties in NE Calgary.

1) Despite having repeatedly mentioned verbally and in writing (via email) of specific instructions (i.e. utilities to NOT be included in the rent) and Anand acknowledging these terms, they rented my properties including utilities. As a direct result, I lost about $400/month per unit than when I was managing the properties myself as the tenants abused utilities. They also get their % of fees on a higher amount. They did not have my best interest and violated contract terms.
I am at a thousands of dollars lost as a direct result of this clause violation.

2) Screening of tenants is nonexistent and so poor that I had to pay over $2000 for one of the properties to remove junk, pest control, cut grass (tenant was responsible and AMPM has zero monitoring) and they destroyed my properties under AMPM management. When asked repeatedly about this and also for compensation, they said they are not responsible. After further pressure, Anand offered in writing to pay back some of the management fees as a result of all the loss and damages, then did not compensate.

3) In addition, I have outstanding bills that they were supposed to collect. They also forgot to transfer utilities in the Tenants names for months and owe me thousands of dollars in unpaid and uncollected utilities.

It has been a total nightmare working with them. Anand is a nice guy, but horrible at management. I am at an overall loss of nearly $10k as a direct result of their negligence, mismanagement and breaking of contract terms.

I would advise to stay clear of them for any ongoing real estate management services. Getting RECA involved for filing complaints as well as start legal proceedings.

Being a property owner of 5 properties ,it comes with its challenges, especially when dealing with difficult tenants who refuse to pay rent on time. It’s not easy to handle such situations, and sometimes, taking legal steps to evict them becomes necessary. AM/PM Property Management has been managing this entire process for me, handling tough tenants and ensuring rent collection without me having to deal with the stress. They take on the hard work while we, as owners stay worryfree. Its no surprise they have bad reviews on Google—people often leave bad reviews when they’re being evicted or some other issues, But despite that, AM/PM continues to do their job professionally making things easier for landlords like me Truly appreciate their efforts.

I strongly advise against renting from this company. We rented a house through them, and our experience was terrible.

When our lease ended, we moved out, and the inspection went very well. However, they withheld our damage deposit, citing a cleaning fee of $1,500. This was completely unreasonable and felt more like an excuse to keep our money.

Additionally, the house we rented was in terrible condition. The basement was infested with mice—we counted about 20 of them. Despite contacting the company multiple times, they did absolutely nothing to address the problem.

The property was not suitable for living, and their lack of action shows how little they care about their tenants. Even if their houses seem affordable, I would strongly recommend looking elsewhere. This company is one of the worst in Calgary.

Do yourself a favor in 2025 and beyond: avoid this company at all costs. Find a reliable landlord or property management company that values its tenants and maintains its properties properly.

Living in a property managed by AM/PM has been a great experience. The leasing process was smooth, thanks to Niyati, who made everything easy and quick. When I had an issue with my tap, Suchetan from the maintenance team quickly took care of it. The staff is friendly and helpful. Saw lot but bad reviews of this company, can't understand why !!

Dealing with them right now after moving out. They were fine during my tenancy but now just trying to get information about when it’ll be returned is a nightmare. No response to polite emails and texts then as I get more stressed with reading all the reviews saying I finally exploded. I’ve already started the Residential Tenancy complaint cuz I know they are not gonna give it back but I was smart and had them send me a copy of the move out agreement and have the pictures of the little bit. Of mess we didn’t get a chance to get to as it was 10pm on the last day by the time we were done. All I wanted to know was how much I was getting back. Instead of just saying “we will give you a list of deductions soon” you get ignored.

His professionalism, attention to details and dedication to work. He always ensures that repairs are carried out in a reasonable time. No Complaints and I am really happy with Am/Pm Properties
