Sandy at Mountain Manor in RMH is our property manager and she's been so helpful and time efficient! She fixed my door lock immediately after I told her I was having issues with it, came to my apartment to fix my drains after they started backing up at 9:00 at night and stayed with the plumber until she knew we were well taken care of, and generally has made the property look so much cleaner and beautiful. I feel like I'm in good hands with Sandy as the manager and that my building is being taken care of.

I have had the pleasure of having Amanda Edwards as our property manager. I’m a board member at one of the Condos in her portfolio. Anyone who deals with Property Managers know that they are not all equal. Amanda is a consummate profession at all times. She has a wealth of knowledge about how Condo Properties are run, and is genuinely invested in her efforts to help us. Her breadth of knowledge is vast and she maintains a very common sense approach to everything she does. She is approachable and always responds in a timely manner to any issues that are brought to her attention. I would highly recommend her to anyone looking for a fantastic Property Manager.

I have read some of the reviews below. Some of them are extremely positive and some extremely negative. Being a researcher, I would prefer my review to be objective. It has been eight months already in this apartment. My Fall and Winter seasons went pretty well here. I have no big complaints as such. It is an affordable apartment both for students and professionals. It is well maintained. I like the lighting and heating system in my unit. The rooms are quite spacious. It has a nice balcony too. You will have enough parking space for free. And the building manager Jordana promptly responds to all my queries quickly. The biggest attraction for me at least is, that it is closer to Whyte Ave, Mill Creek, and River Valley. It has a bus stop too within 50 meters from the building from where you can catch buses to UofA, Downtown, and Millwoods every 5-10 minutes. However, I would not say it is perfect. There are quite a few drawbacks, which I hope the management will consider seriously so more and more people rent a unit in this building. The window blinds and kitchen stove in my unit is not in its best condition. And the laundry machines in the building are not great either. If these issues are taken care of, this apartment would be one of the best apartments in this area, and absolutely deserve 5 stars.

This has to be one of the worst Property Management Companies in Edmonton. If your condo board is looking to engage a property management company, DO NOT make the mistake of going with this one. I owned a unit in Commonwealth Pointe II on 112 Avenue for 9 years managed by Ayre & Oxford and sat on the condo board for 5 of the 9 years. What I can tell you is that it depends on the property manager your board is assigned, according to your fee schedule. If your Board is paying higher fees, you're more likely to have a somewhat competent, experienced property manager. If paying lower fees, or yours is a "problem property" i.e. chronic water issues due to leaky pipes, your board is likely to be assigned a Junior inexperienced Property Manager who knows next to nothing, (and yet acts like they know eeeeeevvverything) with an unmerited high-handed attitude to match. We had some junior property managers who were so unbelievably incompetent they lacked basic common sense or knowledge about apartment building functions i.e. boiler heating systems, eavestroughs, etc. It was truly frustrating for Board members. There is high turn over of property managers for buildings (they get shuffled frequently which makes it VERY frustrating for a condo board to get anything done) and some of the Millenial snowflakes just don't seem to get that unit Owners are CLIENTS whose condo fees pay their salaries to do their job.

When I sold my unit in Commonwealth Pointe II, the Estoppel certificate was was late because the person at Ayre & Oxford who prepared them quit? was fired? sick? and apparently no-one else in the office knew how to prepare one. It was UNBELIEVABLE. It held up the transfer of possession for the property to the new owner and cost me per diem fees. This should NEVER happen. Ayre & Oxford still owes me $50 in per diem and the hassle of rescheduling a biopsy appointment at the Cross Cancer Institute to the following week all because an extremely lazy RUDE Admin Asst. named 'Nicole' didn't feel like taking 5 minutes out of her cigarette break to prepare an Estoppel Certificate required by the Seller's Lawyer's office to close the condo sale on time. Incompetent and unprofessional. This is the tip of the iceberg. I can't even list all the ridiculous mismanagement and maintenance issues over the years that caused owners and tenants unnecessary stress.

Suffice it to say, poor property management was a huge contributing factor to selling my unit in the building, Commonwealth Pointe II. One board member had an attempted break in to her 2nd floor unit and a bicycle stolen from their balcony because maintenance left a ladder leaning against the building which theives used to climb onto her 2nd floor balcony, and cut their screen door open.

The best way to manage a small building is to SELF MANAGE and have an on-site maintenance man. Don't waste your money on an off-site property management company unless it's your only option...and don't go with Ayre & Oxford whatever you do!

Worst company to deal with in Canada. Was sent an invoice which was lost in the mail. They then sent me an overdue invoice and I advised them i was out of the country for a week. Paid the invoice the day I got back but now one month later received an invoice for $1.56 overdue interest fees. I will send them a cheque so they can spend $50 proceesing

The worse experience ever, Hello I want to share my experience with this management, the manager of Waverly Arms located in 149 Street is very Rude, I tried to contact him a couple of times during a year, he doesn't answer at all the calls and the messages, and when I decided to complain and contact the company he doesn't like that and start acting ruder than before, when he saw me doesn't say even hello and lied that I didn't try contact him before, and he said maybe I'm busy I'm in hospital, imagine in hospital one year and more? If you are not working the management has to replace him to check the tenants requirements, please guys if you come to rent in this building and with this management you are going to suffer and they change additional fees with bad service.
