I want to give a big shout out to Dave for all the help in getting me in my first beautiful dream home ! I had issues with my credit because of a prior bankruptcy, and was told be numerous other banks and brokers that I would not get approved, With Daves knowledge and hard work he was able to find me a lender that would accept my credit and even had A very low interest rate, he was always available to talk to me whatever I had a question, even late at night while most brokers and banks only work limited hours, I highly recommend to go see Dave to get you approved for a house!

Unless you have perfect credit and the house you want to buy is expensive, Dave will waste your time. As a first time home buyer, we took his advice 19 months ago; to apply for a credit card and return in a year. 15 months had passed, where he advised us that we need at least 60% on our card and to return in 3 months because we were so close to meeting his expectations. 3 months went by and we put an offer down on a house with a 7% down payment. Our realtor sent him our documents. A week had passed and we had not heard from Dave. When he returned our call at 9pm on a Friday, he told us he was on vacation and we now need to own the credit card for 2 years then suggested we find a co-signer. I have a 13 year-old student loan debt that I have never even heard of (from other loaners - we finance a car) until I met Dave. Despite having excellent jobs, he picked us apart. The house was conditional for 2 weeks, a week has passed and my hubby is not home from camp for another 10 days before we can shop around for another broker in Edmonton. There is a very good chance we will lose this house because we sincerely thought by taking his advice and returning to see him, he was going to work hard for us with the 30 banks he deals with. We may been luckier doing the work ourselves by looking for a pre-approval over the past 19 months on our own instead.
