Make sure to read the Tenancies Act before moving here. Boardwalk will repeatedly violate the rules and regulations on entering your suite and maintaining it. I had to threaten them to make a complaint with the office of residential tenancies to get a broken window replaced. Even with the heat turned completely off it is over 25degress in the bedrooms all winter long, I had to buy an air conditioner for the bedroom during the winters. Rent is higher than similar buildings in the downtown area.

The staff are great and they attend to maintenance requests quickly. Apartments are nice especially corner units with lots of natural light. However, due to many updates, a lot of construction noise during the day. Very little can be done about noisy neighbours pounding feet however they will shut down noisy parties if you call for security. Air conditioning is nice in summer! Building overall too hot in winter (feels like a retirement home) so often have a window crscked. Underground parking is great in the winter (wait 6 mon+ to get a spot). Convenient shops on ground level. Gorgeous views and river walking trails are a huge draw.

Boardwalk advertises there is air conditioner and it is also stated in the lease. However, it is actually “air chillers” and they are ineffective, it is a very warm building. Ours is broken and maintenance says there is nothing that can be done. Boardwalk’s “solution” to breaking the terms of the lease and false advertising is suggesting we move to another Boardwalk property or accept our notice to vacate.
Aside from this issue I love this building and the location. The gym is pretty decent and the views are gorgeous. If you don’t like the cold this is the place for you.

The location is great!! The housekeeping and maintenance teams work hard to keep the place clean and functional. The property manager Elizabeta is also very friendly and helpful. I have been living here for 3 years and 10 months. This is really one of the best places to live in Saskatoon.

This is a well-managed building and over the years, community and communication have both improved.
The suites are modern, the views are great, and it’s centrally located. The small store, chiro office, and pharmacy on the main floor are super convenient. Underground parking is a must for winters.
The renovations to the gym and common room were a good investment. It is also nice to now have door FOBs for entering the building.
I have never felt unsafe in this building or around it.
The only persistent issue is the elevator, where one of the two goes out quite often, but luckily usually fixed relatively quickly.
Living downtown means noise, but if you are good with a more city vibe, this building is for you!

Been living here for a year now and its been great! The sirens are to be expected since its so close to the hospital but I barely notice the other tenants, very soundproof from the other units. Any issues are dealt with quickly and every other aspect of the building is kept clean and tidy. Having the amenities being all inclusive is also a great plus. Looking forward to living here another year.

I’ve been living here for 6 years. The staff are friendly and normally act fast to any problems that I have had. There are 2 problems I have with this place… the rent increase, every year it goes up anywhere from $30-$65. Even though the cost of living is incredibly high! My rent has gone up about $300-$350 since I’ve been here. I’m thinking of moving soon.

The other problem is just in my suite and my neighbours I imagine. We’re on the 2nd floor and can hear ppl coming in and out, because the security door is so heavy. They fixed it once, but then someone broke the closer on the door and it’s worse now!

Update (July 20234 months later):

Even with the nice reply, I have not been contacted. The door, was barely fixed, because I had an issue with my apartment, then asked the maintenance man, to listen while the door gets open and closed. He was amazing and fixed it for a bit. Apparently ppl try to jam it open all the time.

Either way, like I said… staff is great, but the head office doesn’t care. They just want your money and will raise your rent ~$60 per year.

I lived here for three years and I would strongly recommend against it.
Poorly managed building with negligent maintenance. There is an ongoing pigeon infestation on many balconies and the management insist that tenants take care of it. Regular plumbing issues and fire alarms at midnight. When moving out, you are charged for any cleaning the staff has to do, so don't expect to get your security deposit back. Security in the building is poor even after two lock changes on the building.
