I lived at cityscape Plaza from Nov 2022 until April 28 2024. I had to break my lease as I am moving away for work. I was given 2 options pay lease break penalty of 250 and find new tenant for the unit, or pay 2 months worth of rent, Obviously I opted for option 1, and the unit was quickly rented.My unit was in excellent condition, the manager Godwin did the walk move out pre inspection and said everything looked good except that this company requires tenants who are moving out to re paint the entire condo. I was shocked and disgusted, never in my life of renting with reputable companies have I been asked to repaint an entire condo, maybe wipe the walls clean and such, but re paint the entire condo is ridiculous.I let him know why and where in my lease it stated that this had to be done, he said its in your lease I pulled out my lease and it did not state in any of the paragraphs that re painting had to done. I then went to Alberta renters board and inquired and they stated if it is not in lease or if it is not an extraordinary circumstance like the walls were neglected by tenant or damaged by tenant, they should not be charging me for repainting.I refused to paint the unit asked for the move out checklist and the checklist did not state to repaint unit, it said to and I quote " walls should be free of handprints, scuffs, dents".
I cleaned the apartment perfectly and had carpets professionally steamed. April 28 at 10 am was my scheduled move out inspection as agreed to with Godwin. I get there early to collect a few cleaning supplies from the night before and an asian maintenance man came in the unit, I asked him why he was there and he was so rude and disrespectful and stated he was there to repaint the whole unit and that I was not supposed to be there.I let him know since I had been a property manager in the past that he ice not allowed to access the unit until the move out inspection is completed by the manager and tenant.I called Godwin and let him know and the maintenance guy left, Godwin confirmed that he was not supposed to be there and had no knowledge of this. Godwin got there and he began to do the inspection, as he had told me the cleaning of the walls was not enough and he said he was just doing his job he put green tape on the walls because obviously I had not repainted the entire unit but wiped them clean to the best of my ability, everything else was impeccable and well maintained. I have lived with other reputable companies and have never been asked to repaint the whole unit, my experience being a property manager, when tenants move out you have a team go in and repaint the unit, and cleaners do a touch up clean if needed for the next tenants. when people live in a unit 6months + there will be normal wear and tear to the unit it is normal and inevitable that is why rental companies have their team of maintenance and cleaners. My unit was well taken care of and was given back in excellent condition. I was also charged for a key fob 125 dollars, please note that I had gone in to office a few times and had emailed a few times to try and get new one, but I was always told their machine that programs the fobs was damaged. I was also charged 300 for garbaged removal in my old parking spot, which I had cancelled months ago, unfortunately I was away for work and I saw the email and asked to please not charge me this as I was away and honestly had no idea where it had come from, also when. I sent someone to remove the garbage they had no key fob to throw it in garbage room. So they went ahead and charged me for this. Overall if I could give this company -1 stars I would. They are unjust and are clearly trying to grab as much money as they can from their tenants, I do not recommend you rent here. Even their own employees complain and admit that this company has tyrant like qualities and are in for the money grab, they do not even provide their employees with a meal or coffee at the end of the month during move outs and move ins. DO NOT RENT HERE THEY WILL TRY AND ROB YOUR DEPOSIT BY MAKING YOU REPAINT

If I could leave a zero star, I would. I have moved into a brand new building and have lived here for almost 2 months. The rental manager, Trish Burns is extremely rude, unpleasant and horrible to deal with. Talk about poor people management skills. Moreover, the appliances don’t work and they try to charge you for items that are not legally specified in your lease. If you’re thinking about renting here, save yourself the grief. I pay extra for underground parking which I have not been able to access in over a month due to mis placement of a lose hotel key card they call a fob. Not having this card means no access to enter my building, parking or being able to discard of my trash. was told to pay $125 for a new key card which I am legally not responsible for, as it is not specified in my lease agreement. I have been back and forth for well over a month about this issue and still no solution. I have reached out to a lady in upper management (which was almost impossible). Sarah M was also no help at all and told me I owe $125 for a new card, which I battled with her the legalities of not being stated in my lease. Management is impossible to get ahold of. This company cares more about scamming people than they do helping with living situations. An utter shame and embarrassment that I had to file with RTDRS to get any help. Horrible scam of a company. The level of stress I’ve had since moving in here is disheartening, save yourself the trouble

I lived at Arcadia Place from Sept 2022 to Sept 2023… The property manager of the building (Joanne) was always professional, friendly, efficient and very expedient at addressing any concerns I encountered during my one year lease…. the building was always well maintained and clean, and my apartment had been freshly painted when I moved in. I would recommend this building and Joanne to anyone looking for a clean, decent, modern, and well cared for place to live in Edmonton.

My experience was absolutely terrible as many others. Head office doesn't take you serious, they do not value their tenants, abide by AHS rules, listen to their tenants. Allow their contractors to much freedom and access to the office and premises after hours, allows discrimination, allow threats but tell you they value you. Don't uphold their end of the leases, advertise luxury and ita far from it. They don't care. I'd like to speak to a higher up and not the regional manager. This place went majorly downhill in 2023. Wouldn't wish what I experienced on anyone as renting with this company will cause anxiety and stress. They have no integrity or care.

attempted to rent with City Vibe River view,
After a viewing and a lot of chatting we found the right unit for us. we were discussing the next steps and we explained we are brand new to town and in the process of finding a new home and employment. Since we are a little younger and not employed (we moved to the area 2 days prior) they requested 8000$ upfront and a co sign to be accepted for the apartment. After explain how that is extremely unreasonable to request that, The agent of the build has just stopped replying to us. This instantly gave us a bad taste for the building and after looking online and seeing the reviews we understand why so many of the apartments are still available. Personally wouldn't waste your time going here.

As a tenant of over three years at the Cityscape location, I feel compelled to share my experience with City Vibe Developments. We were the first residents in our unit, which was built with poor quality and noticeable haste. Management often cuts corners, leading to pre-existing issues with walls and floorboards.

Communication with management is terrible. When I reported being harassed by another tenant, the community manager acknowledged prior complaints but did nothing. Despite multiple reports, the harasser still lives here. Security is poor, with insufficient cameras and frequent thefts in the parkade.

The community manager once entered our unit without proper notice and yelled at me when I denied entry. They also entered our unit without permission when we weren’t home, which we caught on video. Despite educating them about the Residential Tenancies Act, they continue to ignore these policies.

Furthermore, they take advantage of tenants, many of whom are immigrants or non-native English speakers, thinking they can do whatever they want. On our last day, we had to serve a formal complaint to the RTDRS, and we now have a hearing scheduled.

In conclusion, I do not recommend renting from City Vibe Developments due to poor management, neglect of tenant rights, and safety concerns.

Also there are many other things I could have mentioned with proof but I think I’ve spent enough time on this.

Management Sucks all they care about is how to get money out from tenants. They have a So Called emergency line for tenants that never works for tenants.
