PLEASE DO NOT RENT HERE

This property management company is incredibly unresponsive and even when I reached someone about a malfunctioning stove, they doubted my honesty.

Despite multiple calls over the past few months regarding snow removal, the response was always that cleaners arrive after the storm due to which I tore my PCL and now taking physiotherapy 4 times a week.

very unresponsive property management company.
i sent multiple emails over the winter regarding snow removal and was never once responded to. i have reached out to them on multiple occasions regarding other things (i.e. confirming move out date & walk through), and they consistently do not reply.
also... i am not sure they actually manage property? the grass outside of our apartment building is so long! shared spaces in our building (i.e., corridor between apartments) has never once been cleaned...

Consider it not done! They don’t answer their phone, Facebook or email just don’t bother wasting your time. Their public office is also closed so that’s the only way to contact them. Just call colpitts instead they actually answer their calls, even quickly too.

If you want a PM who never pick up the phone and that you keep leaving messages and nobody returns your calls, use Considerate! They are absolute garbage. VanWart is a million times better with a team working hard for you!

I rented through considerate for two years and it was a mess of problems all the time. If you needed anything fixed you would have to be on them constantly to have whatever fixed in a reasonable time frame. The unit I had was partly furnished, the kitchen table was in pretty bad shape so they told me during the walk through that a new table was already coming, it never arrived, we checked in multiple times about just to be met with excuses we eventually gave up. At one point while I was away for the summer my upstairs neighbour had a leak and the ceiling had to be fixed, I was never informed and they only half fixed it, only after I asked did they come finish the job.They never notified me during this time that they would be entering my unit to fix the ceiling and they left a huge mess. Also upon returning the wifi that was included in the lease wasn't working and it took a full week and a half of calling before it was fixed. The only time they ever fixed anything in my unit in a timely manner was when I was moving out and they were prepping the apartment for new renters.
After moving out I didn't get my security deposit back until 2 months later after calling twice. They also lied to my face that my roommate had gotten her deposit back only to find out from her later that she hadn't received it. When she called about it they lied again and said that I never called them.
Honestly save your time and money and don't rent from this company. They are dishonest and are a mess to deal with.

I rented a unit during pandemic with help of Considerate Property Management and everything went smoothly. I had a great experience with them. Sonya and her team were very dedicated and supportive. She helped me a lot to match lease condition with my requirements. For any maintenance, you just need to give them a call and it’s done. In short, an excellent team who you can rely. Surely I recommend them.
