Update 2025: Occupancy pushed till May 2025 after securing partnership with a project management company. Hopefully this is the final stretch.

Frustrating Lack of Communication and Transparency at Birchcliff Urban Towns

In September 2024, Bryan Nykoliation sent a letter apologizing for the delays buyers of Birchcliff Urban Towns have faced and promised to address any questions we had. We followed his instructions and submitted our inquiries, but since then, we’ve received nothing but silence. It’s incredibly frustrating to be left in the dark, especially after being assured that our concerns would be addressed.

Buyers deserve transparency, especially when it comes to something as important as an occupancy timeline. We are still waiting for an honest update on when we can expect occupancy and hope the team steps up to provide some clarity.

No workers on site during October 2024. You can see a few guys walking around the site with no construction helmets.

As someone who is very entrenched in the business of building homes, we find CORE DEVELOPMENT GROUP to be one of the most conscientious community builders, with careful attention being paid to the overall community and environmental benefits. Almost all of their projects incorporate top tier building envelope with high-quality glazing systems. They are out of the box thinkers always pushing the team to produce great work.

Worst company ever. Portsmouth and Avanew Single Family Rentals and Core Development Group are shady. So many issue to put up here but a couple are. No notice given multiple times to do work. Workers fighting and swearing, removing front door stairs without notice almost causing a fall. Boarded up back door without notice. We received a noise complaint due to the workers (Shammi's team). Mice destroyed multiple items (On the work order it states that Greenshield had to be paid before they would complete any more work) Didn't get a hydro bill for a year then hit with a huge amount. Say they want to work with you then send people to intimidate you. Stating "They know people that break arms for bad debit". Avanew is a disgusting company and should be shut down

They’ve been promising our development would be ready for 2.5 years now. No end in sight.

Have visited the worksite once every month for the last year and there are never more than 10 people on site at once. Seems very disorganized compared to other developments in the neighbourhood. Quite disappointing as we wish we didn’t have our money tied up in a development of theirs - if we went with others, we’d have our home by now (been waiting for 4.5 years now).

If I could make a recommendation to anyone google searching this group, I’d suggest you steer clear and put your money in a more reliable, efficient, communicative developer.

We are always excited when CORE DEVELOPMENT GROUP comes to us with potential new projects. Its rare that you get to design beautiful fabric buildings with a strong focus on community (within and outside the project) as well as a laundry list of other social/environmental goods: Place making, better quality housing, CoLiving rentals that are affordable, geothermal in every project, beautiful landscape design integrated with architectural and historical references, and finally long lasting durable and energy efficient construction. Its a joy helping bring these projects to fruition with the Core Team leading the way.

Core development group are pressuring, harassing and intimidating small homeowners in downtown Toronto to sell in order for them to build rental condominiums and thus drives up and control the rents. Despicable. They use all sorts of intimidation tactics to pressure homeowners to sell.
