We are leaving after 4 months here due to the constant smell of marijuana and cigarette smoke in our unit, and the water that comes up through our living room floor everytime it rains. We later found out the last tenant had the same problems with the apartment. What is worse is that building management knew about these long standing issues but instead decided not to tell us about it when we viewed the apartment.
I have pictures of the water seepage and had a conversation with the last tenant and management.
Management can only send out smoking notices that are ignored, or I was told some tenants are allowed to smoke (grandfathered into they're lease).
Maintenance is unable to fix the water problem under the floor.
So the next tenants after us are in for the same.
Oh and the building has a Pharoah ant problem we had them in our unit too.

This building is very old and not worth the rent this company is asking for. Unfortunately, my apartment was leaking from the baseboard heaters during a rainy windy night. There was a pool of water in the living room and management did not inspect it. They just informed me that leakage was in every unit that ended in 05. One day I opened the door. Management was literally cutting a hole in my wall in the kitchen to find a leak. There was no leak. The positive of the building is the harbour views and walking score. If I were to rent again. I'd rather spend that money on a newer and modern building.

Window mounted AC units are not allowed, and there is no central cooling. It can get really hot and humid during the day.

The space in each unit is small enough that any kind of floor unit is quite intrusive. There are also no non-janky solutions for tenants to externally ventilate output heat / condensation from a unit like that.

It would be a reasonably economical solution to install ductless mini-splits in each unit. The capital cost would likely realize in less than 5 years given the cost of running electric baseboard heaters in the winter + tenant's low-efficiency AC units in the summer. Even if it weren't economical, it would still ultimately improve safety, rental appeal, and make it more enjoyable to live here.

Building management is fantastic and fixes problems quickly, individual units are well soundproofed from neighbors. Easy access to downtown if you walk, easy access to the highways/bridges if you drive. Individual washer/dryer in each unit is also A1. Awesome spot!

The landlords are AMAZING. The maintenance staff fixes issues very quickly! In suite laundry, dishwasher, balcony and power included! Cat friendly! My only “complaint” is the construction noise. That’s not Capreit’s fault though! Construction happens everywhere.

Building has been undergoing major external construction for many months and will be for many more months. It is extremely loud if you work from home, work night shift, or are otherwise home during the day. Would definitely not recommend moving in until that is completely finished.

Lived in the high rise for 3 years, and never had any major problems or complaints. The common areas were always kept clean, and any maintenance problems were always taken care of quickly. The staff were also friendly and easy to get along with.
