Devon Properties recently purchased and took control of my building I rent from. In the course of a few weeks from their takeover of the management of my building we had fire alarms constantly going off and not being fixed. I’ve tried contacting the building manager (who has already changed to someone new which is really suspicious) and nobody answers emails or fixes problems. It’s also a brand new building and it’s gross, nobody cleans the floors, stairs, or elevators. There was also an issue with the rental company not communicating with BC hydro properly and telling everyone to just wait until they figure it out to make an account. All of a sudden our whole building gets notes on our doors saying that all of our power may get shut off within a few days cause nobody has been paying. How is this acceptable in any way when the company asks well over market price for 1 bedroom apartments. I will be paying exceptional attention and documenting all things to do with the my apartment and lease agreement knowing that my new company has terrible reviews and has a history of being unprofessional and taking advantage of tenants (easy to find lots of negative reviews for these guys there’s hundreds). Be careful renting from them. I unfortunately had no choice, the old company and manager who I signed my lease with was far better.

highly advise against renting from Devon Properties. We signed a lease for a property, only to realize within a day that it simply wasn’t suitable for our family. The place was far too small, and there was no way we could have raised a family in it. After coming to the conclusion that it wasn’t going to work, we decided to move back overseas to further our careers.

Despite notifying them promptly about our decision, Devon Properties decided to keep both our damage deposit and one month's rent, totaling $3,500, even though we never actually moved in. This was incredibly frustrating and felt completely unjustified. Their lack of flexibility and unwillingness to make reasonable accommodations for an honest mistake left us feeling taken advantage of.

In addition to their poor business practices, the whole experience felt unprofessional and dismissive. We would have expected better understanding and compassion, especially given our situation. We strongly discourage anyone from renting through Devon Properties—they are quick to take your money and seem uninterested in fairness or customer satisfaction.

Obviously, you have figured out this company's various irresponsible, deceptive, and unethical behaviors from everybody's recent comments. This proves that no one is an isolated case; everyone is a victim. As a client who has been working with them for two years, I would like to share my experience.

1. As a commercial tenant, I faced a 20% rent increase after the first year of my lease. If we disagreed, they will cut the lease and kick us off.
2. After signing the contract, this company canceled all the services they were supposed to provide for us. No one refunded the rent for this, and they have continuously pressured us to increase the rent. One of our former managers told me that they canceled security services because they believed that the city need to take the responsibility of the issue of public security, not them, so there was no need to increase their costs.
3. In the two years, our building has changed four managers. There were even long periods when we had no manager at all。 Do you know the reason? It's because no one wants to work for them in this building. The manager's office is a storage room in the underground garage, filled with clutter and lacking windows.
Security guards who used to work here actually had to come to our store to ask for water because all they were provided with was a faucet in the restroom.
4. Our lease includes the right to use two parking spaces, but they keep changing my parking lots, and there are always other vehicles parked in our spaces. They have no management at all.
5. The entire building experienced a water outage, and we received no notification. Our air conditioning breaks down once every month.

In terms of ability, integrity, and ethics, this company is not worthy of the fees you pay them. The only thing they good at is using their advantages to exploit customers. If you haven't worked with them, you're lucky. If you're considering engaging with them, I hope you to be cautious, they are not trustworthy. I don’t deny that there are some responsible employees in the company, but the management is undoubtedly the worst I have seen. I hope our experiences can help more people avoid falling into the trap.
