Diva was hired by our landlord to manage my landlords’ property. She was responsible for finding a new tenancy, our move out inspection and returning our security deposit. When I first met Diva she was friendly, easy going and seemed to have our best interest at heart. She apologized for arriving late which we did not think much of. However, literally every single encounter following that she asked to change the time for her convenience last minute or arrived later than the agreed time.

I was present during the open house for the property. She invited a personal acquaintance with no notice to the open house viewing. When prospective tenants were not present she spoke negatively about the property but spoke so highly of it when potential clients were there. She also complained about the landlord’s expectations compared to the price of rent with the unannounced acquaintance she brought.

As tenants, we provided the Notice to end tenancy more than a month before our move out date which included our forwarding address. We eventually were able to set the date for move out inspection after a week of hassle as Diva accommodated to meet us after our work hours.

Furthermore, she did not prepare any documents for inspection. Fortunately, we printed the proper RTB form beforehand and offered to go through the checklist. When given the move out inspection form, Diva simply crossed off all the checklists without a thorough inspection.

Finally, the most challenging part of our experience with Diva was lack of integrity. She was time again and again unreliable, inconsistent and unprofessional. It took us an entire month from when the cheque was written for it to reach us. She provided conflicting stories with no proof of excuses of why cheque was not shipped or not with her. She was condescending to us saying that she was “doing us a favor” and stated we were too far despite having our forwarding address for more than three weeks before. She disregarded our multiple attempts to reach her by phone call, text and email for days until we finally stated that we would have to reach out to the RBT.

Whether you are a tenant, landlord or a prospective client I genuinely caution you with working with Diva. I hope she also takes this experience to go forward in her practice with a bit more of professionalism and considerations for others as clients and people.
