It’s unfortunate to see all the negative reviews about DMS. I however can and will say the complete opposite. My wife and daughter and I live in a DMS building in Toronto (169 Jameson) and have had the most pleasant renting experience even until this day. Right from the jump when applying, Salvie and Marybeth were there to make the application process as easy as can be. They went above and beyond to rush our application as we were facing a time sensitive situation. Customer service experience was through the roof and we are grateful. Then there’s the superintendent of the building (Paul). Anytime we had/have an issue (big or small) he was and is always there, eager to help and find a solution to the issue, ensuring we are satisfied with the results. A big thank you to DMS for your continued amazing customer service. My wife, daughter and I really love our apartment!!!

I rarely leave negative reviews but now that I am here i see this company has a lot and i am not surprised. Long story short, Joanne the manager needs to realize she should speak to people in a less snobbish/arrogant way, especially when the job is dealing with people. she made me feel like an annoying, idiot for double checking some information and to be honest it made me feel really bad. Not the biggest deal in the world just wanted to mention it because I'm always very respectful and I'm tired of not getting it in return. I apologize that I inquired more than once but your advertisement is missing adequate information making it unclear to people and giving false hope. I suggest fixing it so others as well as your own time won't be wasted

My 2nd bedroom flooded 2 months ago (& continues too every time it showers)& they’re still deflecting & haven’t fixed it.
Entry condition report complete lies. Check everything - they will try to bill the tenant for everything.
My unit hadn’t even had the major repairs done from the previous owner, when I moved in.
Was told I had to move in on that date though or I would lose the unit.

I submitted a request asking to assign my unit (due to a severe cockroach infestation no less), and my request was ignored. After seven days, I submitted an N9 form, which was accepted.

Not only did DMS not refund partial rent for the rental period following the end of my notice (for which I had paid), they have hired an unethical collections company (with no LTB case against me) to go after me for an *extra* month of rent (without ever reaching out to me to explain I owed this).

They've ignored my emails to attempt to rectify this disgusting situation, and I've been left with few options other than to file a report for fraud.

If you're going through the same or similar circumstances, use my name to find my socials and contact me there. I'd be happy to share my experience as a witness.

Just absolutely disgusting human beings here!

Do NOT rent from ANY DMS property. The one I lived at is at 47 Spencer Avenue. They charge me $2300 monthly since October 2023. Absolutely ridiculous, especially since this building:
- Only has 1 elevator. Very very slow.
- My unit has ROACHES. Disgusting. I couldn’t use my dishwasher as they infested it. I find them in my whole kitchen, living room, etc. traumatizing.
- laundry machines are gross and barely functional. Always has pet hair, never clean.
- No garbage chutes, no compost. Have to carry all your garbage outside.
- They are offering free month’s rent and discounted rates for new tenants and when I inquired why I have to pay $2300 + the rental increase, they never responded.
- My unit was not fixed before move in- Superindendant says they will recaulk the tub and clean - they didn’t. It’s moldy and bathtub has a busted part that’s rusting. When I asked if they recaulked the tub before I moved in like promised, she just sent someone to put caulk over the old and took him 10 minutes. No cleaning or removal or even proper application done. As suspected, caulk wasn’t properly done, bathtub still moldy.
- Window screens are broken, flies were getting in during the summer and didn’t realize what was causing it til I inspected.
- floors are awful, really old, filled with scratches, dents, very unappealing.
- There will be unfortunate circumstances of shady characters getting into the building - this has happened twice and they stay in the staircase and leave a mess, it’s so gross. And if it happens on a weekend, you have to wait til Monday til gets cleaned. Disgusting.
- pet friendly building but added no pee signs just outside the building….what.

For this type of housing, they shouldn’t be charging any tenant this ridiculous amount. And instead of investing money in better security for their buildings and better renovations, they instead created new units that caused many many many water shutdowns for months, and also power outages, it was so inconvenient.

They also removed reviews from their properties so you can’t leave any negative comments. Already your first red flag. It’s because it will be filled with comments like mine.

Overall this company is unreliable and they give zero care about any tenant. All they want is money. Save yourself and rent somewhere else. Don't trust this company.

*Avoid the buildings owned by STARLIGHT and managed by either DMS or METCAP*

They are all working collaboratively to evict tenants who have been in their buildings to increase the rent per unit for new tenants with minimal renovations.

I gave my notice on August 26, 2024, and paid my rent for September on that same day. I had already paid my last month's rent (October) when I moved in (previously owned by Homestead).

On October 7, 2024, I received a notice of eviction dated for October 22, 2024. The year before, one of DMS's employees almost knocked an elderly woman to the ground as they aggressively pushed past her to get into her unit (she was moving out). They did not give proper notice, and she exercised her RIGHT not to let them in without proper notice. So, I moved up my move date, which cost me an additional $1100 + to get into my new house.

These companies are notorious for their unethical and illegal practices, and when you mention them to any law office or legal clinic, they scoff due to the overwhelming cases against them! Adding mine to the list!

After speaking with other tenants who have moved out of these buildings, people are going without appliances, heat, hydro and maintenance, not to mention the lack of cleanliness and safety protocols in the buildings.

Seriously, avoid any STARLIGHT building with these property management companies who care only about padding their pockets. START A TENANT BOARD IN YOUR AREAS WITH OTHER BUILDINGS! When you go to court, or the tribunal (Landlord and Tenant Board), you will have each other for support.

SLUMLORDS would be a generous term to use for these people. Do NOT believe a word they say...and CONTACT your MP's and MPP's to bring these matters to their attention.

If I could give a 0 stars I would. I never usally write any form of reviews. Not to blame the company, but hiring people like Tina Patel who is a property administrator is bizarre to me. On the lease agreement I had requested parking which was granted and it said that I would be receiving underground parking, come to find out it was never underground. I took it like a man and accepted it, then I requested for the key fob to enter the outside parking lot, which till now has not been given to me. I’ve tried to communicate with her countless time and never once do I ever get a reply it’s silent from her end. All ways ignoring me and being disrespectful I hope someone for the team can reach out to me and help me with my situation because it’s straight up wrong.
