Absolutely the worst experience I have ever had buying and building a home. I will never recommend this company. They take no ownership on their contractors take no ownership on the poor quality of their home. The house still does not have a garage that I paid for 10 months ago! Always giving issues, however I'm paying interest on the loan for something that has not even be built, tell me how that can ever be right?

When we moved into our new home in Greystone at the end of February 2024 we wanted to give Douglas homes a 5 star rating. The layout of our home is great and the inside finishes were looking good.
Unfortunately our problems started with the "seasonal" work that needs to be done. Everything on the list could have been done in a week's time, unfortunately only 2 small items from our list if 9 seasonal items were done in the last 3 months. We were told that our garage would be done by end of July. Up to date that has not happened. There is no communication, new houses are build and they are getting priority (stonework, garages, grading ect) and we are stuck with an unfinished home.
Frustrating as we can't build a deck, put a fence up or get a garden going. Unfortunately this is super frustrating and it feels like Douglas homes doesn't care about their clients.

Inspector said something like “Douglas was good at one point, but they are growing too fast, and the quality is dropping”

Warranty and follow up is terrible. We cannot get in contact with warranty department. They read and ignore messages. Our requests are not unreasonable nor are they urgent. They are simply concerns that need to be noted/acknowledged and addressed whenever. We have been waiting for some simple follow up items forever, and some fall on deaf ears. Terrible customer service.

I have advocated for Douglas Homes for years; unfortunately their customer service, skill & workmanship have all been on the steady decline as of late.

Sales staff present flippant attitudes, poor communication skills and lack of respect for the Real Estate industry as a whole. It's as though they're doing the Client a favour by selling them a home. To make matters worse, neither the general sales mgr, nor the owner of the company return messages.

Our valued Clients took possession of their brand new Douglas Home in Sunset Ridge in late June 2023, only to discover an unacceptable amount of deficiencies present; quite simply, the home was not ready for their ownership.

Of the numerous deficiencies noted, the most troubling included: no front sidewalk, no front/side/back exterior stairs to the home, lack of final grading/loam, missing exterior trim paint, no mirrors in any of the 3 bathrooms, numerous missing/broken light bulbs, missing kitchen kick plate, numerous missing wall plates, defective interior paint and lack of final cleaning.

Having been a Calgary/Cochrane Realtor for the past 21 years, this was by far the most embarrassing possession that I have been a part of.

Time to pull up your socks Douglas; the effort that you are currently putting forth is not acceptable.

I suggest not building with Douglas homes.
Our house wasn’t ready to be lived in and we still had to take the keys and on top of being lied to about timing of things being finished and more the sales reps are awful.
There are things they can’t control but building with Douglas homes has been an absolute nightmare

Now over 60 days post possession and we are sick of the lip service! The house remains unfinished, was not built as per the contract and there is a long list from the pre-possession inspection and certificate of possession that have yet to be addressed.

"The Builder shall be solely responsible for the cost to remedy any defective work, noted at the Possession Date and in accordance with any warranty provisions. Upon notice, the Builder shall use his commercially reasonable efforts to remedy any defective work within sixty (60) days..." - the signed contract

Some of the items are basic like paint and parging and aren't related to shortages of material yet they haven't been done before 60 days seems like breach of contract...

While other new builds in the neighborhood are receiving lights and siding prepossession we continue to wait. We just get told 'you are at the top of the list' or 'work orders have been made' or 'it is too rainy for the siders to work'.

Our home inspector has noted our smartboard ends have started to swell from being left unfinished and Tyvek house wrap is damaged from being exposed.

"The Builder agrees to construct the Home diligently..." - the signed contract

After many times saying they are coming to do things and then not we are left to wonder if they actually have any intention of finishing our house.

I suggest you stay AWAY from this builder. I would NEVER buy anything from them again.

I 100% regret buying from them.

Our home has dozens of deficiencies and defects throughout.

Save yourself the headache and walk away now.
