Spoke with Joanne Coles, asked about a flooring match; they have no record of changing my floors in the last year. She yelled at me and was extremely unprofessional and rude. I asked her to lower her voice because she was yelling at me as she was telling me I'll never be able to match it because I couldn't tell her the exact month it was done in.
I asked if they had receipts and could tell me who the contractor was and she said no. She refused to help me and treated me like scum.
I don't think she should be allowed to speak to anyone as her customer service skills are terrible.

I gave my notice to vacate. However, the person our area dealt with didn't tell the accounting team not to cash the next month's cheque. I had specifically asked her about the remaining cheques she had of mine because I wanted to avoid that exact issue. They don't take care of their units and only cover up mold.

This is the worst property management company. Do not rent from them. Here are my reasons why. I lived in Kitchener Ontario and here is my experience with Dubrick Property Management- Kitchener Waterloo. I dealt with Pam mostly. Pam made me feel beneath her, and as though I was an annoyance to her. I really disliked dealing with her. She was rude and her emails would be in caps lock with explanation marks like she was yelling at me?! Not very professional and gave me anxiety thinking about having to message her.

My boyfriend and I never missed a rent payment in the 3 years we rented from Dubrick. We are both young professionals who have good jobs and take pride in our home.

We rented from them for 3 years. When we moved in we weren't told about the ongoing rat problem that they had been having in that house prior to moving in. Within no time we heard and seen rats and found multiple droppings in our home. Also, the day of move in the backyard grass was so long you could barely get through it. It took us hours to cut it down. No wonder there were Rats. Upon move in the carpets and all windows and doors were in very bad shape. They were all rotting. Some didn't have screens and didn't close properly and closet doors were in the basement and off the hinges. They had a renter there previously who owned multiple dogs. The carpets smelt bad and were torn up. They said they would replace the carpets in ever we felt we needed and 2 years later when we asked they refused. They listed the house as gas heating, when I moved in it was electric. Our bills were an extra $700 month in heat. It took them 6 months or more to switch this over which included living in a renovation which was not fun.

A few months later when spring came we had bees living in our walls. They were flying around our basement to the point where it was dangerous for us to allow our pets down there or do our laundry. We were told to take care of it ourselves. We had black mold in our bathroom that they again, never responded to.

In January 2019 we noticed their sump pump was spitting water out our front lawn and onto the sidewalk, pooling at the base of our driveway. There was so much ice build up from the sump pump that we couldn't maintain our driveway or sidewalk. I notified them immediately with an email, photos and videos and they neglected to take care of the problem. Eventually the City of Kitchener came with heavy machinery to clean it up, and sent the bill to Dubrick Property Management. Dubrick Property Management pinned the bill on us and threatened us that we must pay it. this was a $700 bill..not in our name and not our responsibility. This was a structural issue with the location and improper discharge of the sump pump.

Months later when I was about to get my yearly rent increase i asked for them to come do some fixings we needed. Afterall, we had been there 3 years and they had done nothing for us besides threaten us and neglect us. I asked for them to fix the black mold, fix my front doorknob that fell off, mount some doors that had been off the hinges since we moved in and fix some windows. They refused to respond.

Upon move out we emptied all belongings and cleaned the house. It was in just as good as shape as when I moved in. They then sent me a bill for not locking the windows (they were alll broken!!!!) And not removing the garbage from the curb. (Obviously we took it to the curb for a reason,,, to be picked up.). They want over $850 for the windows and for the garbage at the curb.

I have sent a T6 form through to the Landlord Tenant Board and plan to ignore and neglect them the same way they did to us. They don't care about their units so why should we? Stay away from Dubrick Property Management especially the kitchener location. The only time you hear from them is when they want your money.

UPDATE: I moved out at 7 months pregnant and into my new home, I had just had my baby and the pandemic just started. Life was scary. It was then that I received a call that the $1600 was going to collections if I didn't pay. They unfairly won.

As a renter who works in the industry myself, I tend to give the Landlord the benefit of the doubt as I understand both sides of the Rental world. In this case, I can't give anything more than one star, which is still probably too high. Work orders go outstanding for months and the only way you get anywhere is if you constantly ask the Superintendent for updates. You can clearly tell nothing was done with your work order until you ask for an update, as all of a sudden there are dates of contractors showing up the next day yet no notice of Entry was sent to you before hand.
I can only speak for where I live, which is pretty disappointing. The onsite staff are not monitored at all. You can see this from the condition of the property grounds. I guarantee you the Property Manager does not tour the property, as there is no way it would be left as it is. If the Property Manager did take the time to walk the property as they should, they would find a decaying dead squirrel that has been rotting in the parking lot for weeks, an abundance of garbage in the tree brush that is never cleaned up, and the garbage behind the Waste Management bins that has been sitting there since Spring. But the Property Manager doesn't see this, because they never check the property. In speaking with other tenants, contacting the Property Manager doesn't help as she makes it appoint to make you feel like you are wasting her valuable time should you call her.

Given their tenants have to wait months for necessary repairs (leaks, rotting cabinets, broken windows) and the grounds are never tended to other than what the Landscaper does, and the Property Manager treats you like you are a third class citizen, I can't help but to conclude that Dubrick does not care about their tenants or their properties.
One thing you are guaranteed without a doubt, a rent increase each year, they are very diligent on that.

Website is down and even their staff never knew this. My apartment was run by them and in the beginning they were friendly and helpful. When they told us that we had to make sure our rent was in by 9am on the first or face problems, things went down hill. Nobody was gonna be told to miss work just because rent wasn't in by 9am. We gave rent a few times late just to prove they can't do anything about it. Still my experience was ok most of the time

My air unit has been broken in my apartment for 2 months. Not only has this property manager wasted weeks of time trying to save a few bucks, but is also extremely unreliable in terms of returning emails or phone calls to either my landlord or myself. They are not proactive or diligent in their responsibilities at all, which include chasing down the building owners to fund expensive repairs like mine. If you are looking at apartments and find out this company manages it, LOOK ELSEWHERE.
