It's not worth the price they're asking for it, because:

DIRTY POOLS with mold and chips. They are not repaired or cleaned.

BROKEN equipment and sticky, dirty surfaces in the GYM, dust and litter on the floor, dirty windows

!!!!COCKROACHES!!! are in apartments

Cracked paint in the bathroom on the walls and bathtub. Ignoring requests for repairs (baths) from the office staff.

And they CLOSE pools at 8 pm

If you love cockroaches Egrets Landing is the perfect home for you!

The buildings are INFESTED with COCKROACHES. From march-April there were 7+ roaches in our unit DAILY. They would crawl out from our dishwasher (we didn't use it once because it didn't close properly), the walls, and sinks. The roaches range in size and color ,there were even egg sacks found in our home on multiple occasions, indicating that they are breeding in the walls of the building. The complex was reported to the state due to the infestation, a report can be reviewed on the My Florida License website, select "lodging", search by name and type in Egrets Landing to view all reports. Even after the state came out 3 times, there were still 2-6 roaches in our home daily. All of the neighbors in our building shared the same issue.

Now, the front office staff. Malinda was easy to work with and responded quickly to emails. Ruth on the other hand, amazes me that she somehow has a job. Ruth is extremely rude and condescending to residents, especially when an issue is brought to her attention. My favorite example of this is when I told Ruth about the extent of the roach infestation. She told me to "buy a fly swatter" to deal with the roaches. Another neighbor told us that Ruth said the same thing to them, though she denies saying this to anyone. Ruth also shared with us that the complex is aware of who the "culprits" causing the infestation are, but the issue remains ongoing. Emailing with her is a nightmare, you either get a response pertaining to only one part of your email or no response at all.

During our time at Egrets Landing, our AC stopped working 2-3 times, our refrigerator has been replaced twice, our garbage disposal stopped working on multiple occasions, and have experienced multiple issues with plumbing. We only lived here for 13 months. On a positive note, the maintenance staff was always very kind and responded to issues like this in under 24 hours.

Don't bother using the amenities here, they're either broken or dirty. People leave trash throughout the gym and do not put equipment back. One night there was chewed gum left on the window sill of one of the rooms in the gym. The pools are dirty and moldy. Neither hot tub has worked properly for at least 6 months. People leave dog waste all over the complex even though there are multiple pet waste stations here.

For your well being mentally and physically, do not move here.

If I could give zero stars I would !! The leasing agents Ruth and Melinda are by far the rudest people I had to deal with looking for an apartment . We had a tour set up with Ruth and let me tell u, we were greeted so rudely and poor by Ruth . Her attitude is crazy I don’t even know why she has that job . she took us to a unit and we were greeted by 2 roaches 1 in the bedroom and the other in the living room . The apartment was dirty . She rushed us the entire time . She answers our questions like we were a bother to her . Melinda also lie a lot ! So if you’re having conversations with them I would say record it OR BETTER TAKE YOUR MONEY SOMEWHERE IS BECAUSE THIS IS 0/10 definitely DO NOT RECOMMEND! Booth ranch next door is top tier !..

August 21 2024 : they replied to absolutely nothing because they never ask about any information . I WAS THE ONE THAT REQUESTED TO cancel my application because of the roaches that was in the apartment that I would be assign to and the rudeness of RUTH AND MELINDA . Further more as I said these people are liars and I’m glad I got to take my money somewhere else before I signed the lease . RUNNNNN !!!

Would never recommend anyone live here. NOT WORTH YOUR MONEY AT ALL. We lived here three years. The rent was extremely high but the amenities were so poorly maintained. The grill never worked by the playground & they shut the other grills off on Easter with no notice so my family could not have a gettogether. Majority of my time here the pool had almost 0 chairs and the ones they purchased were so cheap they were broken immediately. The gym would be either 80 degrees, closed at 6pm, or just closed with no notice. They removed almost all of the trash cans. Therefore, dog crap and trash everywhere. No trash can near the mailboxes so people stuff dog crap in the mail recycling bin. No trash can near the car wash so you cannot clean our your car. What are we paying so much money for? All it takes is COMMUNICATION to your residents about why there are closures to avoid these frustrations. A simple community newsletter email, etc. They will send a renewal rate that is HIGHER than what the floorplan is listed for on their website. That is MONEY HUNGRY and shows no loyalty to long term, honest residents. They charged me thousands in a pet deposit and pet rent over the years only to send me a bill at the end of my lease term for a carpet they were obviously going to replace anyway (since we had lived there years). Again, MONEY HUNGRY. The pet rent or deposit was not applied toward it whatsoever so I have NO idea what my money was going toward all that time. Not to mention, it is the cheapest carpet they can possibly put into units. I never felt my money was worth it here. AVOID. HATED IT. Boot Ranch next door is 100 times better (we used to live there -biggest mistake was leaving)

Dear Future Egrets Residents,
My wife and two young children have lived at Egrets since April 2024. Since May our AC unit has not properly cooled our apartment almost every night because our AC unit is not working correctly.

Every night our AC unit runs continously from 4pm to 9pm/10pm based on how hot of a day it has been. What's worse, is the AC temperatures raise from 76 degrees to as high as 79 or 80 degrees again depending on how hot of a day it has been.

I have contacted Jessica, who is the general manager, and her boss Jody Turner and her boss Brittany Leach about this problem and even included engineers that I'm personal friends with and they have given Egrets certain ideas on how to correct our broken AC unit but they don't seem to care. Our AC cost is through the roof every month now and even after almost 3 months of this constant problem they still have NOT fixed the problem. 77/78/79 degrees every night, is TOO HOT. If being cool in your apartment every night is important to you, please think carefully about this decision.

They should change the name of this apartment complex to Roaches Landing.

I lived here for 13 months and let me tell you, I was counting down the days until my lease was up so I could get out. The apartments are infested with German Cockroaches of all different sizes and colors, so you know they are breeding between the walls. Our apartment was spotless, we used traps and Zevo and even had pest control out multiple times a week but our apartment was still overrun with the roaches. When the front office found out about the infestation their response was “we leave that up to pest control, they are doing what they can.” Ruth also told us to buy a fly swatter, although she will deny she ever said this even though multiple other neighbors said she told them the same thing.

The amenities are either broken, dirty or overrun by people who don’t live in the complex, and I hope you don’t mind ruining shoes with dog waste because the lazy tenants never pick up their dog waste even though their are stations all over the complex.

The few and far between pros of the complex are the maintenance guys are very friendly and respond very quickly to apartment needs, Especially Steve, he was great. Melinda was also easy to work with and was always nice to me, Ruth not so much.

I would strongly suggest looking at other complexes if you are looking to move in the Palm Harbor area, unless you would like to live with German Cockroaches!

Ive lived here for almost 2 years, and as someone who has lived in 5 different apartments over the years this one is the best. To start the location is wonderful, close to Tampa airport 25 min, a Target across the street and in between clearwater, tarpon, and safety harbor. Second the neighborhood is safe. I have never once felt uncomfortable or unsafe. It is a lot of families and older people and everyone minds their business. Lastly and most importantly it is quiet. Theres
plenty of parking, no towing, very clean ive never had bugs or ants or cockroaches. The pool and hot tub is wonderful. Whenever ive had small maintenance issues such as garbage disposal or toilet handle they fixed it same day. This place is wonderful

I lived on the property for 14 years and loved it. The maintenance was done quickly and professionally. The office staff was easy to work with. Nice amenities. If not for moving out of town, I would continue to sign the lease
