I had a deeply frustrating experience renting from Eleven Eleven Properties in Lunenburg, Nova Scotia. There were numerous unkept promises, particularly with regard to essential repairs. The front deck, which was rotten and unsafe, took *eight months* to be replaced, and even then, it was left incomplete and dangerous without railings for the remainder of our lease.

As a company managing properties in a UNESCO heritage site, the state of the house was frankly embarrassing. The siding was rotten, the exterior paint was peeling, and the overall condition of the property was in disrepair. It was clear that the landlords prioritized the businesses they rent to over the tenants living in their residential properties, as there was a complete disregard for making even basic cosmetic repairs.

The most disturbing part of our experience came toward the end of our lease. We had to apply for our security deposit to be returned, as it was not given back to us automatically. The owner, Scott Sherman, even went so far as to *threaten to report us to the credit bureau* over the oil tank not being filled, despite the fact that it wasn’t filled when we moved in, nor was it stipulated in the lease that we were responsible for doing so.

There was also significant turnover in staff, from property managers to carpenters and painters, which may explain why most of the repairs were never completed. The new property manager never formally introduced herself. Instead, we first encountered her when she was lurking around the backyard attempting to access the basement without notice. She was confrontational and demanded that we remove all our belongings from the basement—contrary to what we were told when we moved in. The basement had been presented as a selling point for additional storage, yet suddenly, we were given 24 hours to clear it out. The entire situation was unsettling, and we felt unsafe in our own home.

I strongly advise anyone considering renting from Eleven Eleven Properties to exercise caution. Ensure any agreements, even the smallest details, are clearly outlined in your lease, and be prepared for the possibility of being gaslit, threatened, or intimidated by this company. In our experience, they operated more like slumlords than a professional property management company.

property managers/ landlords will not return your calls or texts at all or in a timely manner if you have an issue.. and if they do answer your calld, they are so rude. they worry more about getting apartments ready, than deal with the tenants they already have. rent is unreal for the 2 star quality apartments there is. LUNENBURG NS

We normally don't give our opinions on social media. However, this is a great firm. We rented a commercial space at the Old Post Office in Lunenburg and dealt with everyone in the office. They were great! Maria and Maureen were always able to get things done whenever there was an issue.

The properties are great and each seems to have a unique character. We would definitely rent from them again.
