I have lived at 251 Manitoba St since end of 2022 and have enjoyed my time at this condo. The finishes, layouts, and amenities are all nice. The other residents are generally nice, but as with any building there are some that are louder or inconsiderate. I see the cleaning staff working regularly and they seem to do a pretty good job staying on top of things. I've had limited experience dealing with the property management but when I have they addressed the issue promptly. The front desk staff/security have been polite and helpful when needed, that being said they need to do a better job enforcing parking restrictions on the laneway/quad.

The location is great as it is beside green space, near the GO station, and with mainly easy access to the Gardner. The street parking can get busy but it has been manageable.

Overall I have enjoyed my experience at this condo and don't have any plans to move.

The building’s air conditioning went out on Monday, and while we got an update that a technician was coming and that it had been fixed, the issue wasn’t resolved and continued into last night. Although another tech came in, it only got a little better.

Since this morning’s update, there’s been no further communication. With the heat this intense, a lot of us are really worried — especially for our pets that are home during the day. It would be super helpful to get more regular updates so we’re not left wondering what’s going on.

I understand the team is working hard on the backend but this situation requires more frequent communication even if the update isn’t one we are looking for.

Chute is a big problem here, residents are suppose to dump their garbage at ground floor loading area, it looks like its very difficult for management to manage this basic condo facility. My room looks like this if I missed to dump my garbage for a day or two

I was a resident of Empire Phoenix Condos from January 2023 to October 2024, and here is what I’ve learned:

The building management / and subsequent policies change quite frequently. The pool was opened much earlier and for longer last year than this year. The barbecue terrace used to be free for all to use (tons of green space and seating), now it requires a booking 24 hours in advance which is just ridiculous. The gym layout is frequently changing, however the gym itself is nice. That’s about it for the ameninities.. The sauna is frequently in and out of service and repairs are never done promptly, the water lines are in a precarious state despite the building only being two years old.

Management is quite cold and difficult to reason with, front desk workers can be incompetent at times.

I loved this building the first summer I lived here but since the change in management and security it has gone down hill. You can tell the building is cutting corners any way they can..

On top of all this the community is a mixed bag. You have families and couples and dogs galore but with this comes a lack of consideration, bags of dog shit are often found at the entrance of the park (right beside our building) and the smell lingers.

If you plan on living here best of luck, i hope they figure it out quick.

This is the worst building you can live or rent at..
please read this before you think of buying in this building or renting..

1) the building has lots of noise 24/7. You can not sleep in peace. As you hear many fire trucks. Ambulances & police cars everytime in the building.

2) brand new building, the elevators never work.

3) there’s always crime in the building. If you don’t believe me. Check the news on the building.

4) there’s never hot water.. imagine paying for utilities and not having hot water..

5) you will be paying a lot of money to live here and NOT BE IN peace & waste your money.

5) you will never have a good rest or a goodnight sleeping in this building as there’s always noise. Never peace.

I would highly recommend looking at other buildings and checking them out before making your decision to live at 251 Manitoba street & INSTANTLY regret it & you will not have peace of mind.
I would NOT advise to buy or rent at 251 Manitoba street, Etobicoke.

Building needs to -
1-change the incompetent conceirge and security. The one in 2023 was extremely good.
2-needs to control unauthorized people using the parking.

I live, and have lived in this building for over 2 years. Here are my thoughts:

The building management can't seem to get unauthorized parking under control. Tenants park and block the entry/exit way to bring in their groceries/take their pets for walks at the park, etc. but the building will not get anyone towed. Same with in the courtyard. It's packed with people parking illegally blocking everyone from getting in/out of the parkade. This has been an issue since day 1. I had to wait 10 minutes at the entrance of this building (where I pay to live) with a line of over 10 cars behind me all honking because someone in the exit lane was in their unit bringing in groceries, and someone in the entrance lane was literally at Grand Park walking their dog. The building does nothing to manage this.

My first unit reeked of sewage. I complained over 10 times and they did nothing to resolve this. Whenever I had guests over they would complain of how awful it smelt in my house. I had to air out my unit every day after work before I could begin to settle in and make dinner. I ended up moving into another unit because one came available. Less than 1 month after I moved out the area near my unit flooded and the walls had to be torn out. Yet management said there was no plumbing issue... hmmm...

The buildings water always gets shut off because of plumbing issues. If the water is working, the hot water isn't. This happens numerous times a week for hours on end. So if you have plans to go to work, make dinner, go out in the evening don't count on the water running for it. Keep spare jugs of water aside.

I will say the new management are much kinder than the previous a year ago. But this building (being brand new too) has just way too many issues. I feel horrible for the people who actually own a unit. Thankful I am a renter and once my lease is up I can get out of there

The employees are incompetent and only make life more difficult, housing costs a lot of money, and problems are made big, instead of being solved in a few minutes.

I don't recommend living here, constant stress and nerves
