Great experience buying my first home with Epic Homes. From the very beginning Norm and Holly were very professional and responsive with clear communication that kept me updated on the progress. I was happy with the collaboration and flexibility that allowed me personalize my home to my needs. Customer service
has been exceptional. We had a direct point of contact for our concerns. I had some issues but post-move-in support from Norm and Dave was great as most issues were addressed promptly. Still some issues which are being taken care of. I highly recommend Epic Homes for their excellent customer service and dedication to craftsmanship. The overall process was smooth and I am happy with the results.

Epic homes, Kanaka Springs, is extremely deceiving.
The first day after we moved in our upstairs shower leaked so badly it destroyed the walls and ceiling of the main floor bathroom and leaked down into the basement, they cut a massive hole in our ground floor bathroom ceiling to replace the pipe, took 2 months to re-drywall and spray it, and another month to repaint it. It went downhill quickly from there over the next few months - our main floor and stairs had to be repainted due to touch ups all over both walls with a different color paint, main floor walls are out of square, framing isn't plumb, doors are missing paint on the top and when brought up we were told ‘well you don't see it anyway so were not finishing them’. Our back door was installed unpainted and covered in glue and it took them months to replace it, while we watched them install brand new doors everyday at houses beside us. Our garage was leaking water through the concrete and they told us that they never actually put any waterproof coating on it because its a ‘separate dwelling’ and didnt need it. They fixed it, only because they didn't want us to tell all the other neighbors and cost them money, but oddly enough every house built after ours had the waterproof coating. After digging up our backyard to fix it, they never replaced the grass that they destroyed, or the pavers that were damaged from their machinery. Drywall seams and nail pops throughout the whole house that took weeks of back and forth for them to only fix half of them because they ‘didn’t want to fix the entire ceiling’. Our home has an unfinished basement but the exterior walls of the basement came drywalled by Epic, 6 months after moving in we had water pooling all over the floor. We called Epic, who removed the drywall to reveal insulation that was so wet it was rung out on every exterior wall. They removed the drywall and brought in fans for 5x days to dry it out, at our expense for the extra heating and electric bills. Shawn fought back and forth with us for over a month trying to convince us that the POOLING of water on our floor was simply caused by sweating concrete, and insisted that the resolution was to install multiple ‘inspection holes’ all over the basement. In doing this, they removed some insulation and cut out the poly behind each vent in our home, knowingly & directly violating the bylaws of the city. The airflow of these vents make heating our basement near impossible & expensive. Fast forward to 4 weeks ago, where low and behold the ‘inspection holes’ failed because weirdly enough concrete doesn't actually sweat to the point of soaking insulation and pooling water past the drywall, insulation, poly, framing, and onto the concrete pad. It’s been 1 month since it was reported and we have only got one 1/4 walls removed, leaving 3 walls soaking wet and potentially growing mold that is being circulated through our home with 3 children in it every day. Shawn, the site super, came in and insultingly told us that we should either a) Install even more of the hideous vent holes, or b) just remove ALL insulation in our basement, ALL the poly barrier and close up the wall with nothing behind it so we could get ‘more airflow for the sweating’. We had Lee and Dave attend after Shawn who within seconds agreed with us that concrete DOES NOT sweat to this extent and its very clear there is a crack in our foundation or our damp proofing has failed. It’s now been one month of this argument where all we want is to not have a house that leaks water into itself, and to have it fixed properly and I have yet to even get a single update.
Run far away from Epic homes unless you also want to be involved in constant battle to simply have a livable home. Take it from me, or take it from the 45+ other homeowners in this complex that speak on the regular about our consistent issues, many the same as ours. Do not buy here, or from this developer.

My experience with Epic Homes, living at their Kanaka Springs development, has been a complete nightmare. From the start, there were signs of trouble. Ryan, one of the owners of Epic Homes, tried to manipulate us into accepting a house exterior colour that struggles to sell, likely to offload excess materials onto buyers who had already committed to purchasing and finalized the exterior colour. On the day of occupancy, a lot of things we addressed in our deficiencies walk through weren’t dealt with and Ryan’s response was that we didn’t have to worry, that things can always be dealt with at the service appointments which happen at the 2/6 month and 1 year mark. We were a fool to believe him.

Throughout the construction process, communication from Ryan was extremely poor and practically nonexistent. Since so many issues that were supposed to be addressed after moving in were brushed aside, we were left with a long list of problems. Within the first month the bottom of our front door became a brick of ice due to frigid temperatures. Our front door handle was consistently getting stuck and the strikers were missing, all which still remain unresolved almost four months later. When we submitted our first service request in March, we were told that our request will not be replied to until after April 8th, due to being “understaffed”. However the real reason is because Epic Homes had an open house for the newly released townhomes on April 6th - Ryan was present that day as we saw him there. The place looked immaculate and all the showhomes were beautifully put together. Make of that what you will but it’s clear to us where his priorities lie, spoiler: it’s not the homeowners who’ve already invested in his company. The slogan Epic Homes uses often in their promotional material is “built by people who care”, but nothing could be more false.

Not only was submitting service requests a chore due to slow response times and lack of communication, but the entire concept of the “service appointments” is a lie. We were given the impression that they would come in and fix things up according to what our concerns were at the 2/6 month and 1 year mark, but actually, what happens is you need to constantly nag them and eventually they will come back and say that Ryan has rejected 95% of the items on the list. For anyone reading this who is considering buying from Epic, just know that the service appointments are just you making reasonable requests to fix things around the house and Ryan getting to decide whether he will or won’t do them. It’s a roll of the dice, and it’s always in favour of him because he doesn’t want to spend money on occupied homes as it brings down his profits. The quality of workmanship was subpar, evident in crooked walls and shoddy construction throughout the house. Any attempts at customization only revealed more flaws in the construction.

It's been a constant stream of headaches and frustration since moving in, compounded by Ryan's greed and corruption. I strongly caution anyone considering Epic Homes to look elsewhere. As we are slowly getting to know our neighbours, we have spoken to others living at Kanaka Springs and many of us all have had numerous issues with our homes, and it seems like we are all left to fend for ourselves. Even one of their suppliers technicians who took a look at the issue with our front door was appalled and disgusted by the condition, quality, and workmanship of the door and stated even more problems that we didn’t notice. Not only do other homeowners agree, but so do professionals who work in the industry.

If anyone wants a closer look at the problems I've encountered with Epic Homes, I'm more than willing to share my Word document containing detailed descriptions and photos.We can no longer ignore these problems and must address them publicly so that people can be warned about the malpractices which all stem from Ryan’s immoral behaviour. It is abundantly clear that once he’s received his payment and the transaction is done, it’s a chapter he closes for good.
