i cannot speak to other peoples experiences with this company; however, i rented from them for about 7 years, ive deducted one star because they wanted to raise the rent higher than my budget allows, so i moved out, but had no other major issues.

my move out was easy, they returned my damage deposit in a reasonable amount of time, only deducted ~$100 from the deposit for what were [and i agree] fair deductions, and gave a 50% discount for these repairs for being a long term rental.

they did not deduct from my damage deposit for damage outside my control nor for any regular wear and tear, and after 7 years in the one place, there was certainly both.

decent service when i was there, repairs were done quickly, staff usually replied to anything i needed within a day or so.

Avoid this company at all cost ! They are a bunch of crooks ! If they try and scam you for more money call the Office of Residential Tenancies (ORT) and they will change their tune right away. They will try and scam you out of your damage deposit and try and charge you over and above your deposit for fake charges. They tried charging my spouse and I $2400 over and above our damage deposit of $1400. So they tried to take $3800 from us. The only reason they don't have a one star rating is because they get their employees and their family members to make bogus Google reviews on here to boost their rating.

Scammer when it comes to your damage deposit. They will find a reason not to return your damage deposit. Even if your unit is not damaged when you leave it. They have no conscience, I hope they have bad karma for what they are doing.
True trash company, their tenant trusts them but when there is a problem with the unit you can't even contact them. Their receptionist is too lazy to answer the phone, and when you go to the office in person, your concern will be forwarded to another colleague and not even give you good answers if you ask question. She doesn’t know everything.
I will consult my issue regarding my damage deposit with the Office of Residential Tenancies (ORT) .

Absolutely terrible company! They are darn near criminal in their stealing people's damage deposit and charging you more over and above your deposit. If they try to steal from you call the Office of Residential Tenancies (ORT) and they will change their tune right away.

Trash company. Took them almost a week to get someone to fix our water heater, and they didn't even bother hiring an actual plumber so it took an extra couple days to have it fixed properly. Took them almost a month to have grass cut in the backyard area of our townhouse. Our sewer had a small back up once on a Friday, and called them to let them know, told us it couldn't be dealt with until next week and told me I could do it myself if need be. They also blamed it on us for being a leak on the clothes washer hose when you could very clearly see the water coming up from the floor drain. Neighbors have had police called to their house on multiple occasions due to domestic fights and they don't seem to care about it even though it's caused physical damage to their property in the front steps. Multiple times I have attempted to call them about issues and they will screen my calls and simply not call back. They charge you more than average rent in town and maintain the absolute minimal for you.
