We have been living in one of their new building for nearly a year and for a property marketed as a “luxury” unit it is far below. The front office concierge team is the only saving grace. Their property manager (Leo Delgado) and Corporate team (Tenzing Tsepak) are full of false promises. Some of the incidents that we have experienced:
- generator and power cut while in elevator and dropped
- public amenity (pizza oven) not made available when when we booked in advance to entertain guests. No recourse here.
- AC not working all summer. False promises to replace the unit, instead we were supplied poorly installed portable units (see image). We had this all summer when it was promised a plan would be in place to fix it within 4 weeks. We are still waiting.

Their front office staff deserves an award. Not much I can say for the rest and not worth the premium we are paying.

Congratulations to [Company Name] — truly the worst real estate company I’ve ever dealt with. If there were awards for false promises, cutting corners, and treating customers like garbage, they’d win gold every year.

Let me paint the picture:
They market themselves like they’re building luxury resorts. What you get? Barely finished shoeboxes with the structural integrity of a gingerbread house. Cracks in the walls within weeks, plumbing leaks before move-in, and finishes so cheap they’d fall off if you looked at them too hard.

The customer service? HA. Once they’ve got your deposit, you’d get more warmth and responsiveness from a parking meter. Emails ignored. Calls go straight to voicemail. It’s like they vanish into thin air the second you need help.

Oh, and the delays? You’ll wait so long for possession, your hair will go grey and your kids will grow up. And when the building finally completes, it’s nowhere near what was advertised. “Upgraded kitchen”? More like IKEA leftovers glued together by interns.

Every complaint is met with either blame-shifting, fake apologies, or total silence. They love using phrases like “we’re looking into it” — translation: we’re doing nothing.

The worst part? They know they’re scamming people. The glossy brochures, fake reviews, slick-talking sales reps — it’s all a trap. A shiny, overpriced trap that falls apart the minute you move in.

Do yourself a favor and run. This company builds more disappointment than homes. If this is the future of real estate, we’re all doomed.

My experience with one of Fitzrovia's boutique rentals so far:

Moved into a half finished building (Elm Ledbury) back in Sept 2024.
- No hot water for the first 2 weeks
- Barely any heating (19C) since moving in (still ongoing)
- They locked down the elevators to a single one during the weekdays so takes like 10 minutes for each trip for the first 2+ months
- Constant construction; starting as early as 6am with drilling and hammering
- NO HEATING in all common areas of the building
- Amenities are constantly out of service
- The staff and people working the building are suffering tremendously because of the lack of heat
- Concierge and staff in the buildings are amazing; just nobody in corporate seems to care about their tenants

As a tenant in one of their properties, they are worse than Metcap. Absolutely no consideration for the tenants or the tenants wishes unless it aligns with what they are going to do anyway. No consideration for how much disruption they are causing with their building work/renovations, and they're making no attempt to do it in the least disruptive manner to the tenants. And they don't care for the tenants safety or security as evidenced by the removal of the safety mirrors in our corridors.

Maybe it's different in head office and other buildings, but in our building they are awful. Seriously, Metcap was better on so many levels.

They talk a good talk, but don't actually care about the people they service. They do not listen unless it aligns with what they already believe. They do not respond to emails. They believe they are "saving" the poor stupid people that live in their buildings. We don't actually know what we want and need. Trust me they know better 🙄
