I pay out the *** in ever-increasing condo fees every month only to be met with a condescending and downright rude attitude from our property manager (whose salary I and other home owners are paying!!!), and nonstop “repairs” being performed on every single unit at an exorbitant cost despite being wholly unnecessary for most units: replacing mailboxes, replacing garage doors and repainting front doors in perfect condition to match the sad beige aesthetic (god forbid the baby blue sticks out!), and now entirely repaving all driveways despite ours not having a single crack or depression. I am sick and tired of having my money mismanaged by a person who treats us like misbehaving children . I cannot wait to afford a freehold property to be freed from this property management company’s incessant BS.

We are still waiting for an issue regarding back water to be resolved since June 10th. The occupant on the left side of our townhouse blocked the drainage and till today, has yet to make any changes. The property manager claimed to have informed them of what needs to be done. We have tried to follow up with the property manager but he does not pick any calls and has not responded to any of our emails or voice mails asking for any updates since July. I have taken the time to put our email thread together in a PDF document and escalated to their generic email, no response yet. I'm just baffled at the level of unprofessionalism. I hope this review will trigger a response.

My building goes through property managers every couple months. My fees keep going up and they just blatantly ignore my requests for fixes around my unit (constant mice, mold in my storage unit, burnt out lights in the garage, broken weather stripping, door handles coming off my exterior door).
Today the underground garage door wouldn’t open and my kids got stranded at school. The lady on the other end questioned why I was calling the emergency line.

Folks, I mirror the same frustration and terrible experience with the current project manager of our building with all the poor reviews. I've had nothing but terrible feedback and high cost on reparations in our condo unit. It seems that the contractor was given the green light and the work in our unit was carried out while we were away, against our wishes. Total cost for reparations was sky high and feed back on queries on invoices were inadequate from MF management and the contractor. Better off filing complaints to BBB Ontario and CMRAO. The responses to my complaints to MF Management manager were quite inadequate. The incidents have been a personal racket for my wife and myself on how poorly the reparation projects were carried out and the high invoices by the contractor have been managed by MF Management.

If you are a Realtor watch out because they cut your lockbox off. Apparently the lockbox has to be registered, but they didn't post a note by the lockboxes with who and how to register. They also didn't notify our Board about this rule. When you call with questions or complaint they don't call you back. Very unproffessional company.

Glad that I’m a tenant and not an owner, otherwise I’d be furious with exorbitant condo fees that you would be paying them to do absolutely nothing. I feel for my neighbours and owners whose property values have suffered due to their mismanagement.

Unwilling to come up with actionable solutions for the legitimate problems and concerns of residents. For example: this door has been shattered and taped off for half a year now. How is this acceptable? Isn’t that a fire hazard?

Common elements (like a party room) remain inaccessible to residents for over a year, but their staff seem more than welcome to use those privileges that are paid for by the condo fees.

Really bad property managers. Literally anyone else could do better.

Thank goodness this company was removed from managing the condo where I own a home in Guelph. I agree with all the comments about Dave Wilson's rudeness. I am glad I no longer have to interact with this man!. Not sure how he holds a job in this field, but look out- for any of you that still have MF Properties and Dave Wilson as your property Manager!!

Added to MF Response: Funny how for all the negative reviews, MF Comes back with the same garbage...email us at..etc..When I had a problem with the bully Dave Wilson, the email address provided was going directly to Dave Wilson's inbox. You can't address the issues about the bully, with the bully!..Now the best defense from MF is Dave is retired...I wonder why?. This company needs to retire. Terrible and incompetent all round.

They are horrible people. Natali Marconi. I am planning to sell my condo on 1440 Gordon Street because of these horrible people. My mom has alzheimer’s disease. She is already on the waiting list for the ling term care. Two times she run out from the condo and probably could not find the unit to come back, she tried to enter the other condos but once she seas that it is not our condo she left right away. We apologized many times. Natalie called the police asked them to put my mom in custody. Also sent me 270$plus tax for this incident. Yesterday my mom throw her dentures to the garbage. I called them and sent them an email right away to open the garbage bin. They did not return back to me. Today on the second day finally i reached out the people to open the garbage room. They again charged 150$ and did not allow me to enter the room. The young guy spent 15 minutes came picked up the money and left. He said tons of garbage could’t find our black and red garbage bag. I am not even mentioning how rude people they are… They both yelled at me on the phone. I am wishing that they would have the same situation with their elderly someday. It is already so difficult to take care of alzheimer’s patient 7/24. A little bit empathy and kindness should not be this much difficult to show to people who is dealing with major sicknesses. They are so far away being kind, nice decent human beings. I am not sure where can I complain more about this horrible, useless management. So much luck of empathy. I am not sure how many thousand dollars i will pay for the new dentures now. Also my mom will not have the dentures for how long i don't know. We all are human beings we will all get old. This week my mom is going to long term care of course without the dentures… She will be in new stranger environment without even eating decent food. How can i feel good?
