I was looking for a home to rent in April 2024. I was out in touch with Kelly Bell who immediately took me out to show me a few properties in Cameron. I fell in love with a little charmer on Sturgeon Lake and Kelly made it happen for me. She was so helpful and friendly, and made my experience so easy. I love my little home. It’s absolutely perfect. The view is beautiful. The properties around me that are Flato rentals are clean and tidy and the staff is always so friendly to me!! Thank you Flato Developments for helping me to live my best life!!

I’ve had a very disappointing experience with this builder. They charged a huge amount at closing, yet the project looks abandoned. no rear decks, no grading or sod, and the driveways remain unfinished. It doesn’t even feel like a proper community.On top of that, they collected a tax deposit from buyers but never paid the town. Now homeowners are being billed the full property tax directly, with added interest, while the builder does nothing to address it. Owners are essentially out of their tax money, and this raises serious concerns about the builder’s financial situation. Overall, the lack of transparency, poor management, and unfulfilled commitments make it seem like the builder is in trouble. Buyers beware!

Stay away from this builder. Six years and multiple delays later I’m still waiting to get possession of the property. I signed the agreement on Aug 11th, 2019. Today is Oct 25th, 2025. The latest occupancy date provided by builder (after changing it multiple times) is Jul 2nd, 2026!!

DO NOT FALL VICTIM TO THIS BUILDER! They remain my greatest regret and mistake. If you're a new home buyer, please stay away from FLATO!!! DO NOT BE DECEIVED BY THEIR PAYMENT PLAN,IT IS A TRAP,A BIG TRAP!
If you don't want to be dealing with anxiety, debt or depression, stay away from Flato please! FLATO is the worst builder with zero empathy and compassion, Zero integrity and heartless! I pray that Flato will not happen to anyone that I know.
Imagine every time you go for a walk in your estate, you meet different people with the same horrible stories about Flato? Not a single person has a positive thing to say about them. They made so many of their buyers cried and put people into a web of debt. They would pretend to be nice until closing time, then you will see their true color. They will cut you off with no response to emails and will hand you over to their lawyer to deal with you. Any rating above two is actually coming from either renters of their cottages or their staffs. I repeat nobody that has bought from them have any good thing to say. They rip buyers off and bully them. THE WORST EXPERIENCE EVER! After almost 5 years of waiting and 6 extensions from Flato, the home was finally ready, but guess what; we were charged $57,000 developmental fees and other closing fees totaling $87,000.Yes you heard me right,$87,000 !!!!! for a closing fee. They never released Statement of adjustment despite asking many times until a week to the closing. The worst thing is that they refused extension ;coming from a company that extended more than 5 times, delayed for years WITHOUT ANY COMPENSATION! AFTER BACK AND FORTH WITH LAWYERS WE WERE CHARGED $750 PER DAY and only extended FOR ONE WEEK .REINSTASTAINMENT FEE OF 16K PLUS OTHER STUFF MAKING IT $126,000(one hundred and twenty six thousand dollars) for CLOSING FEE. My mortgage broker said she has never experience this kind of worst builder in her 30 years of experience. Flato's social media comment section is disabled in order to suppress the truth about the real people's experience.
They charged property tax of $5,000 that was never remit to the city and the city keeps writing for another payment.
Flato's workmanship is so inferior and cheap, no quality products used.
So many moved in ready because the owners were unable to close due to the high closing costs that they purposely leveed on home buyers, Flato made so many people depressed.
Almost a year after we moved in, we are far from recovering from the trauma and damages caused by Flato. We were robbed of the joy of possessing a new home. A year after, no access to the backyard because they are yet to grade it, driveway has not be completed, muddy streets that is not tired, dusty pouch and front doors. Oh mine! I regretted the day I came across this builder. Flato stripped us naked, cheated us, took everything away from us and bullied us. They postponed 6 times and delayed for over a year, yet there were no compensations, instead we were being bullied and threatened. It took a lot of courage for me to do this, but trust me, I have been through hell because of this builder and the truth must be told to save other people. The pain caused by them overrode all the joy we were supposed to experience in this new home, Oh! Flato did us dirty! One thing I know is that It can take years, but KARMA is real. God will surely repay Flato with their own coins. They will get double portions of all the pain they caused my family. I wrote this with a heavy heart. One day, I will be able to create more awareness for broader audience, nobody deserves to go through what my family went through in the hands of Flato. Thank you.
FYI: Don't be deceived by the auto comment they usually leave under reviews for people to contact their office for assistance. They are pretenders and liars, they would do nothing to help. They planned and did everything on purpose, "Stealing from Paul to pay Peter" (you can decode).

Cottages at Sturgeon Lake

My husband and I and our good friends just returned from a wonderful stay at The Cottages at Sturgeon Lake. This cottage was beautifully decorated and impeccably clean. The attention to detail was truly impressive, from the fluffy towels and cozy robes to the pleasant shower soaps and hand lotions. The beds were incredibly comfortable, making for a restful stay.
The location was perfect, and despite the winter storm, we were still able to enjoy the hot tub and bonfire; the property even had it own skating rink which made the experience even more memorable. The kitchen was well-equipped with all the essentials, and relaxing by the double-sided fireplace was an added bonus.
I would definitely return for another stay and highly recommend this cottage to family and friends. A perfect getaway spot in any season!

If you are closing on a Flato home, My Suggestion, get your own Inspection guy to come in...(Not theirs). The inspector is their worker. The amount of things that we need to be fixed right now is unbelievable. I'm upset 😡 because no professional or upstanding builder with Integrity would do an Inspection on this home and thought it was OK to sell this home like that...Neighbors and other people in the community is saying the samething...
Imagine moving into a brand new home and your embarrassed for your friends and family to come see the patched up home...This home was an answered prayer but my goodness..The home is poorly built. #Flato homes are definitely not built by professionals. My realtor was amazing from #Flato but with the poor quality of the homes i can no longer advise people to buy from them..They are currently fixing a whole bunch of things in my home....Nails popping, cracks in the wall, areas just drywall and not paint, bathroom tub is not level in the 2 bath..paint splash all over bathrooms...walls not smooth out properly...Stairs outside not done properly..garage door doesn't work...Front door and Master door couldn't close in...garage door warped..Cracks all over in the basement and spreading like crazy....cement all over windows 🙄....Walkingin the Hallway feels like you are crossing over a makeshift bridge. Literally feels like the wood lifts up each time we walk...The bricks are very dirty. ..seems they sit in the mud and they didnt wash them off after ...I heard more than 80% of the home owners regret buying their home. This is not our first new home, so we know what to look for....Miss a lot of things on inspection until you actually move in...but I can tell you...it's really built terrible and looks like patched up work.

If you are new home buyer like me . Please stay away from them. We bought the house and today is the closing . They add the money on top . On the agreement they didn't mention the price . Only they said they will add. Today almost 22000. I'm short of this money and calling people and asking . I'm sitting and crying here. Please please aware

My husband and I did our due diligence by researching, visiting model homes and browsing through the MLS listings, all in the hopes of finding our “perfect fit.” After almost giving up, we came across a cute little community in Beeton, ON and decided to visit the area. After driving through the quaint, country town, we immediately reached out to the builder Flato, who were developing two subdivisions in the area.

We could not have been in touch with a nicer sales agent than Sabina. She is extremely knowledgeable, patient, kind, and most importantly considerate of our price point. She was not pushy (like most) and took the time to work through the different plans and options with us. Within a couple of days, we had found our perfect lot, perfect floorplan and dare I say, perfect fit! We are ecstatic to be moving into one of the subdivisions being built by Flato and have been highly impressed with their communication, motivation and determination to make our transition as smooth as possible.

Flato is a company that values family, a company that puts the purchaser first and a company that stands behind their core value of 100% satisfaction. We are honoured to be one of many happy homeowners to have purchased from Flato and look forward to raising our family in our “perfect fit!”
