When you are the first tenant, they are exceedingly courteous, but eventually, they will forget you. I discovered water leaking on the kitchen island and leakage above the roof. I later reported this to the management office, but they raised their hand following one visit and one email.
They advised me to speak with higher-ups. I sent them a video that showed the leak, but they claimed not to have found any. Upon reaching out to higher-ups once more, they informed me to get in touch with emergency services.
Guy arrived and examined, finding leaks. Then they acknowledged that there was a leak.

I do not advise anyone to rent these units. Kindly avoid these managements, please. I was exhausted and feeling pressured to manage incident from my job.
I had to endure the noise and other things in my unit again because of the administration. since they will work during the day while I work the night shift. I need sleep during day.
The management failed to provide me with a substitute. In the end, no one can prepare food if water drips over it and you are unaware that the water is tainted.
You work, earn and pay for suffering with expensive rent.

Dealing with their front office is a NIGHTMARE!
The pool, clubhouse, and all the amenities thats plastered in their ads are all a facade.
I was one of the early renters that moved in here back in 2021.
Back then, I was indeed treated well.
From the unit tour, checks and having my pro rated amount upon my move in date went smooth.
But 3 years later? Complete 180 turn.
Their front office won't answer the calls even if its during their business hrs.
I can confidently say that it's intentional. They will pick up on the 3rd call.
They raise their rent every renewal, so be ready!
They will tell you "they understand your concern," but they do not really care.
They trigger you in all ways they can possibly can.
From not giving you direct answers,
Not giving updates on whether someone who already moved into your unit because you're still hooked on with power and insurance liabilities after you SPECIFICALLY showed up to the front office to pay your last rent and finished your move out inspection.
They will tell you that they will send you back the check after 10 business days? 14 business days? NOPE! It took them almost 21 business days to return any money they owe you!
They will make it difficult as much as they can to make communication unclear.
I have been a good renter, always paid on time, no damages on the unit when I left, called maintenance only for usual wear and tear (burnt out bulbs, ringing fire alarm), didn't smoke in my unit, a quiet and reliable renter. Do they acknowledge that? Nope!
Rent somewhere else! Oh, you will get "late rent" notices, too, once in a while, talk about triggering you with stress.
I am not asking for a red carpet treatment here but a clear and reliable front office and organized record of my payments.
I think that is too much to ask from this rental community.

There have been significant challenges for this office, but instead of complaining, offering solutions goes a long way.

Like all other properties, there have been issues, but addressing them in a timely manner, through the proper channels, will ensure to have them resolved.

As someone who has spoken with both staff, and management, Deveraux staff do care about their tenants wellbeing, and overall happiness.

Although many may have listed issues, from the past, I’m not convinced they spoke with the right people, otherwise their issues would’ve been resolved. Period.

Sadly this company has gone extremely downhill in the past year. They replaced upper management and all of the front office staff quit. Shout out to Brandy if you are reading this you were the best thing that happened to this I'm so happy you left this company. The new front staff have absolutely no common sense. Giving less than 48 hours notice to move your car for street parking. Not even an email. Not informing tenants that all the mailboxs got broken into.

Poor general maintenance. Poor communication. The kids there are never supervised and have wrecked countless things in the clubhouse.

Sadly being here for almost 2 years we broke our lease early because of all the issues. We would of never left is this place if it was run properly. Between the location and amenities it is the ideal place to live. I warn you now that there are major problems here and you are safer anywhere else.

The staff at DEVERAUX apartments are the BEST!!! So friendly and easy to deal with. They do what they can to make your home comfortable and safe!!! The apartment building is cleaned everyday by friendly staff always say good morning and have a great day!!’ So far I love living here!!! Mohammed is always ready to help and go above and beyond to help to make your apartment feel like home!!!

I happened to look at the previous reviews from other tenants and saw that everyone had a similar issue with Denveraux as me. Also, I don’t know who they are replying to saying it’s for me but it’s actually not. I don’t go out changing my name and put reviews up.
And if you have happened to throw me under the bus for something that your poor building structure and maintenance can’t maintain and now asking me to pay for the expenses that were not occurred because of the bidet.

I agree i installed a bidet without “permission” apparently! (According to agreement a tenant can not put fixtures, which is a permanent thing but this bidet is not.) and there valve in the toilet broke because I tried to screw in a different connector? The water supply was shut down till maintenance came in to fix. The maintenance guy checked everything before leaving and they confirmed there is no leaks but 2 days later they came back to my apartment and made a false video by loosening the pipes and claimed that the toilet kept leaking and it damaged the lower units sealing? And now I have to pay 200$ for something that wasn’t my fault!
I still don’t understand if the maintenance guy came in checked everything, fixed everything and it started leaking after they came in… how is this my fault? I talk to Mehran this morning and he clearly said… be a good tenant and pay for the damages coz we will not take them down and he doesn’t want to go into the technicality of the situation

Also, 2 days ago my apartment almost got flooded because the unit above me had issue with their washer and dryer. All of my appliances got wet and damaged. And they don’t want to take a blame for it!!! If it’s their fault you have to go take to your insurance but they will charge you whenever and for whatever reason they want… worst customer service ever!

I will post an update once I get in touch with Alberta services…

I recommend not renting here if you don’t want to just keep having to pay for anything you didn’t do.

The apartment space is decent but the management is absolutely horrendous! They pull out random charges out of no where and then give you no option but to pay for it. The property manager, Mehran is disrespectful and condescending. Only choose to live here if you want water related issues at company fault then want to pay for these issues out of pockets (you’ll have no choice but to pay). Been here 2 months and already had 2 water related issues, including a leak from the above neighbour which destroyed a bunch of my belongings.
