EDIT: I’ve been heavily congratulated for moving out of this place by current tenants. Im one of the longest last standing tenants (2 years) STAY FAR AWAY

The new owners removed the dog bins (creating more dog waste from lazy owners around the building), they never had the promised concierge as well as the coffee station (breaching my signed lease that says I will have these available to me), this was mentioned and they threatened that if someone were to take them to court they would win.

The building manager harasses guests and insinuates your over night guests live there and will constantly leave notes on tenants vehicles.

The view of the apartment is a bunch of people sitting on a couch covered with garbage, smoking and drinking all hours, which smells and looks disgusting.

Stay far far away. Unless you’d like a view of tenants smoking and drinking until dark behind a shack, don’t live here. Want to have a good nights sleep on a weekend? Try again as there are domestics in the parking lot every night. Hallways smell disgusting, constant threatening letters stuck in your doorways, no parking, etc. Management could not care less what goes on unless you don’t follow the instructions on their letters. The absolute worst part has to be what I call “the parking lot people”. They sit in lawn chairs on the side of the street and smoke and drink till the sun goes down. It’s honestly sketchy walking past them all. If you drive by them they all stare you down like you’re the problem for interrupting their hangout. Absolutely ridiculous that this is allowed to go on. Not worth the price or the stress. Looks nice until you actually inspect the cheaply built apartments. 10/10 do not recommend!

I can't complain too much. Ironclad has thought of everything, all appliances are in each unit - Fridge, Stove, Dishwasher, Microwave, Washer and Dryer. Each unit has air conditioning. There is a games room, theater room, gym, roof top patio and pet washing station. Underground parking is available. Ground floor units on the North side of 3149 and 3147 have very spacious patios. Walking distance to the lake, shopping and transit. It was a bit 'bumpy' when I first moved in as the building was still being finished. Soundproofing could be better, I can't hear much side to side but up and down could be improved. There are a lot of people as there are 3 buildings on the property. Recycling and garbage fills up quick. I like that I can have my dog. There are some challenges; however, in a rental building - or any apartment/condo - you're going to have a variety of personalities as well as those who respect their home and those who don't. Visitors parking is at a premium, it seems there are a lot of the same cars in some of the spots - I attribute this to some units having more than one car. There isn't EV charging available for visitors. You can't have it all but this is pretty darn close.

I've downgraded my review from 4 stars to 3. I've been here for 8 months. The appliances are not the best quality. Its a bit of a zoo with all the people residing here. It's not 'luxury'; however, the building is livable, does have everything you need and, for the most part, is pretty quiet at night - at least on this end (3147). People, pets and parking - the property managers challenge.

I'd give this building zero stars; however, that is not an option. Devon Properties purchased Glen Valley Grove from Ironclad Properties in August 2021 (approximately). Since then there has been a clear shift. I understand that a Building Manager's job is not easy and firm boundaries have to be in place; however, an encounter this morning was unacceptable. I moved in this building in April 2021. My tenancy has been longer than anticipated. I have a dog that attends daycare. This daycare offers pick-up and drop-off service - valuable for someone who works outside of the home and doesn't want to leave their dog unattended. For this service to work, the daycare must have entry into the building and I provided a fob. This fob was issued by Ironclad and I was clear why it was required. My daycare provider had an unpleasant encounter with the building manager this morning in regard to the fob. I am unclear as to why this is an issue after so much time has passed and without incident. My attempts to clarify this issue has, so far, fallen on deaf ears. If you decide to rent from Devon understand there may be challenges.

Love the location and I love my new apartment. The buildings have great amenities, they are clean and have beautiful patios with BBQs! And each unit has AC, which has been amazing! Absolutely love that the buildings are pet friendly and you can have big dogs which is hard to find a rental that will allow over 25lbs. Overall very happy, management is super friendly and accommodating. Happy I made the move.

I moved in a week ago and so far have had no issues at all. Vince and Matthew are totally professional and extremely helpful. The maintenance staff is friendly and even the construction workers are friendly and helpful. Being brand new buildings, there are bound to be hiccups, but this is why you are given a month free rent, waived security and a 250.00 gift card from Amazon as compensation for being patient. That is a minimum of over 2500.00 savings! The amenities can't be opened due to covid, so is not the fault of the building. Overall, I love my apartment, I love the location and even my dogs are happy!

Mathew and the other staff were great and very friendly. Management was fast to fix the alarm issue. Apartments are great except for the opened wardrobess, it's a hassle to tidy up your clothes and they are too small too. I think everything else is good, only wish we had better neighbors who are not rude enough to stand in the hallway and chat and laugh loud for half an hour, while people need to rest and babies need to sleep. Unfortunately we've also got some who are waking us up at midnight, either fighting or listening to music loud! Can't believe how vulgar and rude they are!

Barry from maintenance is awesome. We asked for repair in our unit in Building 3151 and he communicated with us consistently letting us know when the repair can be done. He knows what he is doing and he is so polite and cheerful to talk to. I would like management to know that Barry is brilliant:)

Final Edit: Jen (building manager), Barry (maintenance man), Lisa + Karen (cleaners)...they are all amazing human beings and without them, the building would literally fall apart.

We moved out about 2 weeks ago, and now I can peacefully sleep through the night in our new apartment. I still think that Devon has done a great job with cleaning the place up, but it's Ironclad's fault they built such an awful quality building. We will do everything possible to avoid anything Ironclad has ever touched.

The current rental price is not worth it. It isn't luxury and it's hiliarous that it's marketed that way. There is still a lot of work that needs to be done, not only by Devon but also by the tenants that are constantly disrespectful to the property (I'm looking at you, lazy dog owners who don't pick up their pets poop).

I am grateful for the time we lived there, but I am even more glad we left.

EDIT: There are still issues with parking (but that's not Devon's fault, it's whoever designed and planned this lot we're on), and some of the advertised amenities have been removed. That's a bummer, but we can live with it.

I hope that Devon continues to take care of this complex and support us tenants. I also really hope they take a little time to clean up the side of the building that faces the Galloping Goose, because that could really use some landscaping!

I have deleted my previous review so that I can write a new, more updated one & hopefully capture the attention of Ironclad.

My husband and I moved into Glen Valley Grove in April 2021 and we've been fortunate enough to be living in a relatively quiet part in one of the buildings. Our apartment is fine; spacious enough for us and we have great outdoor/patio space. But now as time has gone on, I am seeing more problems come to the surface. Cheap materials, cheap craftsmanship, weird quirks like this random beam under our flooring that is higher than the rest (!?). We've had a repair request submitted to our building maintenance for nearly 2 months now (leak under our bathroom sink) and it has yet to be fixed.

The real problem is safety, security, and cleanliness of the building. We have ONE cleaning lady (who is amazing) but we need more than one person, *especially* during Covid times (this is a major concern of mine). Security cameras that are placed in the building do not actually work. Random people are coming into our building lobby and literally peeing on the floor. Drug deals happening within our building (no, not w33d). Constant fights between neighbours. RCMP are here daily. Mail and parcels are constantly being stolen (despite having a parcel room that cannot be used since Ironclad won't hire a concierge for the designated concierge desk). Our beautiful amenity spaces (like our brand new rooftop patio) are being trashed by either lazy residents or people who somehow find their way into the building. When we talk to our building manager, the answer is always "Ironclad won't spend money on that". Security, more cleaning people, etc...that apparently isn't a concern for the company.

I realized very quickly that, yes, we were able to get an apartment easily and find a nice looking place to live...but that's just it. There were no background checks done prior to approval. It is apparent that Ironclad just wanted to fill the building at the cost of everyones general safety and wellbeing. We are very clearly being taken advantage of and that sucks a lot.

I am severely disappointed and I hate that I cannot feel comfortable here. I am not looking forward to moving again, but unfortunately we feel as though we must due to to complete lack of disregard from Ironclad.
