I have been a tenant with Greater Sudbury Property Management for over a year now. Their team has always worked very quickly to resolve any maintenance requests, and whenever I have had any questions or concerns, whether I reach out through the tenant portal or call the office, they either answer them right away or they gather the necessary information and follow up with me in a timely manner.
Luz and Vic are always extremely helpful when needed, always going above and beyond for me. Even during the day, (when I can only imagine how busy their daily schedules are), when conversing with me they have proven to be amazing listeners, and communicators. Not once have they made me feel rushed or unheard after a conversation. Their enthusiasm, professionalism, and the amount of knowledge they have between them is astounding.
I moved in when one of the units was still being renovated, therefore I was fortunate enough to meet several of the Maintenance and Repair Members of GSPM. Each of them were polite, kind, hard-working, and professional. Specifically, Steven who is continuously helpful, professional, hard-working, and he continuously goes above and beyond all with a smile on his face. I think this is such an important part of property management, which is having someone your tenants can trust and rely on to enter our home and make knowledgeable repairs.

Absolute ridiculous services. After 2 big snow storms, no one came to plow for the apartment in copper Cliff, and as it's a multi-family I am not responsible to clear snow around the building.
Full of excuses. I broke my BMW's side fenders this morning while I tried to move my car from that snow bank.
Furthermore, if you try to tell your rights as a tenant you will be threatened with an eviction notice for one or another reason.
When I called them they refused to do a snow plow. They said the snow plow is taking their time since winter started they didn't show up once.

If I could leave less stars I would. Christian showed our apartment yesterday for a viewing WITHOUT OUR CONSENT OR APPROVAL. We only knew when we came home. We never received the text he states he sent for the viewing and either way we never consented or approved his request to enter our premises with strangers and show our apartment to them. We were not home at the time, had not planned for someone to enter our home. His excuse is that after the text is sent (reiterating we NEVER RECEIVED SAID TEXT) that he “assumes” it’s okay to come in. Absolute total invasion of privacy, he could care less over the phone when we spoke with him regarding this and just kept stating they “assume it’s okay”. Unless we stated YES, you should NEVER assume that you can enter someone’s home without their WRITTEN permission. We are appalled at his behaviour and the invasion of privacy.

This has absolutely no information for me, no date or time specified. I have even replied start to the text and STILL never received anything. I am not sure what your system is doing but it is in fact NOT sending a 24 hour notice of anything.

Over the past four years, I have entrusted the people at greater Sudbury property management with overseeing my 12 unit apartment building. Because this building is three hours away in the Sudbury area it is imperative to have a trustworthy group of people overseeing my investment. This trust was proven to me this past month when Vic, one of the managers of my building was able to pinpoint a problem that was costing me a significant amount of money.
A toilet in one of my units was running intermittently and driving up my water bills to three times what they typically were. This problem was intermittent it was not obvious at first. Because Vic was so dedicated to finding the problem he attended the building and inspected multiple times. He was able to pinpoint the problem and have it fixed instantly. Although this may seem like a minor problem, it was significantly eating into my cash flow. With experts like this, overseeing my building, I am very confident in my investment. It should be noted that this is not the only time Vic has saved me money.
