Such a positive experience with the management of Evergreen Estates. There was always a prompt and professional response to issues that came up. A drastically better management/owner than the years before them. The development of the property is sorely needed and they have been very supportive through the whole process. My little crew and I are moving on with good memories of our ten years at Evergreen Estates!

This company just recently took over the property we rent. It is a complex of 90 units. It was an all of a sudden thing and since then we have been running through hoops to get all their paper work filled in while they neglect the repairs that are required. Some have been from Jan 2024, which this company was well aware of, they had done an inspection in January.

So within the 3 months that followed, the instant hot water stopped working, the homes are less than 2 years old. The smoke detectors were malfunctioning and there was mold in a bedroom with nothing for 3 weeks. This company wanted grace in fixing the repairs but do not provide grace in getting all the required paperwork filled out.

During the inspection in January, I stated that the 2 full day notice of entry (which I still have) was a breach of the RTA. This apparently was seen as a threat and I was “ having a go” at them. I stated that it is a breach, then proceeded to let them in to inspect. I continued to show them the flooring in the kitchen, up to the bedrooms where I told them that one window was always damp and needed wiped frequently because of condensation.

Fast forward to now, I had put in the maintenance request for mold, I waited 3 weeks and nothing. I asked for an in person chat. This was not allowed. I decided then that I would just go the Public Health route. Within a few minutes of sending this email I got a call from Dylan, he proceeded to tell me that they had just taken over and to allow grace for repairs. They do not practice what they preach, if you expect grace you should be willing to provide it as well.

He then continued to threaten me with eviction/not renewing lease because I said I needed to go to the Public Health department. He told me I was threatening them. No, I was not I was holding them accountable to the Acts and Regulations that are in place and in place for a reason. Maintenance requests should be passed to the new owners not the tenants having to follow up with the new company. We even had an email to this effect.

I was not threatening as I have Acts and Regulations behind me. The threat of no longer being able to live here is another breach of the RTA, if a tenant approaches public health or the RTDRS they should not be threatened with eviction. I was threatened with eviction. The exact same thing I was accused of, threatening, was placed on me.

I’ll give them one thing, since the apparent threat, I have had a call about the smoke detectors and the mold but not yet the flooring. It’s a start, but the reason for this review is my first known experience with the new owners of these properties. The “threats” I made while they threaten me with loosing our home, and telling me that Public Health would do nothing about the flooring, mold, but maybe the smoke detectors. I guess I should start looking for a new place to live because this review will most likely not go down well. Unless it reaches higher management and then maybe someone will take care of their assets!

Had a great experience at one of Groupe denux properties at Evergreen Estates in Saanichton where I lived for 2 years. The Property Manager responded to any issue (which were few) efficiently and always in a graceful warm persona!. Groupe Denux also supported us with the move pending the redevelopment of the property which made the transition easier to handle. I enjoyed my stay at Evergreen Estates in Saanichton!

If I could rate a 0 I would. Head office does not care about tenants. They do not respond to complaints. My new resident manager has zero communication skills, is rude and head office does not even care to return a call to the tenants. When I moved in a few years ago and 3 managers ago it was filthy and tons of damage in my unit. I know they will try to keep my deposit despite the damage already being here, its how this company works. Very money hungry. There are people in this building paying 825 for a one bedroom, and the new tenants are paying over 1350 and higher for the same apartment. There are two bedrooms rented for 900 to some and new tenants 1600-1800. How is that fair? They don’t care about the tenants they only care about the money. Months can go by with broken washers and they do nothing about the noise complaints either. They want the long term tenants out so they can charge higher rent, so they do nothing to make the tenants happy at all.

Super shady, renters beware.

On exiting our tenancy, our property manager straight up lied about minor damage that he said we did when it was there before moving in. He told us we had to repaint entire walls instead of touching up tiny marks, as touch-ups "look bad". We were swindled out of half our deposit due to this deceptive behaviour.

I doubt this company cares about reviews from its customers. The head office only cares about just getting rental money. The head office never responded to any complaints, and they don't even overseas the management of their property manager.
