My husband and I rented a place managed by Guardian. We had an amazing experience. We always dealt with Jay and she is AMAZING. Very communicative, prompt with fixing things if needed to be fixed and always available for any questions or concerns. Just a pleasure to deal with. Don't go by these bad reviews, obviously these are people trying to take advantage of the system, don't pay their rent and create problems. I would deal with Guardian again in a heartbeat!

My Mother is a tenant at one of their buildings, Since she has moved in two years ago, there has been an issue with ants. She has let them know and their reply was she should clean her floors better, She has mobility issues so she has a cleaner come in once a day. The ants are all over the first floor of these apartments, but my mom was the only one to bring this issue forward. It would be nice if they would hire a pest control company to treat all the ground floor apartments so these seniors could be ant free. It looks as thought this might be rectified!! Yay!!

What a joke, the emergency line guy was drunk when we called… it took us 8 times calling to get through to them. Then never even reported it to anyone called in the next day and the girl didn’t even have a clue what to do. We lost power to half our unit. Our Toilet has been making a high pitch squealing noise that we have reported about 4 times and still no one has done anything about it. This company is a joke. The unit is nice but having to deal with these people who run it now is so sad. Got a hydro guy in to fix stuff that told us all wiring was suppose to be replaced in our units but when the company saw the price they told them to stop so there is potentially bad wires through the building that are fire hazards but the company doesn’t waNt to pay to replace them… I’ve never been so disappointed in a company like I am in this one the more I have to deal with them. They need to get their acts together and take care of the people who rent off them.

This business has some serious internal communication issues and have no idea how to respect other people.

My old landlord hired them to rent the place out, therefore my landlord is their client, I am not.

1. As I was getting ready to move out, they started to showing the place. They informed me in a head of time which was good. However, they left the floor dusty and moved my stuff without ant permission. They explained why the floor was dusty but never apologized for moving my things.

2. There is an agreement between me and the landlord: I can store some of my furniture and belongings in the basement. One day after I moved out, I received an unpleasant, aggressive email demanding me to move all my belongings.

3. The owner of this business is fully aware of this agreement, yet in the email, they claim that they are not sure and the new tenants have never agreed to this.

4. After receiving the email, I made a phone call to the business owner to figure things out. During the whole time, a woman next to him kept yelling at me while I as trying to talk to the owner.

After all, just because I'm not their client, I've received this treatment.

If you are considering hire someone to manage your property, definitely pass this one. They only care when they want your business. It is such short sighted to treat people (non clients) like Guardian Property Management did.

PS: The only review of this business on Google you will find was written by the owner’s relative which is biased.

My family had dealt with this company years ago. They would simply not deliver any important information for the property owner to the tenants and when there is no communication between the property owner and the tenants, you can only imagine what will happen. We had spent lots of time on dealing with the tenants when this company was hired to taking care of things for us.

My advice for house owners out there who are thinking to hire this company, I mean if after reading all other people's reviews and you are still considering hiring them, GOOD LUCK.

I have been a tennent of Guardian property management for over 2 years and i have had a great experience dealing with them. They are very easy to communicate with and very friendly staff. Any issue have been fixed in a very timly manner. Not to mention the owners Jay and Grant are very friendly and easy to get along with. Highly recommended company.

I had hired Guardian Property Management to manage my tenancy. They had found someone to live here, which has caused many issues. After the tenant moved in, he denied access to the builders that were still doing some small repairs. This house is brand new and required some final touches. I told Guardian to remove this tenant from my place because he refused to pay first month rent (beyond first and last). This management company charged the tenant for half a month rent and removed him from the property. I did not received any of the money that was received by Guardian Property Management. I asked for my earnings from the owner Mr. Grant, which he agreed to pay, but his employee “Forge” refused to pay me. Im not sure who is running this place, the owner or his employees. The agreement from Guardian is to take $125 from each months earnings and the rest is owed to the property owner. Currently they are holding 15 days worth of earning from me. What a nice game they are playing. I am very disappointed and surprised how they are doing business in this small town. I have 7 of my friends also with properties here looking for property management, which I can easily suggest for them not to deal with Guardian Property Management. When I met this company they told me “We are cheapest property managers in town” In truth they are the cheapest, but also the most poorly run operation.
FYI…. Current 5 star reviews done for this company are “phantom” accounts from the owner’s wife. BUYERS BEWAREEEEEEE

Like a previous poster, I wish I could give zero stars.
Jay Hayes at Guardian Property will not rent to anyone on social assistance, nor people with pets - both of these things are illegal & carry fines as well as the potential for her to lose her real estate licence. She is breaking the law & I doubt this is the first time. She admitted both of these things to our social services worker in emails & text messages.
She is uncommunicative with both her clients & Social Services. She blames both parties, pitting one against the other; blames the lack of communication on one or the other, when in fact, it is her not bothering to answer messages or reply to emails.
She held us up, lied, & led us on for over six weeks. We have an infant daughter & were homeless. She is utterly heartless. She told us the night before (end of August) we were to move into a rental that she didn’t want to rent to us, after our initial meeting with her mid July while we were staying at YES shelter. She showed us one apartment & we accepted. She later decided we should have a larger place to live & this other property was under renovation. The kitchen was apparently on back order & we would not be able to move in right away. We turned down three other properties during this time. I doubt any of this was true - she simply did not want to rent to us, but was too spineless to tell us to our face.
She is a liar, rude, curt & villainous; our case manager at Social Services doesn’t want to deal with her again because of her surliness & unprofessionalism.
I am disgusted with her behaviour & would be loathe to recommend her to anyone looking to rent or buy property. Guardian Property should be deeply ashamed of themselves for allowing her to get away with this. She should not be allowed to practice real estate anywhere.
Stay as far away from this horrible human being as you can!
