I gave my property to rent with one of their agents named Yinka, gave the property in more than average condition. Got back the unit in damaged condition with signs of tenants smoking cannabis inside the unit. Broken doors, messed up walls, non functioning garage and ruined up carpet. They will not take any accountability what so ever. The incompetent and unprofessional agent ran away from the situation like it’s not her responsibility and asked me to read the law. Lease was broken in the middle of nowhere and the tenants damaged the whole unit. Tenants would not be held responsible, they can walk free after all this damage. I have lost trust in “property management” after this experience. No inspection was done after taking money from me every month. You could at least expect a clean unit when you return the unit. Save your money and look somewhere else. Just my detailed and honest review.

The brokerage also offers training courses through INITIA Academy, as well as a WhatsApp group where real estate agents can efficiently share information and assist each other. The office clerks are highly helpful, handling a significant amount of data entry work for agents, reducing their workload and allowing them to focus on closing deals. Be cautious if you decide to use their realtor to purchase a house, and hope everything goes smoothly without any issues. If problems arise, the realtor will not assist you, and the company will not take any responsibility.

According to real estate policy, your agent should be present during the entire inspection, but the agent we hired from Initia only opened the door and left. After the inspection, some issues were found, and the seller agreed to fix them. I asked my agent to include these items in the contract, but the agent assured me that it wasn’t necessary and that the repairs would be done. Unfortunately, after we took possession, none of the agreed repairs were completed.

When we discovered major issues that were missed during the inspection, we tried contacting the company and we were simply told, "There’s nothing we can do—just take the loss."

We also found that the realtor lacked experience, was unfamiliar with the Edmonton area, didn’t understand our needs, and couldn’t provide constructive advice. Their negotiation skills were poor, and we ended up paying more than we should have compared to similar properties in the area. The whole experience was very unpleasant.
