I called Young and associates for an appraisal. Amelia Sparks scheduled me in for the following week and I received the report two days later. I was pleased with the appraisal results. The price for their services was reasonable and I recommend them for anybody looking for an appraisal.

Young and Associates are a terrible appraisal company. First off, they appraised my home 8k LESS than it was appraised in 2021. So according to them, I have the one house that went DOWN in value over the last two years in Nova Scotia. And they forgot to add the garage on their appraisal. They appraised my home around 350k, which is about 100k below market value. This has cost our family HUGE for the loan we were going for. For what ever reason this company shoots way low on appraisals. Either there is something else at play here, or they just don’t know what they are doing. Don’t EVER use them.

We had Amelia come do a home appraisal for a remortgage and she’s a joke, we have spent 10’s of thousands dollars in upgrades (new well, new septic, new roof etc) on a 4 bedroom house sitting on half a acre of property only to get a very low ball appraisal. Stay far away from this company as possible

These people have no idea what they are doing. I advise everyone I talk to, to stay away from them. Amelia Sparks gave us a laughable appraisal. I never write reviews but i really hope to save someone the time and headache that we endured after dealing with this company. Our house was drastically under valued, so we appealed it and had someone else come in who appraised it by almost $300,000 more.

I became involved with young and associates by my own request to refinance my home. Prior to my application to the bank I had done my own research on my property using CREA stats and comparable sales for my home. Gary Mailman was the apparaiser sent to do an in depth appraisal of my home. Gary arrived at my house, took measurements and asked a few questions. I did not ask anything of Gary at this time. Gary left me a business card and said "if you have any questions give me a call".

A few days later I received notice from the bank that the appraisal came in 108000 dollars less than I had informed them was market value. I called young and associates and spoke to their receptionist who said she would have Gary call me back. Two days later Gary called back. He was angry from the outset of the call. I asked what the process was where he came to his number. He said he came to his number by reviewing homes from my house to Queens county. (Queens county is not my district). I asked him to name a comparable home to which he refused. I asked him a second time what house he thought was best comparable to my own to which he responded " I don't owe an explanation to you I'm ending this call". And Gary hung up on me. A day later I called young and associates and spoke to Mr.Young the owner. I apprised Mr. Young of my interactions with Gary, to which Mr. Young explained the appeal process. To this point I am grateful to Mr. Young.

I contacted my bank and appealed Gary Mailmans appraisal. Within the convening weeks I had my home appraised by a true gentleman who has integrity, customer service skills and an ability to answer questions truthfully. This appraiser explained the education all appraisers get and the methodology behind real estate appraisals. This person ultimately appraised my home 120 000 dollars higher than Gary had. This in my opinion reflected true market value.

The issue with Gary appraising homes way under market value is that it's not only harmful to families refinancing for their own liquidity. But it is harmful for people escaping abusive relationships. When a real estate appraiser purposely under values a home they are hurting a women trying to flee an abusive relationship by undermining what they should be entitled too.

I would give Mr Young 9/10 for his response and information to me. I would however give Gary Mailman a -15/10 for his lack of customer service and his incompetence of explaining his own profession.

In closing I would not outwardly discourage you from this business I would encourage you to be aware of Gary Mailman and his professional incompetence.

Contractor acting on behalf of my clients to assistant them in figuring out renovation financing:

After five phone calls that were not returned I finally got a hold of somebody in this office. On Friday, They told me to email my question to mr young as he was out for the afternoon. I got a reply on Monday (not from me young) not addressing my questions but giving me instructions on something unrelated to the request I made. I had asked for mr Young to return my call.

After receiving this email and not hearing from Mr. Young I decided to call their office again. I again asked for Mr. Young and was told he was unavailable. And I explained who I was and that I received their email. At which point the person who describe themselves as a co-owner of the business became very rude.

I was asking to speak to Mr. Young as per an earlier conversation several weeks ago where he had informed me and lead me to believe that it was possible for him to come and take a look at a house before we ordered an official appraisal. Of course this would be something we would compensate him and that was discussed. The purpose of this would be just to give us an idea of whether or not the figures required to do a renovation job on this property we’re realistic with its current debt load and the area. This was of course to save a lot of time and effort on the part of many people involved in this potential project. Again, The offer to compensate for his time was disscussed.

When I was trying to explain this to the lady on the phone she did not seem to listen to anything I said and kept telling me that I was not able to order the appraisal and that it had to come from the bank or the homeowners. At which points, I continuously told her that that was not what I was asking for and that I just asked to speak to Mr. Young as he had spoken with me about this matter earlier.

She then got aggressive and started suggesting that if I wanted to make money off of my clients I better be careful because my clients did not seem to have any money. At this point, I explained that I was not trying to make money off their project but trying to assist friends with a renovation project they are attempting to get approved for.

At that point, I was getting offended with the level of ignorance I was experiencing and tried again explain an earlier situation involving my own property where I had had an appraiser take a look at the house before we ordered the official appraisal just to give us a general idea of whether it was worth our while or not. At this point, the lady on the phone hung up on me.

She was extremely unhelpful and totally disinterested in understanding my concerns or why I was calling.

Mr. Young seemed to refuse to return my calls directly after he had originally spoken with me at length several weeks earlier and lead me to believe that his company was good to work with.

Having someone at any business give You attitude on the phone and show a complete lack of interest in trying to even consider what it is that you’re asking them. And they continuously repeating a line unassociated with the question you were putting forth and then to hang up on you after accusing you of just trying to make money off of people is very disheartening and upsetting. I will not call this appraisal again. And I will definitely not refer any of my clients.

Watch out for this company! They SEVERELY undervalued my new home. Their appraisal was significantly less than my cost to build.

Beware this firm, value not based on reality! Mr. Young may sign off on his candidates appraisals but I cannot believe he reviews them carefully.
Stay away! If i could give a zero I would !
