I found the company's investment sales practices very aggressive. They convinced my elder mother to sell more conservative investments to put into riskier ones. The sales person was very aggressive and the investment was not appropriate to her.

If you are considering investing with Lankin I would take a close look at their financial statements. It is really high risk and they are taking really high fees and promising really high returns that seem outside the norm. 10% commissions and they take 30% of what the investment makes even when the fund is losing money. The financial statements show that. The fund is loosing money and they don't mention that. Buyer beware! The should me more transparent and honest in the information they present and did not. I had to do my own research to find the truth.

They are also involved with Parvis somehow because that is the company that sells them so that is good to know.

Reached out to Lankin Investments as I was intrigued by the returns. Spoke with one of their advisors and it was not a positive experience. They were uninformed and had a hard time with a lot of the questions I asked. I admit I do my homework, but I work hard for my money and want to make good decisions when I invest. I asked basic stuff every investor should ask.

When I had questions about their numbers they started to give me the run around. Just rambled on about a bunch of random stuff. Kind of felt bad because it is hard to justify the investment which has higher fees that I have ever seen anywhere. If you are thinking about investing with them dig into the fees. Some are 30%. They're ridiculous! Higher than anyone else.

If you are making your investors tons of money I can see the justification, but they are not. My advice is to stay away from them and if you want to invest in real estate go somewhere else. A lot of the numbers they tell you don't really add up.

Plus do a online search for their building tenants. They have had a lot of problems and don't seem to be great landlords. If you do some digging it seems like they've changed their name several times in the past to try to hide their history. Look up Pulis. That is their old name. Problems there too.

Go with a more reputable real estate company is my advice.

I wish I could give 0 stars. This company is the absolute worst. They buy buildings that they don't repair. Then they will do superficial repairs outside the building and apply for an above guideline rent increase. They don't repair the units themselves. They do this so they can pay their investors the 14-18% return that they promise them. They do not care about their tenants. Also, those positive reviews posted are from employees of Drake Property Management, a company that Lankin Investments owns. Lankin Investments/Drake Property Management are slumlords!

If I could go any lower, I would! This place claims to be good, but they pick and choose who's rent goes up. Not to mention, they harass tenants to move out so they can jack the rent up. These people, are previously known as Drake Properties. Once they buy a building, their first step is shutting the laundry room down. They do inspection after inspection claiming that tenants living space is unkempt or that there are bugs crawling up the walls. If you want a happy life, don't go with Lankin. Trust me, it will be the worst thing you could do.
