Terrible builder. Firstly, occupancy rate for freehold townhouse with POTL at 7.6%+ interest on principle, robbery.

Secondly, occupancy period since June 2025 and still no completion of closing, over a year and approaching year and half.

Thirdly, blaming the house owner for external damage on the property. I reached out to get them to repair some pipes that their construction vehicles squished and damaged, they have the audacity to say I did that myself with my own vehicle when the damage is quite obviously only possible with their heavy equipment.

Lastly, 0 customer service, they book a bunch of service calls with you and never show up. Absolutely zero respect for people’s time.

It’s time for people to start voicing their opinion to governing bodies to combat these shady builders and hold them accountable for their negligence.

Avoid purchasing from Marlin Springs due to their extremely poor workmanship and ridding their responsibilities once the Tarion warranty has expired.

Our townhomes were built in 2018 and many residents have noted on-going issues with leaking roofs and windows for many years. There is only a two year warranty for these issues with Tarion, so for many of us who are not the first owners, we are sorry out of luck if the issues were not reported within the first two years.

Many homes have had extensive water damage to the roofs, floors, and windows because of the poor workmanship. We have hired several roofing and caulking contractors to address the issues and have spent several thousand dollars. Contractors have commented that they service our area a lot and see the same poor workmanship. Additionally, my home is missing a few return air vents, which is an essential component of HVAC system and the developer refuses to help fix their mistake.

Avoid to save yourself money and from the headaches.

Do not make business with this builder they are so desargoniza no communication whit them, no way to contac them. takes forever to answer a e mail, imagine a cervice in the house? It takes forever ...... they made an appointment in my house today August 19 2025 around 9:am she said they will come in hafe an hour 3: pm still waiting 😡please avoid buying your house with them they're so irresponsible.....

Do not purchase any property from this developer! I paid 7000 to updrade the staris color to make it match with the floor but the color is completely different ! They told me the color should be similar but not 100% match with the floor , however, the color is completely different !

Also, I pay 8500 oppupancy fee each month and on occupancy day one of the window was not installed, counter top was missing, mirror was missing, shower door was missing, bath rod is missing! It was been two weeks since occupancy day, they didn't come to fix anything in my unit!! I have been chasing the repairment status for sump pump for a week, they told me it can be confirmed two days ago then they told me they can confirm with me today. When I ask them the status today, they told me they broke my key so they still cann't confirm! This is an urgeny issue and can cause flooding in my unit but they don't care at all!

They treat their customes like idiots by constantly procrasting and ingnoring my phone calls ! I can never reach them via phone calls.

I don't know how many keys they are going to break if I continue following up on repairment status !!!!!!!!! Next time, try some other excuses

These people book a service appointment and they never promised to come. This developer takes 8500 occupancy fee from you every month and they do not fix defects as they promised in their emails. The worst customer care and the worst developer ever!!

This is absolutely unbelievable and unacceptable. The bathroom light fixture suddenly fell off the wall, and when I checked, I found that it was installed using very short screws—not even secured to a stud, just fastened directly into the drywall.

This is a serious safety issue. If someone had been in the bathroom at the time, they could have been seriously injured. I can’t believe such poor workmanship exists in a newly built home.

It’s extremely disappointing to see such a lack of basic construction standards, and I hope no one else has to experience this kind of negligence.

And to this day, my house still looks like it’s under construction. It’s unbelievable that a newly built home has these kinds of issues. The lack of proper workmanship and post-construction service is beyond frustrating.

2/27 Update

Fortunately, the internet conduit was recently installed by the internet provider, who had to drill through the wall. However, my friend, who lives in the same townhouse, the conduit was already in place, allowing for an easy and hassle-free installation.

It’s hard for me to understand why some units in the same townhouse complex have the conduit installed while others do not.

Just when I thought I could finally put my mind at ease, yet another major issue has arisen. I will continue to provide updates on this matter.

I don’t think this house even deserves a single star. I can only blame myself for paying such a high price for this poorly built home.

Even on move-in day, they hadn’t installed the kitchen faucet, so I couldn’t cook for several days. There wasn’t even an outlet in the bathroom, and the bathroom plumbing wasn’t connected at all, causing water to leak straight into the basement.

It’s a completely absurd and unexpected situation. Even a developing country would have better conditions than this. The quality of the materials is extremely poor compared to the price of the house.

On top of that, they didn’t install internet conduit , so I can’t even use the internet. It’s just ridiculous.

And that’s not all—there are so many other issues. The occupancy fee is unbelievably high, and they should be transparent about where all that money is going.

didn’t choose this house—my mom bought it—but after living here for almost 3 years, I can confidently say: Look elsewhere for competent, respectful builders who use quality materials and provide good customer service.

First, how is this glorified condo with a driveway and a tiny garage priced at over $900,000 plus monthly fees for “maintenance”? The layout is impractical, with too many bedrooms but limited parking. When we moved in, construction was still ongoing, and without a car, getting around was a nightmare—especially in winter and spring, when the entire area turned into a muddy mess.

The house is supposedly “modern,” lol but nothing makes sense. There’s no foyer or mudroom, so the entryway is always dirty. The stairwell is made of cheap, unlaminated wood that absorbs water. There’s no space for a shoe rack or coat hooks. My room is the worst—my window has holes in the wood that let in flies was covered in tape painted white builder put there, and the crank handle broke off within months, leaving the window unable to fully close. There’s no vacuum seal, so drafts come through constantly.

Privacy is nonexistent. The inner street design means houses directly face each other, so I can’t get natural light without someone seeing inside, parking in the complex is hell. Unlike detached homes, where streets are wider and houses are farther apart, here you’re practically in your neighbor’s living room.

The quality issues don’t stop there. One night, I heard a pop in my room—turns out, my light switch literally popped out of the wall. It’s been broken for a year, mom was yoo anxious to ask them before our 2 year warranty was out cause they refused to fix the kitchen outlet that was exposed from day one. The hardwired fire alarms go off randomly every few months, and there are still no fences, so people cut through our backyard or use it for their parties.

This house was built with cheap materials, poor design, and no thought for actual living conditions , can hear next door neighbours doing renovation, people chatting down stairs and the conversations outside when window is open all in one. My mom paid a fortune, and the builders take zero accountability for their shoddy work. Do yourself a favor—don’t buy here. Just dont.

Extremely disappointing building quality and charges are exorbitant. I paid $6,000 extra for the stairs upgraded color while buying my home in Symphony Townhomes in Oshawa. The color on all stairs is not consistent, nails can be seen in the stairs clearly. All the stairs and handrails have lost the colors in less then one year. I reported it in the Tarion warranty, but the builder does not respect. Handyman from the builder came many times to complete this Tarion complaint, clicked the pictures, acknowledged that there is an issue and said that it will come back soon but never came to complete the task. Now, builder stopped responding the emails. The phone number is already disabled. Extremely disappointing building quality and worst customer service. Tarion also can’t help now as the builder has wasted all the time in taking pictures and giving false commitments. Marlin Spring just want to fool the customers and then stops responding. It does not even respect Tarion Warranty. God bless the new buyers.
