This is my second time living with Midwest Property Management at River Valley Townhomes. The units are well situated within walking distance to all amenities; city transit, shopping centers, schools, daycares, churches, curling, driving range, Edmonton community rec center (pool and gym), and easy access to our beautiful river valley walking trails. Gold Stick Park and Gold Bar Park are within walking distance making access to Rundle Park easy across a pedestrian bridge above the 50th Street boat launch. Additionally, it's a 5-minute drive to access the Henday ring road.

We're fortunate to be on a 'block' with great neighbours and access to the huge green space behind the townhomes. There are community gardens available and a ton of families with young kids who keep each other well entertained. We've never had any issues with damaged or stolen property. All in all, it's a great location to live and we're starting our 3rd year here.

Few small notes... these are older properties with some wear and tear. Units are being renovated before new tenants move in, effectively updating them to a more modern feel and updated appliances. Our unit is the older variety with limited cabinet and counter space, requiring us to purchase additional furniture to make up for it. We have old appliances and a furnace that has had issues while living here. Management responds quickly to service requests, usually within 24-36 hours, which is a great turnaround time! However, some of the fixes are too quick and cheap, requiring us to ask them to come back multiple times. We've made requests for some fixes that haven't been completed, possibly a miscommunication on our side? I'll lean towards the benefit of the doubt.

That being said, no real complaints and as long as rent stays steady (not another $200 increase), we will stay for a 4th and possibly 5th year. It's a great place to catch up on debt and savings. Highly recommend living here!

WOULD NEVER RECOMMEND THIS COMPANY AT ALL!! we moved from across the country not even living here for 2 months we have rodents all they did was set up traps and now we have dead mice all over our unit. UNIT 21!!! then their “brand new” toilet was pouring down our wall and roof they had a plumber come in and “fix” it leaving puddy all over the walls. THEN we got a cat to fix the mice problems they EVICTIED US ( THANK GOD ) THEN took us to court to try and get a year worth of rent from us after THEY evicted us after 2 months!! DO NOT RENT HERE

Pros: Friendly staff, nice-looking properties, reasonable pricing, no issues for almost 2 years. Would absolutely recommend... if not for what happened next.

Cons: I suspect likely due to a long-term maintenance issue (although to be clear that is a speculative inference on my part), a catastrophic leak in roof of residential townhouses occurred only weeks (a short enough period of time that we can reasonably infer the root of the problem did not simply arise ex nihilo after the sale) after sale of the complex by Midwest to another company and led to significant amounts of water raining from the ceiling on multiple levels, water in the walls, water pooling in the basement, etc - interior essentially totalled, both affected townhouses expected to be unusable for a long time, personal property damage occurred, had to move on short (read: effectively no) notice. Losses were not covered by tenants insurance. Had a bad time. Would not do again given the choice.

If not for that unfortunate turn of events, my rating would be: 4.5 stars.

I have been on this property for 4 years. This community is an extremely beautiful, well maintained, peaceful and very safe. Everything is so pretty. The suites are clean, tidy, cozy and spacious. Very good living experience. Property has excellent great-location plus beautiful view. The management & maintenance is good. Ashley & her team are very friendly and supportive. Giving best service. Always listens to requests & help. I shall always give my whole hardy personal recommendation to Midwest Property Management.

I'm a fairly new tenant at Edmonton House, but was a previous tenant at another Midwest Property, Riverbend Estates. My experience with Midwest in general has been amazing, the staff are always friendly, maintenance requests are handled in a timely fashion, and they take pride in maintaining their properties. I really have no shortage of good things to say about Midwest, in fact, that's why when my lease was up at my previous rental, I only checked out other Midwest properties. Edmonton House in particular is probably my favorite place that I've rented, the view overlooking downtown is spectacular, especially at night. Bonus points because the building lights up blue at night (my favorite color). I took my first swim in the building pool last night which was the perfect way of winding down after a long day of hauling heavy moving boxes around. The gym looks amazing, and by the time my lease is up I plan to look like Brad Pitt in Fight Club. Just shredded. The move in process was simple, straight forward and fast. In fact, I was given an early move in free of charge and they got me in even a few days earlier than I had expected (which was already a solid 2 weeks before the start of my lease). So far, so great. Now I must practice yoga before I attend one of the free classes so I don't look like a complete idiot, which is probably unavoidable. I'd give 10 stars if I could.

My family and I have been with Midwest Property Management for almost 2 years now. At our location, our Site Manager and staff has gone over and above to make us feel welcome and accommodate us. Any time we have any maintenance issues or concerns, he has gotten back to us and had someone in to fix whatever needed fixing asap. From day one the grounds have been kept clean and tidy and all staff has been friendly and gone out of their way to make us feel like we were cared for and remembered (our names, conversations we have had, etc). If you’re looking for a place with good value and wonderful people, give Harrow Circle a chance!

I have been renting from Midwest (Empire Park) for over 10 years now. Up until the past 2 years I have had nothing but good things to say and have recommended them to many people however they are consistently getting worse and worse seemingly by the day. They have slashed the amount of cleaners we have to absolute bare bones, going from cleaning the hallways daily to once every week or two. The ventilation has been broken in the hallways and the lobby for over a year now and property managers dismiss it any time someone complains. The grounds are poorly kept and there is essentially no grass left to speak of. They have jacked rents up unreasonably high and pushed out tenants that have been living here for 20+ years despite getting a massive tax cut from the city and reducing services significantly. The office has reduced their hours to 4 days a week with 2 days as appointment only and have forced the property managers to manage 3 separate complexes with far too few staff to handle the amount of units they are in charge of. It takes months to get even the most basic maintenance done and the staff is incredibly unprofessional and refuse to answer emails or sign leases in person, which invalidates the legality of the document. We are constantly paying more and getting less for it, it's absolutely appalling and head office should be ashamed of themselves.

Lived in a Midwest managed property for a year. The property itself was fantastic. Great amenities. But office staff was untrustworthy to say the least. Packages - including a $880 cell phone - were signed for by front office staff. Then mysteriously disappeared! Zero help mitigating losses. They actually chose to be rude and dismissive instead. Even though staff signature of receipt was provided. And confirmed. Instead, they avoided us, did not return calls, then refused to renew lease. No late payments or noise complaints on file. Gave us 26 days notice to vacate instead. Shady staff who obviously steal expensive packages - after signing for them. Disgusted by the way they chose to handle the theft situation. Rent with caution!
