The building is well-located, with good access to public transport and clean common areas. However, I’ve had ongoing issues with the heating system in the meeting room, which hasn’t been fixed despite multiple requests over the past two months.

What has made this more frustrating is the rude and unprofessional behavior of the property manager. Instead of addressing my concerns, I’ve received dismissive responses that have not resolved the issue.

While the building itself is fine, the lack of timely maintenance and the property manager’s attitude have been disappointing. I would recommend the building with caution, especially if prompt customer service is important to you.

To be honest security is very nice, staff are very very nice and manager is below average. elevator has issues all the time, garage door did not work for 6 months,switch for doorway did not work and it was terrible for me with my physical condition, the time I am here for 2 years , you cannot invite guests, guest room is way way over prized, you cannot use BBQ for cold weather for no explained reason, when asked we were told board does not approve of using it much, I feel like I am in prison and it is now very difficult to move.There is garden in front with pool , the pool is never filled, the flowers are always dead and not replaced .

The place is well maintained and very close to yonge and Sheppard subway station. Nice neighborhood and it's a good area to live.

I’ve been living in this condo for over 4 years with my boyfriend and our dog. The security guard, Saranjit Singh, sees us at least twice a day, every single day. Recently, I forgot my key at work and asked for help with the elevator. Instead of assisting, he refused, saying the policy was not to allow someone “unregistered.” Unfortunately, my name wasn’t listed under my boyfriend’s registration.

I fully understand that rules and policies are in place for a reason, but after 4 years of living here and being recognized daily, I expected at least some level of judgment, professionalism, and courtesy. A balance between enforcing policy and applying common sense is what creates a safe yet welcoming environment.

Hospitality and customer service are essential in roles like this, and unfortunately, that was missing in my experience.

About the hardware, this building has only paid guest parking, a sliding door that's broken 50% of the time, a problematic elevator, a leaking garage with a broken door that took six months to fix, and thin walls.

The fire alarm rings on a monthly basis. When you call the concierge, they don’t tell you what’s going on or what to do. They just say "on investigation" or "just wait" and let it ring for about an hour with no further action or information given(June, 2024). This is literally some incredible management I’ve ever seen, probably because complaints never seem to work here.

Since Colleen Todd became the property manager of this building, the management has been the worst I've ever experienced.

Colleen shows no empathy and clearly doesn't care about the residents. The same goes for the newly hired concierges. There have been multiple instances of dishonesty from both Colleen and the concierges, with their statements often contradicting each other.

When issues are reported to the management team, they either refuse to take responsibility or show a lack of concern. For example, the garage door was broken for six months, key fobs didn't work for the elevator, and constant noise issues persisted.

When I provided feedback about a couple of concierges to Colleen, she claimed that they didn't report to her and that there was little she could do.

Moreover, Colleen almost never replies to emails, forcing me to meet her in person to get any response.

I am a resident of this building for more than 2 years. It is a very nice building, great location, awesome gym, fantastic meeting room and a very useful study room which I am so much thankful for. The staff are amazing, specially the security team and the maintenance workers. But the recent manager, is not friendly at all. Whenever there is a concern which we should talk about, I am afraid to go to her, because of her negative attitude and offensive behaviour. For a reason I had to talk to her today, and she accused me of lying, which she could have checked all the documents and found out that I am not wrong. This kind of behaviour is not acceptable from a manager of a building and I wish I would knew how to sue her for the insult and the accusation that she just did to me. The manager is supposed to be the bridge between the residents and board members to transfer the concerns and make a balance to address both side's points of view, which I found her not willing to help residents based on my previous experience with her.

I wish the board committee were more concerned about selecting the manager and were more thoughtful about the resident's feedback.

I truly appreciate if they could help me with following the harassment that happened today which completely disappointed me and affected my wellbeing.

By the way, the reason that I went to talk to the manager today, was about the free wifi time limit in the ground floor which is only half an hour. It is a while that I am studying in the study room and I have this problem for ever. But the reason that I brought it up finally is that I missed a very important interview because of this time limit which was life changer for me.
As I mentioned before, there is a very nice meeting room which the residents have access to it by prior request, which does not have a good signal such as the study room, so you cannot use your mobile data to have access to internet and you must use the wifi which has time limit! So, I lost my interview because of the cutting off the internet. Therefore, I went to the manager to request for finding a solution to fix this problem which all those drama happened.

I appreciate if anyone who is responsible could assist me with my concerns as there was no way to be in touch with the board members as I asked, and the manager did not help me.

on June 18, 2024, the fire alarm goes off for 1 hours, and no action was taken. I was planning to visit a unit in the afternoon, and had been waiting at the lobby for 1 hour. I’m so surprised about the efficiency and safety handling of the management of this building🫨

88 Sheppard is an amazingly well managed condo. It is always clean and well maintained. My favourite part of the building is the outdoor water feature which makes it seem as if the ground floor units are fronting on a body of water - very cool. The staff is always very helpful. Diana, the manager there is a super smart cookie, well spoken, very friendly and approachable. You will love living at 88.
