My husband and I are writing a late review of our modular home we purchased in 2020 since we wanted to give our home a fair evaluation by waiting a few years. Our modular home was built by ModSolid which is a division of Northplex modular homes in Barrhead. Through the wonderful work an attention to detail from Karin Engler and Janny who spent countless hours with us; we own a fantastic, uniquely designed home which we took possession of in August 2020. We visited the Northplex factory and had a great tour where the foreman was describing all the stations and various checkpoints for quality control. It seemed like a dream. Many wonderful people work for Northplex.

Our first hint of an issue was when our home was delayed for two months as several fourplexes jumped the que. This is when problems started happening. There were no drops for the electrical and plumbing. Heat tape was not appended to the pipes below the home. Items were missed including including the stainless steel upgrade for the piping for the range hood. We eventually got the piping after two years of waiting. In the fifth month the furnace stack pipe froze on the roof during -30 temperature. Subsequently the furnace stopped working and we had significant damage to our place; pipes were frozen due to a lack of heat tape. Northplex repaired the damage but refused to take responsibility for the shoddy work on the the 3 inch stack piping which many plumbers said was bad planning and caused the freezing in the first place since their wasn't enough air pressure. They did pay for a local plumber who redid the work on the stack reducing it by an inch. It has not frozen since. Last week the Intertherm furnace stopped working. Since there is only a one-year warranty on the furnace we may need to pay 1000 for the motherboard or as high as 2500 for the motor. It apparently is "normal" for the Intertherm furnaces to fail. We had someone check on the furnace and there were slivers of pvc pipe throughout. In our opinions this is sloppy work. Anyone who owns an Intertherm will know that it is extremely loud; read some other reviews. We will be replacing the furnace with one that has a decent warranty, that is quieter and one that is more reliable.

We were advised by our wonderful designers to get a metal roof which has kept our ceiling in great shape. The house is extremely well insulated and most of the home is still in excellent shape. We were well treated by many at Northplex and believe they can build an outstanding company but need to pay attention to detail. Many of their workers don't care while others do. Our home was built during Covid and perhaps we are still suffering some of the long effects of this disease.

While the factory production seemed efficient and timely they came very short on the quality of the finishing. How many times should the ceiling drywall be repaired before completely replace after several people fall through .
The buyer is required to pay in full before the house leaves the factory property.
Why would any reputable company send out a house incomplete?
All owners should do final inspection and not allow the home to leave before 100 percent complete .
Their word can not be trusted on when they will come on site and complete any finishes.

They have a couple very nice home layouts.
No means can they say they can custom build anything .

Such potential going to waste , poor salesmenship, inefficient department heads, very poor communication.

The price was right and the overall home is beautiful. The expression "the devil is in the detail" is what applies here. The furnace we received sounded like a jet engine when it fired up. The response from the company was to have us pay for a new one our of our own pocket and have it installed on our own dime. The provided the furnace at their cost but still should not have happened. We have been dealing with poor flooring for over two years. Never fixed right, we have given up and will fix ourselves. Sad part, they charged us extra for this high end floor that they admitted they stopped using after a year because of all the issues. Yes, details matter and as a new home, we shouldn't have to beg for simple problems to be addressed.

We purchased a house with a basement from Northplex over a year ago. The problems started almost immediately with the office ladies accidentally cc my wife on an email talking about how they should make the upgrades look better on paper so that we’d “really appreciate” our new home.. we almost cancelled the project right then but we really wanted to get the ball rolling on our first house.
Moving forward the builders for the foundation were really nice, we highly recommend hiring Bert and his crew for other projects not through northplex.
The real issues began with the finishing contractor they hired for the basement. This guy didn’t want to do the job from the start and he actually said that to us upon arrival. He cut so many corners in the basement, didn’t want to do the crown moulding or put the proper fitting on the bathroom faucet because he grabbed the wrong one originally. He also didn’t open a create northplex dropped off and tons of paint other materials were ruined from being left out in the cold. The stairs northplex brought weren’t the right size but instead of getting different ones they “made it work” by making the stairs super steep.. the concrete in the furnace room wasn’t done properly and doesn’t drain into the water hole for any minor flooding. In the first 2 months our hot water tank seal broke and leaked EVERYWHERE and instead of the water running to the hole like it’s suppose to it went under the wall damaging the drywall and baseboard - northplex did come fix the wall but the hot water tank came out of our pocket! Not even a month later we had a rainstorm and water filled our daughters room with dirty water turns out the contractors didn’t add drip board outside or insulation of any kind around the windows - northplex fixed the baseboards but nothing else.. they didn’t even paint the baseboards! Since then we haven’t seen or heard from them even though we’ve sent emails to come finish the year review/ touch up from settling. So now our house has drywall cracks and other issues that were suppose to be fixed but doesn’t look like they ever will be by Northplex.

Definitely poorly managed, cheaply build and not worth dealing with. Buy somewhere else.
