Dealing with Obsidian Property Management has been an absolute nightmare. We were blindsided by legal action over an outstanding levy payment we had sent in post dated cheques for. Instead of clear communication to tell us they didn’t receive our cheques, we were left in the dark, now stuck with exorbitant legal fees that could have been easily avoided had they done their job.

Despite attempts to reach out about missing physical mail, we were ignored. Obsidian supposedly continued to mail letters knowing very well that we weren’t receiving snail mail. Adding insult to injury, we were allowed to rent the clubhouse without any mention of outstanding payments, only to later face legal threats. This level of negligence and incompetence is unacceptable.

Obsidian has completely failed us. Their lack of disregard for transparency has caused unnecessary stress and financial strain. Avoid them at all costs if you value clear communication and accountability.

Obsidian has been managing our strata property for the past 3 years. They are generally very good managers but whenever there have been problems, company ownership has been readily available and responsive to resident needs.

As a long standing member of the council, I have worked with 3 different management companies and interviewed several more. Obsidian has provided great advice on complex issues, our managers have been very pleasant to deal with and the owner regularly follows up to make sure we are happy with their service. I highly recommend them to anyone looking for strata management.

I see I'm not the only one who has had a bad experience with Obsidian. My building has been managed by Obsidian for approx. 4 years now and things started off well but have significantly gone down hill since. Managers who have no idea what they're doing or how to properly manage a Strata. No response to email's with multiple follow up attempts. They terminated our contract only a few months in because apparently the fee wasn't high enough for them. Our annual fees with Obsidian almost doubled and we are getting less than half the service levels we were previously receiving. Do not go with this company

Im not sure if its the company or counsel but so far not very friendly i was treated nicer in jail.... and response not very friendly either..... I should be allowed to plug in my car in emergency situations..... it was rated for 110v and was not a tripping hazard as i own both spots. Do your homework Sean. PS you broke the clip on the charger, also when installing carpets your contractors slammed door on way out breaking my handle....

Not sure why I am paying this company. Building is full of trash and I have been complainig for over 6 months withouth a reply. Building has broken fences and not even a trash can on sight. No wonder why when you call them the recording asks you not to insult them, it's the only thing they deserve.

I have not paid in time because I am not paying for a company that has my building in the state is in and I want pictures of whomever smoked cannabis as I don’t see them or a police report. Shame on you !

We are a small strata that has worked with Obsidian for the past two years; we appreciate the advice and guidance we have been given as a small strata in order to help keep out costs down and ensure that everything we are doing is compliant and to the best interest of the building. Been dealing with a water leak for over 6 months now due to the common drains being backed up and strata not doing regular maintenance on them. Iv been calling and emailing strata everyday and no one will get back to me regarding when the fixes will be completed. If this leak was a owners responsibility we would of have 48 hours to get it fixed or we would of been fined since this is a strata issue I guess they think it's okay to let it go on for over 6 months.... Very unorganized company with poor communication!!! I have worked with other strata companies in the past and this one is by far the worst one!!!
